The house is beautiful and the people were very nice. HOWEVER - it was a hot night in Spokane and the room had no ventilation from the window. I usually don't use the A/C but I was forced to. It roared so loud that I had to use earplugs PLUS a pillow over my head. This was not completely horrible, I did sleep, but I expect much better for $97 a night ! Interestingly, the next morning, they didn't even ask me if I slept well.

Our establishment was built in 1908 and runs on radiant heat so centralized air is not an option unfortunately! We do have air conditioners in each bedroom that also have the option of running as fans only. Each bedroom has a minimum of 2 large windows to allow for a breeze and cross ventilation. The Marianna Stoltz House prides itself on providing personal touches and accommodating special requests of any kind. In this case, we would have gladly provided an additional fan or even offered another room assuming one was available that evening. We are truly sorry for not having the opportunity to remedy the air conditioning problem so you could have had a restful nights sleep. Very Sincerely, The Marianna Stoltz House B&B

You are truly taken care of at Marianna Stoltz House Bed and Breakfast. The breakfast is out-of-this-world. It's so good. It's within comfortable walking distance to Gonzaga University (which is why I stayed here for 3 nights).

My mum and I stayed here recently and enjoyed our stay. The B&B was clean and quiet. The lady who runs it was very helpful with directions, and there was only one other guest a nice Gonzaga student. The waffles in the morning were very good. The house is a heritage house near Gonzaga university and not too far from downtown. We had a room and had a shared bathroom down the hall. You can also get suites with private washrooms for an additional cost. The decor was quite frilly and the house is full of antiques.

A beautiful 1908 home. Our visit was in the largest room, across the entire front of the house. It is on a busy street, and Gonzaga University is nearby, so there can be a little street noise...especially if the weather is warm and the windows may be open. The home was spotlessly clean but needed a little updating. Grounds and outside need a little TLC. The mattress was a foam mattress but was comfortable. Breakfast was perfect....yummy waffles, sausage, and delicous fruit cup. Plenty of places to relax and enjoy the home. Phyllis was a perfect host....not pushy or overbearing but allowed us our free time and space. She was welcoming of everyone. The neighborhood is filled with many nice homes. Unfortunately, many of them are university rentals with students. This home is a gem in the middle of a student neighborhood. Easy location to find and use as your base in Spokane. Rate was $100 which seemed just perfect. No bathtub, only shower. Wireless internet if you have your own computer. No telephones in the rooms. TV in each room. Would probably stay here again.

As a business traveler, I have been burned by a number of bad experiences with Bed and Breakfasts and have pretty much resolved to stay only in corporate hotel chains that have favorable reviews on TripAdvisor. But for this particular trip, we had an extra day to spend in Spokane, and decided to break up the routine and try our luck at a B&B. After careful research, I chose this one and it was just great.

Things to appreciate:

- Excellent, very tasty, vegetarian (by our request), home cooked breakfast
- Charming old house
- Good location (accessible to the highway, nice neighborhood)
- Reasonable rates for this type of accomodation
- Easy parking

Best part of all was the hostess, Phyllis, who did a wonderful job of being helpful, friendly, and accessible while still giving us our own space and privacy. She also provided some excellent tips, like not speeding through Coalfax, WA, which is something that we could have easily done had we not paid attention the fact that all the other cars were crawling through that town at 24 miles per hour in a 25 mile per hour zone. She also shared her knowledge of the town, which was helpful in planning a really wonderful day in Spokane.

I would highly recommend this B&B to others!
