Because this is not beachfront, and is a half hour or so from the beach, the rates are not as high.
Also, there is a full kitchen which increases the value. A short walk up the hill is a shopping center with a grocery, which is very helpful. It does get windy up there. To me, the greatest value is that you are that much closer to the Mauna Kea Resort, and thus have a better chance of getting one of the beach parking passes at the Mauna Kea gate. (they only distribute 30 parking passes daily to those who are not guests at Mauna Kea). The rooms were OK, but I understand that some had been updated and others would be. The pool and spa area have been updated and they are gorgeous! Great sunsets from the parking lot!

We had a 2nd floor unit, which we highly recommend. It was 2 levels with 2 bedrooms/2 bathrooms upstairs (basically the 3rd floor) and a nice little kitchen, lovely dining room/living room area and fantastic lanai with table and chairs overlooking the golf course on the 2nd floor. Very clean, comfortable and well-equipped. You definitely need a car to get around, but it's a 10-15 min drive to the beach or to Waimea. Not a lot to do at the resort, but it was a great home base for exploring the Kohala Coast - which had some great beaches and fantastic mountain hiking.

We vacationed on the Big Island of Hawaii. We stayed at the Paniolo Greens Resort on a golf course. The most relaxing snorkeling ever. We rented a catamoran I wish I could remember the name of the Snorkeling company. It was in 2007 or 2008 when we vacationed there. I needed to share so others going there could enjoy it as well. There was beautiful relaxing music. The food was delicious and the crew were extremely kind and courteous. The fish were beautiful in the water as well as outside of the water in the boat. The day was beautiful. Our God sure creates beauty. I've said Hawaii has its Paradise but West Virginia has its Almost Heaven

We had a rental car and we didn't need a beach resort location so this was perfect and it was a GREAT value as our 2 night stay averaged $93 (after tax) per night for a one bedroom, two bath condo (it is actually two bedrooms but they lock the other bedroom to keep you out when you only book a one bedroom). Since we had a 9:00 pm flight back to the mainland we needed a place that would keep our luggage for the day. Not only did they keep our luggage, but we were also able to take a shower (located in the bathrooms by the check in area) to get all of the days sand and grime off before our long flight back to the midwest. I wanted everyone to know about this great feature. I was also able to pack just a carry on as we used the washer/dryer in the condo to wash clothes. We ate a couple of our meals at Dave's Coffee Shack which is just up the street on the other side of the road from the Village Shopping area and it had some really good food at a great price. If I ever return I will be staying here again.

This was our first experience at Pniolo Greens. We usually stay down in Holua Resort in Kona. Being so much closer to all the great beaches we enjoy was wonderful. So much less driving. The condo was spacious and well equiped. We had an end unit so all the extra windows gave us great views in all directions. Very bright. Everything worked fine. Front desk staff were the best. We did not buy the air conditioning for the first few days, you really don't need it in Waikoloa Village, but the trades died for a few days, and although it was not "hot" it was more comfortable with the air con. Loved the village store and Lava Java just up the road a couple of blocks.

We stayed in the Paniolo Greens in the mid October for a week. The resort is located between the lava fields and the Waikoloa golf course. It is about 20 mins of drive from Kona Intl Airp. Hotel is divided into 8 main buildings. I would recommend the rooms facing to golf course as they are more quiet and they do not face the lava fields which is not really "breathtaking" view. We stayed in "I" building which is in the most quiet part of resort. The BCD buildings are closer to the pool. The resort has pool with whirlpool open till 10 PM. Once a week they organize the hula dancing show. Beside this there is not much fun there, same with Waikoloa Village place. If you want to enjoy the nightlife this is not the right place to go.
The rooms were clean and spacious, completely furnished and equiped, the staff cleaned everyday and once a week (Sunday) was big cleaning. To each building belonged the gril-we enjoyed the BBQ evenings very much.
Near the resort (10 mins walking or 3 mins by car) there is a Waikoloa supermarket with a few other shops. There is also Subway there.
The Paniolo Greens is a good spot if you want to go to the beaches like Hapuna Beach or Kona Town. We spent a nice day on Ironman World Championship Competition which I can highly recommend.
Overall I would return again although the staff was not very helpful with organizing the transport for us in the beggining of our stay.

Room Tip: The golf course facing rooms are more quiet.

Did not like the two story given we have a toddler. The pool area was disappointing. The business center is small. Our room was clean, but we found old chip bags and other items from the previous guests. Overall, it served its purpose.
