The only nice thing I can say about the place is the country side is beautiful. Everything else was terrible. Lady who took us to our room was only interested in making cookies and going home. Our bathroom was the worst. No light. Dirty looking and outdated. Air conditoner and heat controls were in another room. We have never been so hot and miserable. They don;t tell you that when you pay the big price up front. Could not even get a luggage rack. Really it was the worst place we stayed in Vermont. The water smelled horrible. Even to flush the commode was horrible to smell the water. Sure could not drink it. Not impressed witht he breakfast either. Don't understand the good reviews. We were there 3 nights . If it had not been for carrying luggage through an obstacle course we would have left. Just terrible service also.

We strive to make every guest experience a memorable one and we’re sorry that this wasn’t a positive memory. We feel terrible about this and want to personally apologize and thank this guest for their feedback.

One of our 12 guestrooms shares a thermostat with another room that controls the heat. In the hotter months each room has its own window air conditioning unit. The start to our 2012 foliage season provided us with cooler weather so we removed the AC units so guests could fully enjoy the views. We did have some warmer days later in the month and were happy to provide fans for guests as they requested them. During the booking process our team shares room amenities as well anything special a guest might need to know. Upon arrival (especially with this room) we explain the thermostat arrangement again. If a guest requests to be moved we are happy to do so. At the time these guests stayed during foliage season we were fully booked. We are appreciative of this feedback and giving us the opportunity to ensure we are making this obvious on our website, in the booking process, and upon arrival.

The Wait Room is one of our smaller rooms and was renovated in April 2012. We have also upgraded our lighting to include brighter LED’s which work well in these types of settings.

Being in the country we are on well water which is tested by the state of Vermont each quarter. As is common in much of Vermont, there have been certain times during the year when there is a sulphur smell to the water. Even if it happens one day a year it’s one day too many for us. We are currently working with contractors and reviewing all options on a new filtration system. At check in we also provide each guest with a complimentary water bottle they can take with them. We have filtered water in our Game Room which guests can access 24 hours/day.

We sincerely wish we had the opportunity to address these concerns during your stay and send our apologies.

My husband and I have been annual guests for 6 or 7 years, and the Inn is absolutely perfect from the welcoming staff to the amazing food to the beautiful inn and barn. The Inn is a great place to escape the fast pace of the city but still feel pampered. I love the emphasis on local farms at breakfast and the daily hors d'oeuvres (thanks, Charlie!) Snowshoeing in the woods across the street is a great way to work off the wonderful cooking (and the Inn provides the snowshoes!) I'm looking forward to coming back for one of their snowshoe dinners!

We stayed at this inn during a road trip around Vermont. The owners were charming as was the inn. We were able to experience 2 different rooms during our stay and both were quite comfortable and unique. The grounds were peaceful and the countryside was lovely. The breakfast served was delicious and very much in keeping with the New England traditions. A nearby town had a great place to eat and the location is not far from attractions. This inn also hosts weddings.

We received a B&B gift card last Christmas and decided to go to Vermont for our anniversary. We selected the Inn at the Round Barn Farm and were delighted. We were there the first week in October and the foliage was awesome, we would have liked more sun but it was still beautiful.
The inn has all the modern ammenities but retains the feel of a Vermont farm which it is. You can see the cows grazing in the pasture. The breakfasts were homemade and delicious. In the afternoon there were first cookies and then appetizers.
The only hitch is Vermont has this law that you must either drink your own wine in your room or buy from the innkeepers if you want to have a glass of wine on the patio or in the common rooms.
I would highly recommend it to anyone who wants to experience Vermont.

We had a beyond spectacular visit here. This property was built in the early 1800's and kept in tip top shape with up to date remodels. Rooms were warm and filled with gorgeous art, historic photography and spectacular antiques. The staff were warm and the cuisine 5 star!! The Round Barn property is breathtaking. There is wildlife, gorgeous gardens and spectacular masonry. If you are going to Waitsville, stay here!!

Room Tip: Ask Stephanie to place you based on high or low traffic areas. All of the rooms are gorgeous
