My family rented this resort from December 2-9, 2012. We had two bedrooms. It is a very well maintained resort, peaceful, next to the golf course, beaches and shopping centers are only 15 minutes away, a lot of convenience stores 5 minutes drive from the resort.
The two bedroom resort is quite roomy, 2 bathrooms, 3 televisions lanai in the kitchen and balcony in each room and living room where we can see the golf course and feed the turkeys. The resort is well equipped with everything you need in the kitchen, towels, toiletries etc.
Staff, maintenance and housekeeping employees are courteous.

Room Tip: All rooms are excellent.

This was our fourth trip to the Big Island of Hawaii. We got this resort through our ownership with Shell Vacations Club in exchange for our home resort which was in not available. This resort is in a nice town of Waikoloa that is close by car to sandy beaches, which are few on the Big Island, It is very scenic location that is also close to super recreational and sight-seeing activies.

Reserved a one bedroom villa and were upgraded to two bedrooms. Very convenient to have ALL the amenities & supplies in-house. It's 5 min to have-it-all local KTA superstor and a nice and compact shopping center with a fine coffee shop for breakfast. Takes about half an hour to some of the best beaches on Hawai'i e.g. Hapuna Bay.

We spent a week in Pahoa and had two nights to fill before our South Kona District week, we decided to go towards the Kahola district and selected Paniolo Greens through Travelocity. After reading TA reviews we asked for a 2nd floor unit with good breezes and were booked into D204. On the 2nd hole, it is two floors, we hadn't known that but it wasn't bad, both bathrooms on 2nd floor. The place is wonderful! I awoke to sounds of wild turkeys which felt like home to me. The kitchen is very well equipped and had the dishwasher, although we didn't need it. Plenty of towels, including pool towels. The pool was just across the parking lot which was really nice. There was a grill at the end of the building also. We pretty much vegged for our full day there, it was Great! We had a do not disturb sign out but housekeeping called to make sure we had towels etc, nice touch. We prefer a lower price point, but this was very relaxing.

I would have given this place 4 stars+ BUT there is a serious downside and that is how the condos are stacked on top each other. First and foremost, the best, by far are the two bedroom bottom floor units that back up to the greens (as in golf). The worst are the second floor units which actually are two story units. That is the 2nd and third floors of the condo build. These units have the kitchen and living room on first floor with the bedrooms and bathroom on the third floor (so think up-down, up-down, up-down). NOW, for the killer, IF you get the bottom unit and there a family with kids above you (as there probably will be) you will hear every step that they take above you, every time they move. In our case the parents and the kids never slept... I mean never; and it sounded like the parents encouraged their wonderful children (whom, judging from the sound, were the size of small elephants) to tag race the length of the their condo. Now, IF, through some feat of magic, prayer or good karma you get a bottom unit without a hyper active family above you, then Paniolo Greens is a great place to stay. IF. Good luck.

My wife and I wanted to do something special for our 50th Anniversary so we arranged for a week's stay at Paniolo Greens. Our Sister-in-law made the reservations and we could not have been more pleased. The unit was a two-story with 2BR +2BA and it was great. The staff was most helpful and very responsive to our requests. The concierge set us up with some very enjoyable excursions and excellent restaurant recommendations. The on-site manager, Denise Young was especially helpful in assisting us with changes to our itinerary.
We highly recommend Paniolo to any travelers to the Big Island. Mahalo Paniolo.

clean, spacious, and beautiful! we also love the full kitchen with dishes, appliances, and outdoor bbq's so we could cook a few meals. the staff is also exceptional! the only warning i have for people is that this resort does not offer any dining services and is a bit far from any restaurants, so its ideal to stock up on groceries for very early or very late snacks/meals. otherwise, this is our second stay here and we always have a great time!

Room Tip: we like the rooms closer to the bbq grills.
