This is a very friendly and upscale Inn located in rural southwest Texas. The rooms are clean and quiet with updated flowered sheets. I loved them. The rooms were quite lovely. The staff were so appreciated that we stopped there. However, the continental breakfast was lacking. We were very disappointed. My husband made a waffle, and when he went for the jelly, found it very dated. It was stale and hardened. We ate breakfast later on. All in all a comfortable stay.

I'd say the best thing about this place was the friendliness of the people working there. Our room was clean and quiet. We only spent one night there, but it was fine. Everything in the room looked fairly new and bright. The only problem I encountered was the placement of the soap and lotion dispenser over the sink. It was just difficult to use, but we may see more of this type of thing as places switch from individually wrapped soap bars to these dispenser hung on the walls. The breakfast was okay, and free.

We enjoyed our stay. The bed was very comfortable and Rocky (the manager) was a very nice guy. It was very quiet (we had a room towards the back of the inn) and we had a restful night. There is ample parking if you are towing a trailer too, which we were. The rate was very reasonable. The breakfast was a light continental breakfast, which we skipped; we went to the Dinner Bell for their breakfast buffet instead. We'd stay here again if we're ever driving through Muleshoe. Just be prepared if the wind changes and blows in the fragrances from the feed lots.

Heritage House Inn is a very good 1.5 star motel, not unlike many/most non-affiliated (as in not part of a national lodging chain) that dot rural America. The room was clean with adequate bedding, the included breakfast was adequate, and the hospitality was above average. Internet access was included in the price and worked well. If one wants "fancy" then one needs to keep driving to either Clovis (30 miles northwest) or better yet to Lubbock (80 miles to the southeast). If one is seeking a place to stay which will meet basic needs, then this place is just fine.

I recently aquired accomodations at the Heritage House. Lobby entrance. Standing at the desk I looked down and saw filthy base boards.
Should have been my first clue. The owner assured me her rooms were clean and that she had inspected them herself. The room was fairly clean but extremly outdated.
Not taken care of. Mold behind commode. The lawn was not as nice as I remembered on a previous trip.
A Mr. Stovall had mowed it on a previous trip. He was very nice and seemed to do a good job. I was told he no longer mows it. They may need to get him back.

The Inn at one time was well kept. Seems that the owners do not care about it
