I'd like to give some feedback on our stay the 21st Nov.
The hotel has absolutely no resemblance to the description on the website http://www.lynwoodguesthouse.com/. I'm sure that this website refers to a different guest house.Our room (no:3) was not one of the "9 beautiful, very comfortable guest rooms". It smelt, had old, junkyard furniture, the light shades wouldn't stand up straight, the ripples and cracks in the wall paper, the badly finished, bodge-jobbed bathroom, the old mattress that you could feel the bed base through etc etc. Your description is incorrect and does not represent the reality.

"Compared to other Redhill and Gatwick guest houses, nothing beats Lynwood Guest House for genuine hospitality". Again, I disagree. We left you Guest house at 11:30pm and found a much nicer hotel on the road to Gatwick that was cheaper.

"100% satisfaction is guaranteed". No. I am not satisfied, therefore I shall not pay.
"Lynwood Guest House - one of the top Redhill and Gatwick Guest Houses!". If this is true, I pity the other guest houses.
I would like to add to your comments on your website:
"This guest house is abysmal...please avoid"

The AA normally lists quality accommodation, in this case, no. I can not find you guest house in the AA's list. Where is it?

After the fire alarm went off at 11:20pm, with no explanation for the false alarm, my trust in your fire alarm system, and hotel was finished!...so we left immediately.

This is the absolute worst place I have ever stayed and would never in a million years recommend it.

When I arrived I was greated by a lady who although reasonably cheerful, was dressed in ill fitting jogging bottoms and a top with stains on - I didn't exactly get the feeling of being somewhere professionally run! She then faffed around as she couldn't find the key to my room so asked me to go in to the dining room to sign in. On walking in to the dining room I was greated by the extremeley strong smell of old frying pan fat.

I was shown to my room but was not told when breakfast was, as I would expect, and was also not told where the toilet was (I thought all rooms these days were ensuite but apparently not).

With the room, I was mortally dissapointed, for the following reasons: The room was extremeley dark and dingy, when I pulled the curtain across I found it was hanging off the railing on one side and looked extremely dirty, the shower was in the same room as the bed (ie sink and shower and bed all in the one room), some of the wallpaper on the wall was very ripped and had been stuck back on with SELOTAPE, when I pulled back the bed covers I found the sheet was extremeley damp, when I unfolded the towel I found it was practically threadbare, the furniture was all mis matching and looked as if had been bought from a charity shop, with stains, chipped wood and drawers that no longer closed properly and there were cobwebs. I lay down on the bed and it had an extremeley bad squeek that would have kept me up all night. I honest to god felt like crying. It was only a one night stop over for business, but after a stressful day I did not appreciate being in this horrible room.

On further inspection I found that the room was also extremeley DIRTY. The carpet had clearly not been hovered as between the bed and the cabinet there was a bottle top that stunk of alocohol and some random bits of what looked like old pot pouri on the floor. I then found an old Sun newspaper down the side of the bed, an extremeley dublious dark brown blotch on the valance (looked like old BLOOD to me), some brown unknown grime on the bedsted, coffee stains on the walls by the sink, mould in the shower, which didn't have a light and so an evening shower was out of the question due to how dark it was, and the cupboard under the sink was generally dirty. I looked in all the drawers and they looked like they hadn't been cleaned in weeks - there were bits of chocolate and dirt in one drawer and in the other drawer, I found a PORNOGRAPHIC DVD. You'll understand how bad this place is when I say that I wasn't even surprised to find it.

I have never left a hotel before, but spent an hour ringing round every b&b in the area trying to find somewhere else to go to but to no avail. I went downstairs to speak to the (i assume) owner. I waited in the hall whilst she continued her seemingly personal (ie non business) telephone call in front of me for five minutes, even though she must have been able to see I had a problem - I thought this was quite rude. When I showed her what I had found she apologised but was barely apologetic given what I'd found and didn't really seem particularly shocked, and made some excuse about not having had time to check the room however if a room gets cleaned on check out, this shouldn't be necessary, and as this room had clearly not been cleaned properly for some considerable time their standard of cleanliness is obviously substandard anyway, checked or not.

The owner then showed me to another room in the basement (again she couldnt seem to find the key for a while) which I agreed I would take as it at least looked marginally more bright and clean, however she then seemed to take the offer back saying she did not like to put girls in the basement - which really made me feel like the house was nice and secure....

The ownber then showed me to another room. It was a much bigger room with a double bed (I assume it would have cost more than my original room but I wouldn't have paid tuppence for this one either really) and was at least brighter and had a toilet. However again, the furniture in the room was mis matching with chips and stains etc - it was the kind of furntiure you expect to find in an ancient aunt's house who hasn't been outside in fifty years. I looked in one drawer and found a pile of random old newspapers, so obviously the proprieters don't think to clean or check their drawers in any of their rooms. All the other drawers had random pieces of tat in them too - things like old curtain hooks or screws. The place was weird. The room was absolutely freezing (it was almost Novembver) and the window was wide open so I went to try and close it. This in itself was quite difficult as there was a massive dresser in front of it blocking access and the window was totally flung open- I doubt an older person would have been able to reach. I tried to shut the window but surprise surprise the window didn't seem to fit the sill, and wouldn't close completely in or shut - had to settle with it being less open than before. I then turned the radiator on but surprise surprise no heat materialised. The 'cupboard' (a few pieces of ply nailed in to the wall - I have pictures I will try to load on here if I can) had a load of random train leaflets and a visa receipt about a month old, obviously left from previous guests and not spotted. Ran my fingers over some surfaces and it was v dusty. I tried to switch on the bed side light but it did not come on - I had to pull the matress and bed out myself to reach behind and plug it in. Ditto the alarm clock. The bedside lamps were also both broken - the bit that holds the shade up was broken and the shades wobbled to the side as they had nothing keeping them up. The linen looked reasonably clean, but it was so old and tatty looking that if they had been my bed linen at home it would have been chucked in the bin a long time ago - I wouldn't even have dared to send to the charity shop! And the sheets had a few small rips in.

