This is a budget hotel; £80 for a 4-person room with breakfast included in a hotel that is 15 minutes on a train from Liverpool St Station in London.
So you get what you pay for. The service was friendly, the room was quiet and the beds were actually very comfortable (felt like new mattresses).
On the downside, the rooms smelt of smoke when we arrived, there are cracks in the walls, the window handle had broken off so you couldn't secure the window and the breakfast was manic with cutlery, plates and glasses in short supply (the early finishing time of 9am for breakfast means all guests arrive at 8.45am).
But hey, what do you expect at that price so near London?!

Find somewhere else to stay, have you ever seen a hotel room with a broken bed, broken headboard, damaged dirty bathroom flooring, unsafe electrics, shorting kettle out, the wardrobe was old black wooden one, the chest of drawers was brown, no handles to open, and other chest was light brown, looks like all bough from second hand shops, no bed side lamps, not clean, not really a double room, way too small,no tv remote supplied, when did get the remote, not suprised aerail problem, so just a few channels work, maybe this sort of hotel was a standard seem 20 years ago, you can not even buy such poor quality fixtures and fitting nowdays, food standard shocking, staff not helpful, pillows past their natutal life, suggest not too look at the up to date good website and realise it doesnt match the actual hotel, not suprised you have to pay before you leave as otherwise would anyone pay? near to ilford station, near to park, has parking, no bath only shower cubicle, heating annd water systen, npoisy and needs upgrade, in conclusion good place to stay if you are use to no comforts whatsoever in your life, look harder, search harder, dont full in the trap thinking its cheap, its not, the standard offered makes it expensive, DONT BOOK IT

Room Tip: rooms overlook the noisy street or noisy rear carpark and staff talking out there and worse still there are toilets dotted arounf the place so guess some room shave no en-suite so you will hear nightime corridor walkers

Stayed in a quad room. This was the worst room we have ever had the displeasure of staying in. Filthy dirty, poor quality everything. No bins so nowhere for sanitary items. Cups for 3 people although there were 4 were all chipped and cracked. Everything about it was horrible. TV didn't work as there was no aerial. Man that came to put one in never said a word the whole time he was in the room (and he did speak English) Didn't want to eat there and when we complained about the room the man at reception laughed!! The people ahead of us at reception were also asking for a refund. Reviews on their website must be falsified.

Room got robbed of valuables management couldn't give a monkeys. breakfast rubberized. Mice running through rooms, noisy guest's which management did nothing about. They also put room prices up halfway through the wk because of they olympics even though we stayed here whilst working locally for a month

When booking the room, it was described as a spacious double room. On arrival we found the room was barely big enough for the 2 of us and was far too hot with all the windows open. Chanels on the tv did not work. No spoon provided with the tea making set. Pillows were old and uncomfortable. It is situated on a very busy street with a lot of noise from surrounding pubs ect. Took a long time to get us checked. Overall not a very pleasant stay

Room Tip: Dont stay here
