Not sure why the Areca gets mixed reviews. We thought it was great. From the moment you walk in to the massive Lanai (perfect for cocktails at sunset) and main room, with comfy sofas, ample reading materiel, and a very cosy atmosphere through to the vast garden and hidden away rooms. You really feel like you're miles away from anything and there is lots of space to chill out and do your own thing. Oh, and they lend you snorkels, towels, chairs etc... so you can have a hassle free day on the beach or kayaking.

Janice and steve are generous hosts, helping out with advice and making you feel at home. Yes, there are some rules (no shoes inside for example) but there are sensible and put in such a nice way you don't bat an eyelid. To be honest I prefer to know what lines there are as you arrive rather than be embarassed later when you've trampled dirty shoes on the cream carpet.

Oh and the breakfasts are, as everyone says, exceptional (and we got seconds!). Also worth looking forward to is the eclectic conversation at breakfast.

If Hawaii wasn't quite so far away from the UK, we'd go back again soon, in reality, we'll go back again, but not for a while..

Well, let's start with the good things - breakfast was served on a really great porch with a view of the meticulous yard and many palm trees. The food was wonderful and the hostess very friendly. They had lots of reference books and brochures available to figure out where to eat and where to play and helped us sort that out. The entire place was spotlessly clean and that is very important to us. Our room was large and we had a big bathroom all to ourselves. There was a nice parking area. The bed was comfortable. Not so good, the host was sort of unfriendly and he seemed less glad that we were there. The room decor is dated and kind of grandma-ish, even though it's a 70s house with high ceilings.

We stayed here for a few days and it was not a very pleasant experience. We just did not feel very welcome. In most bed and breakfast establishments, you have more privacy and more freedom - not here! The food is good but the rest - look elsewhere... the hosts just aren't very gracious.

We are not certain who this customer is as we had no forewarning that someone was unhappy. Usually we will read our customers and address any issues they may have. We did everything for these guests that we do for all other guests yet they went away unhappy. Sorry that you did not enjoy your stay. Come back and we will make it right. Mahalo

This review is very late coming but better late than never! We were on the Big Island for two weeks, and stayed in several B&B's around the island, Areca Palms was by far our best experience. Steve and Janice are WONDERFUL! Janice helped us get the most of our time in the area and arranged tickets for a snorkeling cruise. Steve gave us driving hints to avoid traffic. They assisted us in finding where to eat and what not to miss as far as things to do. The breakfast was AMAZING and very generous. (I still crave Janice's special oatmeal!) One morning, we had to leave before breakfast so they packed us a portable breakfast to bring with us. The B&B itself is beautiful, the room was spotless. Next time, we'll stay there much longer!

This is just the place, close enough to the Kona action but quietly located about 15 minutes south of Kailua. Private park like property, beautifully maintained home with several rooms for guests, and the best of all fantastic breakfasts starting out each day. Janice and Steve couldn't be more welcoming, helpful, or accommodating. This is a spot for even a longer stay where you will be surprised each morning with different, delicious, home made (right down to the syrups and compotes) offerings that delight both the eye and the palate.
