Upon check-in the hostess provided us with her unwelcomed views on pet ownership. Since we are big on animal rights, we were astonished that we were slam dunked upon arrival already. Hostess admitted upon the arrival conversation that perhaps she was ready to forgo the B&B business, going on to something else. Room was very warm upon arrival, but we opened the windows and kept them open along with the fan going throughout our night's stay. Fortunately that stay was one night b/c our hostess also provided us with her negatives on guests that only stay one night, causing her to have to clean house more often. The host (her husband) showed up twice--once to shake our hands upon arrival and once to help serve breakfast. Warning--there are two cats in the house which are guest-friendly so if you are allergic to cats, best avoid this B&B....it is not stated anywhere I could find in any advertisement. Room was large and comfortable, clean. Other guests helped us with our luggage since host did not. Hostess literally screamed at us for bumping our luggage on the stairs with the rollers saying "this is a house, not a hotel". Leave your luggage in the car and work out of it there, or repack a travel sized bag to bring in. We were asked to hurry up the breakfast since she "had to turn the water on the lawn and our cars had to be moved from the parking lot to the street"...which was just as well since we were ready to leave anyway after a laughable stay. Our stay WAS memorable, but not in a positive way.

Positives: nice room and convenient location.
Negatives: no tea/coffee making facilities and none offered on arrival. suitcases are discouraged-leave them in the car. Pay cash or get charges $5 for credit card. Leave quickly after breakfast or you will be encouraged to, because the hostess wants to wash the drive. Don`t arrive before 4.00pm or you will be encouraged to walk in the park. Don`t stay in the shower longer than 5 minutes. Don`t cook(?) in the room or you will be fined $200. Don`t clean your shoes in the towels( as if?) Don`t take your make-up off with the flannel. Don`t drag your case over the carpet (or else!!) The kitchen is private-enter at your risk. Only use the front door. Have breakfast elsewhere. No extra coffee/tea offered. Don`t leave your scrambled egg or you will be asked why. Open your windows in the morning or the hostess will barge in and do it for you. Use your laptop under surveillance.
3 weeks touring and this was absolute bottom of the pile - everywhere else was either good or excellent. These people need to review their approach to running a B&B.

Spent 4 night here, great rooms, large, private. Great couple, enjoyable atmosphere. Definitely recommend, will stay again

We were truly blown away by the beautiful surroundings while staying at the Amber Inn B&B. If you are looking to stay in the area surrounding the Zion National Park, this B&B is not very far from where the action is. We initially wanted to stay much "closer", but really everything is on one main road less than 10 minutes from the park.
The Amber Inn was nice, the owner very accomodating and the area very quiet. Our room was very large and peaceful, although the scenery will make you want to hardly be inside! Pertaining to earlier comments about the owner being a strict enforcer of water conservation, there are signs up that request you use minimal water and for good reason - they are in a desert! The breakfast was not the best quality (one day we had toaster hash browns and 1 sausage link with scrambled eggs), but i think we have been spoiled in the past. The second day our breakfast was much better, and the fresh peaches for breakfast were to die for! The only caveat i would have is that the owner very vocally expresses her religious and political likes and dislikes, and although we shared many of her beliefs, it did make us a bit uncomfortable. We would just advise her to know her audience before making negative remarks about current politics or the surrounding area's religious beliefs as it could possibly cost her overnight guests.
Notwithstanding we really enjoyed our stay there, and would recommend this B&B to anyone!

Never did get a chance to experience this property. My plans changed. Two days after making the reservation and 3 weeks before our scheduled arrival I called to cancel. They insisted on charging a $10.00 administrative fee.
I was not informed of this at the time I made the reservation but it is stated in the "fine" print on the confirmation. Unfortunately by the time you get the confirmation you are already obligated. Not a very customer friendly business.
If you are considering this property just be sure your plans won't change!

My wife and me were at Amber Inn for 4 nites in early June. First we intended only 2 nites but we prolonged because of excellent, clean and big rooms, fresh and individual breakfast and very kind owners. She gave us hints for our stay near Zion NP and we had some nice personal talks with her and some small talk with other guests. Room, bed and bath were large, comfy and clean. Amber Inn was the best accomodation during our 4 weeks trip through California, Utah and Wyoming.

Our stay here was interesting to say the least. When we got there the owner asked us if we encountered any traffic and when we said no, she asked us where all the cars were coming from then. When we were showed to our room, it was different than the one we originally booked, which was okay, but when we questioned why she immediately became defensive and said she didn't have to give us the room in the first place and if we were unhappy we could go some where else. Not a great start. She was pleasant enough until the following morning. After breakfast we went up to shower, which was very quick since we were planning to hike all day. The owner knocked on our door and began lecturing us about conservation and that we were in the shower for a half an hour -- rather than asking questions first. This was impossible since that amount of time had passed since breakfast and we were fully dressed and ready to go. Once she realized that we were not the ones in the shower, she went next door, pounded on the door and when the person didn't answer she began screaming so loudly that he had been in the shower for an hour (the time changed) that we heard everything. I admire her commitment to conservation, but this was unnecessary. Politeness is not the reason to come here. All in all, the room served its purpose and the food was decent, but I wouldn't stay here again.
