My family rented Tree Top Villa #3. Its large and plenty of room for whole family but really run down. The place smelt like the carpet had been wet and was very musty. Went to store for air freshener. People at resort were very nice and was easiest check in and out of any place we've ever rented. But grounds, playground equipment and pools were in need of maintenance. Pictures of resort that were listed were obviously old! Location is great and secluded. Close to lake and river. Just in need of updating!!

The resort is very clean and modern. The villa was well equipped for the week. Modern kitchen had all the essentials for the week , excellent bedding and furniture. The view was excellent. Very peaceful location. The pools and pool areas were very clean and well organized. The clubhouse is amazing for those rainy days. The staff was very polite and willing to help immediately. We had a couple of porch lights out and they changed them immediately. I would highly recommend spending a week with The Summit Resort in the Treetop Villas.

Quaint little cabins along the Guadalupe River. Cabins 1 - 10 full shade for most of the day and right on the river. Cabins 13 - 20 FULL SUN all day one row back from river easy access though. Cabins 21 - 32 some are shaded some are in the sun a walk to river access.

I was in a full sun cabin and the little window unit had a hard time keeping up. Didn't really cool down till about 2 am. At which point it was good. If they say for 4 it means 4 people no more. Not all cabins have full fridge you have to requested them. Only 1 set of towels for your whole stay. If you want them cleaned you have launder them yourself. Laundry facilities on site....bring quarters. Nice pool, all of the sporting equipment was included for amenities. River access was wonderful. We loved being able to go down and sit in the river and just hang out.

They do provided a river float but it is horribly expensive $25.90 for shuttle and tube (per person). They shuttle you to the 4th crossing which is just up the road and then you float to the Summit. Great idea just to pricey. Kayaks available too. Wifi spotty.

Over all we enjoyed our stay and would go back no that we know the ropes.

First let me say if you are looking for luxury this is not the place for you, but if you looking for a large condo with everything you need to enjoy the area this place is perfect. We stayed in the Hilltop condos which were nice and roomy. Easily sleeps 8 and could squeeze 10-12 with an air mattress. The Hilltop condos are within walking distance to one small pool and tennis/basketball court but you could not just walk to the river. The map was deceiving because the river was atleast a mile from the condos. Due to low flow lots of people just hung out on the river area all day which was fun. We met lots of different folks. Other than that there was nothing going on at night. The location is within a few miles to a grocery store and the famous horseshoe was within a 15 minute ride. We made the float from the horseshoe to the summit dock and it took took 7-8 hours. With the low water flow we did lots of walking, so I would not recommend with kids. We love this area and enjoy making the trecks into Ausin, San Marcus, and San Antonio and this is a good place to do it from. We enjoyed are stay and would stay here again to enjoy the area.

Best resort I’ve stayed at. An hour away from San Antonio or Austin. If your a fisherman or swimmer this is your getaway place! Our family really enjoyed this vacation. Loved the atmosphere and weather!
