Location is on the main road between mapleton to montville so considerable noise that did interrupt an afternoon nap but by night was minimal. Unlike the last reviewer we were left with an uncomfortable feeling with a sense some guests were treated to lovely hospitality and some were not eg some offered a cooked breakfast and some left to guess what was on offer or having an offer of cereal. Large dogs in the kitchen area put us off somewhat but for others may be endearing I suppose. A few rules eg no newspaper over breakfast due to hygiene and no use of the heat lamps in the bathroom due to electricity cost also left an odd mood but on the other-hand Libby makes delicious cake which was available in the lounge area with a port or lovely cup of tea. If you are personable enough to make a good impression on the host I can imagine they would extend supreme hospitality, otherwise it's average in my view.

I was disappointed to read the review submitted by our former guest who staying with us in Sept 2010 and would like to address the issues that were raised.

Firstly, Eden Lodge is located on Flaxton Drive Mapleton and is positioned on the scenic rim of the Blackall Range. Consequently, Flaxton Drive runs in front of the property and of course, like our guests, there are people during the day taking in the view and arriving at their destinations. It is very quiet from around 4.00pm. As we are located on Flaxton Drive we are a convenient 1km walk to the main village of Mapleton and our location is the price that is paid for this convenience. We find most of our guests do not want to get back into a car to visit restaurants etc. and love our ideal location.

Eden Lodge is a traditional Bed and Breakfast. Bed and Breakfasts are designed for guests to check in and once checked in and bags in room B&B guests leave to explore all that is to offer in the area. Bed and Breakfasts were never designed for guests to camp in rooms from the moment they arrive. If guests are look for this type of facility they need to consider booking a hotel as B&B's are working homes with other guests coming and going. They are social places.

Our full tariff is always inclusive of a full breakfast and like other establishments when discounted tariffs apply a continental breakfast is offered. This is very plainly documented on booking forms that guests receive when booking through online sellers. Our breakfast is always set up on our buffet and when guests arrive for breakfast we advise that they can serve themselves from a choice of 3 cereals, fruit and yoghurt . There are no restrictions on the number of visits to the buffet. If guests are enjoying a continental breakfast then homemade toast is offered with fresh butter and homemade condiments. Tea and freshly ground coffee is also offered and available.

As Eden Lodge is a traditional B&B and breakfast is a communal event we find that guests love to sit around and talk about their lives, experiences etc. In fact, it is difficult to observe check out times as many still wish to sit around and talk long after breakfast is finished. This is what a traditional B&B is about. Someone sitting with a newspaper held high at a communal breakfast table is not compatible with a social breakfast and in fact is quite bad mannered. We are also aware that the turning of newspaper pages and the flicking of papers around food at the table is unhygenic.

Yes, we do have 2 medium size poodles named Zeus and Astra who are very well behaved and introduced to guests only if guests show interest or request a meeting. They do say hello first thing in the morning from inside the house and are then quickly ushered to another room whilst breakfast is being served. They are special needs dogs for the Childrens Hospital and are very well received in the sterile hospital environement. I can only say that the guest who stayed with us is not a dog person and that is ok. If you love dogs then please, stay with us, Zeus and Astra would love to say hello and we would love to have you.

Having travelled the world extensively we understand how important it is to feel welcomed when you arrive at Eden Lodge. There is always fresh coffee brewed and a freshly baked cake, or scones in our guest lounge for your enjoyment.

Like everywhere at the moment we try to provide the best value we can by keeping tariffs at an affordable level and we do ask that in the room that the reviewing guests were occupying that the heat lamp in the bathroom not be used. It is simply a request in an effort to keep our utility bill at an affordable level. I think everyone understands a request like that and I am surprised that our guests did not appreciate that. We also ask that if not in house our guests turn off all unnecessary appliances also in an effort to keep our tariffs down. It is simply good housekeeping and respectful at a time of sharp increases in utility prices.

We always extend generous hospitality no matter who our guests are and a guest does not have to impress me to receive more hospitality than anyone else.

We have hosted over 3700 guests in the past 7 years and this is the first time we have ever had a less than glowing review. We have guest books full of generous comments referring to our warm hospitality, the convenient location and certainly no reference to road noise. In fact, all guests that stayed with us in Sept 2010 signed our guest book and the reviewing guest, although had the opportunity to raise their concerns did not do so and gave us a very good review.

I think it is important to once again highlight that traditional B&B's are catering for people who wish to stay in a warm, friendly environment, actively enjoy the area and attractions, have a dining experience at a local restaurant but not check in and sleep all afternoon and stay inhouse. B&B's are a working home and a social environment. That is why people choose to stay in B&B's for the social interaction and not the sterile environment of a hotel.

I hope this clarifies and addresses the review.

I think it is important that if as a guest you have a concern that you raise it with the hosts so your concern can be addressed. Using a forum such as TripAdvisor to air concerns and not giving your name is not helpful and is too late for a remedy. If a concern is of enough importance to go into print to the world then I think it should be good enough for the guest to at least state who they are. There are always 2 sides to a story.

I was really blown away by the wonderful warm welcome we received when we walked through the door into a gorgeous guest lounge. We had had a long trip and it was great to be welcomed with a lovely cup of coffee and hot scones straight from the oven. Nothing was too much trouble for Libby, our host, and her husband Jeff was a hoot with his stories and jokes. Brekkie was traditional and we didn't eat again until afternoon tea. We were waved goodbye with a bag of muffins left over from breakfast and we really felt we had had a great break. Thoroughly recommend a stay. Bring your sense of fun. You will love it.