I had an ok nights sleep and had an early start. I went for a shower, which seemed to have two temperatures - scorching hot and freezing cold. I then realised that the dial had been put on incorrectly and if I turned in the direction indicted that hot was, cold came out and visa versa.

I quickly got dressed and left about 6.45. There didn't seem to be anyone up to check out with and was so eager to leave that I just left the keys on the side and walked out (They already took my card details!). I've never been so pleased to leave somewhere. I didn't have breakfast as I just couldn't stop thinking about how dirty their rooms were and therefore how dirty their kitchen must be.

The prices they charge are a joke. Given the standard I wouldn't expect to pay anything over £20

In my opinion this place is very badly run, in need of extensive renovation and decoration - not to mention new owners and an introduction to some bleach!

I booked this B&B only a week or so before I actually travelled as I had to attend a meeting close to the town centre and chose it as it was available and close to the venue. When I viewed it on the website it looked very impressive, clean and a good standard of a B&B. I booked a double ensuite room on line and got confirmation back stating that 50% of the price would be taken from my debit card and the remainder was to be paid on arrival. THe price I was quoted did not match that on the website, I was told the room was £58 not £55 as quoted on website, but as I needed the room was happy to pay this. I was also told in my email that i couldn't check in until 3pm, when on the website it states from 12 noon and when you actually get in your room it states in there 2pm. As we were driving up from Nottinghamshire we didn't actually arrive until 4.30 anyway and upon arrival we were met by a young girl, who only looked about 15 years of age, she had no trace of our booking and didn't know what to do. She then telephoned someone and told us that there was no trace of the booking but if we wanted to go and wait in the room upstairs which was a double standard she would sort it, obviously after a 3 hour drive and being very tired, hungry and wanting a shower i was not happy and made it clear, she really didn't know how to handle us. After much discussion she actually told us that she would have a room for us but not for 2 hours as the people were still in it because they hadn't left when they were asked to, I told her this was not good customer service and not our fault. So we decided to leave our bags and hold her to her word, off we toddled to try and find somewhere to eat in the centre and find the venue we needed to be at in the morning. 2 hours later we returned to be met by a welcome party of adults with many apologies, our room was now ready, it was no.7, this was in the basement. We proceeded to the room and was very surprised with the size of it, it actually housed a double and single bed, so couldn't complain on the size. However that's where it stops. the ensuite was a little to be desired but as we were only staying one night we agreed that it was a good size room with ensuite facilities and it was after all only for one night. THat was the good point. Now to the bad points - the bed was very hard, pillows even harder that i couldn't sleep, the room smelt damp and it was not very clean even though it had just been cleaned. The shower was freezing and in the end we gave up with it and had a good wash as there was hot water in the washbasin taps,but not a plug,so it was a very makeshift wahs! but when i got up in the morning the very shabby, dirty and fluffy bath mats were soaking wet, there was a leak from the hand basin and the small chinese takeaway carton that had been placed under the pipes was now full and overflowed on to the floor and the bath mat had soaked it up, good thing really because otherwise we would have slipped on the wet floor. Breakfast - well if you wanted a cooked breakfast you did get a good selection by what i could see albeit served on a side plate and they did just cook what you wanted if you asked, but if you wanted continental this consisted of weetabix or cornflakes and toast with a choice of marmalade or strawberry jam. orange juice, tea or coffee, that was breakfast. I did not feel that the choice of continental breakfast was adequate. The crockery was not exactly clean either, i had to wipe my plates, bowls etc. before using. Timings for breakfast were also a mystery, in the room it stated 7.30 - 8.30 but on the dining room door and when asked they told us between 7.00 - 8.00. When I was due to check out the owner told me that she would knock £3 off as a good will gesture for the problems upon arrival, although I didn't think this was a great offer, it was better than nothing and to be honest I had more things on my mind at that moment, but when i stop and thin about it if they are advertising the rooms to be £55 on the website I didn't really gain anything as they had overcharged to start with. THe excuse she gave about the mix up was a problem with her computer and printer, but she did ask if she could charge my card I had used to secure the booking but I opted for cash, but thinking back if she had problems with her computer and hadn't got a copy of my booking from the online service how did she know my card details? Checking out was also confusing as it states 11 in the rooms but they really want you out after breakfast and make you feel uncomfortable if you stayed. As my meeting wasn't until 12 noon we decided we would stay in our room for a bit and then make our way there later, but after being made to feel unwelcome, we decided to check out and walk around the town and park until it was time for the meeting, but soon found that killing 3 hours wasn't easy in such a small town. Overall I had a very bad experience that I could have done without, I have stayed in many hotels and B&B's and don't always expect much when the price is so cheap, but I do expect cleanliness and a decent breakfast and service, this you do not get at this establishment. I would not recommend this B&B to anyone until it has had money spent on it. If they took time and effort this could be a lovely little place, but as it stands I think I would prefer to stay further out of the centre and travel in than stay here again.
