The only reason we chose this B&B was because of the excellent reviews that were posted on Tripadvisor. We rely on TA information wherever we travel throughout the world. This time it was a BIG MISTAKE! We made our reservations in March, not knowing and not being told that the Inn had been sold months before. When we arrived 7 days ago there appeared to be no one there. We knocked at the door and a young man, who appeared to be a grounds keeper answered the door. When we asked to speak to then owner, he did not know who that was. He then brought another older man to the door. This man told us that he was sort of “managing things” for the absentee owner.
We learned that BREAKFAST IS NO LONGER BEING PROVIDED at this B&B, which was a big surprise to us. We had corresponded with Ken, the former owner, about 3 weeks ago about the weather on Kona. There was no correction made to us about the change of ownership or in the offerings at the Inn. So that was deceptive!
We had paid everything in full, including the $50 cleaning fee, before our arrival.
PROS: quiet setting, beautiful views, comfortable bed
CONS:
1. “Ken” told us before our arrival that the pool was not abailable for our use.
2. ROACHES, ANTS, & MILLIPEDES RULE HERE! Don’t leave ANY food out or it will become “party central” for all the 6- Leggers. We have lived in S. Florida for 4 years and we know what not to do when you are living in a buggy area.
3. When you kill a roach, and you certainly will, flush it down the toilet. Otherwise, the ants will quickly gather for the feast. (Roaches come in various sizes, we found. Some as big as 2 inches and others, that were flying, around one-and -a half inches.)
4. Store all food in mini fridge. The tiny ants can even get into the microwave.
5. There is NO maid service. There is no removal of garbage (which you do not want to leave in your room.). We would drop ours off on the floor, outside the garage...no access to a garbage can. We were there for 6 mights and never had a change of linens or towels. When we arrived, these towels were stiff and wrinkled....probably no dryer.
6. This is in a remote, rural area about 12 miles from Kailua, and decent restaurants and services. There is a sorry gorcery store in Captain Cook. But in Kailua there is a very nice Safeway and Target...for groceries, etc. and for the BREAKFASTS YOU WILL NEVER RECEIVE HERE!
7. Dining options are pretty basic in this area. We arrived late Sunday afternoon + nothing was open. We ended up at the Safeway, 12 miles away, where we had sandwiches made at their deli. No place to eat them in our room that night, other than the bed. So, we sat at the coffee table in the common area and ate them there.
8. We like staying at B+B’s in Europe and the US for the personal connection with local hosts. That was not offered here. In fact, we felt like we were in someone’s house while they were away. This was a really strange week for us, especially after expecting to experience what others have written about staying here with Ken and Erin.
9. As for our room, it was pretty tired and worn, and really needs some updating and redecoration, the new website is DECEPTIVE and the photos do not reveal the true appearance of the accommodations. You can’t make a silk purse out of a sow’s ear, and that appears to be what they are doing with the new website. Plus they have raised the rates!

We reserved a room for two nights well in advance (two months). We were charged immediately. We arrived to check in but there was not anyone available to do so. When we tried calling them the phone number was disconnected. The pool was empty.
Not sure what was going on.
We had to find other accommodations, traveling up and down the area, we stopped at two other bed and breakfasts who said they had others come by looking for a place to stay because they also had a reserved room at the Luana Inn but could not find anyone around to check them in. Unfortunately the other places were full. It took us a while to find lodging as it was last minute on a Friday.

Had read about the sociable and helpful owners, Erin and Ken, when we booked this place but they had since sold it to an absentee owner. There was no one in the office when we arrived at the check-in time and eventually a young man appeared surfaced who was filling in as host but working on maintenance/repair as the place was a bit run down. Breakfast was not available and it's not especially convenient to restaurants. We would not recommend it at this time.

I'm not consistent in writing reviews for different reasons, but because good bed and breakfasts are getting harder to come by, I want to make sure not to forget giving kudos when and where they are deserved.

Firstly, 4/5 is a great rating as far as I am concerned; 5/5 would reflect a more luxurious property with more extensive services. So take this rating as a reflection on the category of property more than anything else.

The Luana Inn provided all we needed: comfortable rooms, friendly service and good breakfasts in a great location. This is exactly what we were looking for. Erin and Ken were helpful and caring while very respectful of everyone's private time or "bubble". Having owners who live on the property makes a real difference; they are there when you need them and can address potential problems (such as rowdy guests, which certainly was not a problem here) as they arise.

At the time we visited, the dryer did not work and they were waiting to receive a part to repair it. That said, this means there are laundry facilities on the premise for guests to use and a drying rack was even provided in our room, which is very helpful when you spend your days exercising and going to the beach like we did.

This is a perfect place for those who are allergic to resorts and who prefer staying closer to their daytime activities and nature than to hopping nightlife. Also, for those who understand the value of starting their day early upon having enjoyed a home cooked meal as opposed to driving around trying to find a place to have breakfast (or doing the dishes) and hence wasting that precious part of the day away. Thank you Erin and Ken for enabling us to make the most of our stay in Captain Cook!

We thoroughly enjoyed our stay at Luana Inn. The views are stunning, the grounds are beautiful, the pool and deck are great. It is close to wonderful beaches and interesting sites. This area is far more scenic and appealing than the over developed resort areas of Maui. Erin and Ken were informative and helpful hosts, providing delicious and plentiful breakfasts, thoughtfully accommodating my husband's dietary needs. A few things needed addressing: a sticky screen door and a squeaky bed frame as well as some noise from overhead. However, we would certainly recommend this place to anyone who wants a relaxing, comfortable holiday.
