This was a fine condo, but I wouldn't stay here again.
First, when booking, I spent a lot of time on their website to figure out if it would work for us. On their site they say, "No matter what your palate is partial to, our Koloa, Hawaii dining option has something that will surely fit the bill, including appetizers, salads, local plates, pizza, paninis, new world wines, and craft beers." That's a tad overstated for the little, sparsely stocked grocery store that will toss a Boboli crust pizza in a toaster oven for you for way too much money. Plus - the gorgeous picture of their bar is really overdone. It's actually a small bar in their little lobby. Pretty, but not the amazing view, etc., that it looks like on their site.
Second, I was aware that this property wasn't right on the beach, but the "ocean view" rooms didn't have much of a view at all. In fact, there's an ugly green construction fence that separates the property from a kind of gross field you have to walk through to get to the waterfront (no beach really close by). It's not a huge deal, but definitely don't spring for an ocean view room. I actually think looking at the mountains would have been prettier.
Third, the pool was freezing cold! So, so cold. I only went in once, and my 2-year-old wouldn't swim in there. The water at nearby Poipu Beach was warmer. It was a shame, because the pool was really nice.
The condos are nice. Well-stocked and great lanais. But I think that's pretty standard for the area. Overall totally fine, but kind of annoying to pay resort fees for something that's not really a resort -- just a condo development with a cold pool and a grassy area for sports.
One thing I didn't like was the service. This is probably something that sounds trivial unless you've been around toddlers, but... We came back to the condo one night to find our son's baby blanket (which had been sitting on the bed) missing. I called the front desk -- the kid just can't go to sleep without his blanket. They said they'd send a full-size blanket over, but that doesn't work so well with a 2-year-old in a crib, who wants HIS blanket. So one night of sleep down the tubes. The next day the person who came by to clean said they were looking for it. But by the evening, still no word. After another midnight, "BLAAAANKET BLAAAANKET" wakeup call from the kid, I called the front desk and got angry as soon as we were up the next morning. Lo and behold, less than an hour later, there was the blanket. Super annoying that was what it took to get it back. At least we did get it back, though -- hard to imagine what the flight back would have been like.
Anyway, I loved Poipu but there was nothing exceptional about this property, and it was probably a bit overpriced for what it offered.

Room Tip: Don't spring for ocean view -- the view sucks

We are delighted you enjoyed your villa. We are disappointed we did not meet the service levels we strive to accomplish. Please accept our sincerest apologies for the lack of service and communication with your blanket. We have addressed this concern with our staff and changed our procedures so this will not occur in the future. I also apologize for the pools. We maintain a water temperature of 80-82 degrees year round. We do hope you will provide us with another opportunity to show you how we can exceed your expectations in the future.

Condo was great. Fully equipped kitchen plus inroom washer/dryer. Bed was very comfortable. Great bathroom. Resort is not on the ocean. Have to walk about 400 feet on a dirt path to get to the ocean. A beach for swimming is about 1/2 mile away. Have 2 swimming pools, but not good for swimming laps. They charge a $25 a day resort fee, but not sure what that gets you. For a grand resort should be on the beach with sand. No restaurant.

We visited this property in January and although the rooms and furnishings were excellent, there were still significant issues for the rate charged. On this visit to the island, we decided to give this hotel another try and I am pleased that we did. One of the issues I had in January was the attitude of the front desk team, as they seemed disorganized and unable to make decisions. Not so on this visit as check-in and check-out were handled quickly and professionally. During the visit, I called and made several inquiries of the front desk team and received accurate and helpful information. As for the hotel itself, last visit we had issues with both the internet and ants swarming our accommodations. Not so this visit, as the connectivity was excellent and nary a bug was seen during our visit, except for the occasional gecko's playing in the garden along with the Chickens you must learn to love if you visit Kauai.
With regards to our room, everything was in excellent working order and the accommodations showed little sign of the damage you would expect with dark wood colors. Housekeeping during our 5 day stay was perfect. The only negative I will make is that while this property is not directly on the beach, you can see the ocean located about 1 block away. That said, it is about a 5 minute ride to Poipu beach, but its to far to walk with children. The hotel grounds, pool and hot tub were also well maintained and you may now order and be served both drinks and sandwiches poolside.
So, all things considered, we enjoyed our stay and will return to this property when on island for our next extended visit after the holidays..
