This is not a hotel, these are privately owned units. We checked in late and apparently just got a temporary key code for the door. I say this because they didn't mention it and you will need to check in at the front desk the next day! We ran to the grocery store and ended up locked out with a load full of groceries outside the condo door :).

Anyway, our unit was nicely furnished and the pool area/hot tubs and slides were a hit with our kids. It was nice that there was an adult only hot tub as well. Restaurant is ok. View is nice, not associated with the resort so you can't do a room charge at the restaurant. Food was ok but we only ate breakfast there once as it was kind of expensive and everything seemed a little "funky" and my kids just wanted plain pancakes.

We got a "partial mountain view" room. The unit was very nice but I would say it was more a view of the parking lot. Although I would probably prefer this to a room overlooking the pool as it seems like it could be loud. They do not allow pool floats or any toys in the pool area. My son was sad he couldn't throw a ball in the large grass area or pool. It's a very clearly stated rule and strictly enforced.

Overall a good stay and a great location in the middle of everything on the island. We spent a lot of time out exploring and only experienced terrible traffic in front of our hotel 2-3 days out of the 11 we were there. Conveniently located near a grocery store, starbucks and Ross store so was easy to grab things we had forgotten.

The place is a reasonable location, not in the main tourist area but near historic Kapaa and about halfway between the two ends of the road so you have the island covered and there is a supermarket across the road if you need supplies. The condos are luxuriously furnished and have a full size kitchen and laundry facilities etc. ocean view rooms have a lovely view across gardens and to the ocean. Didn’t like that you have to pay an extra mandatory “resort fee”. It should be included in the cost and it isn’t optional, I would have chosen not to use it as we didn’t really use the facilities we were out exploring the island. The restaurant is nice and overlooks the ocean. The bad is the beds. We had a two bedroom condo with a pull out third bed. A word of advice don’t think you can use this third bed, it is so crap it is unusable, our son ended up sleeping on the sofa cushions on the floor. The main beds are also terrible, soft, worn out and covered in plastic not good at all. The ugly was the toilet blocked on the last day and none of the three tvs with cable were working properly.

I have stayed here with my family for our annual reunion. For a 4 star hotel, didn't realize that they don't provide daily cleaning without spending $275 each time. The staff were pleasant but the prices are not. They will charge you $25 for each towel that you lost considering the pool towels cost only less than $5. I am a frequent travel and usually stay at 4-5 star hotel with better amenities. the door locks are codes not scan keyed entry. which means someone can steal the numbers and they will have access to your room.
