We just returned home after spending a weekend in Granbury, and we loved staying at this b&b. Our room was in Angel House (which is on the same property as Arbor House), and the room was not anything over-the-top special as far as b&b rooms go, but it was very comfortable and we appreciated the amenities that are common in b&b's - fresh flowers on the night table, complimentary snacks and drinks, bath robes, nice soaps and lotions, etc. The best parts were probably the host and the location. The host made sure we knew where to go and what to do, but she also wasn't nosy and had a very natural ability to make people feel welcome. She made sure we had snacks and drinks available (including a delicious buttermilk pie), and there was a full kitchen available in our house. The location was wonderful, only a few blocks from the square, and we hardly drove at all while we were there. The breakfasts were very good - both days we had a small fresh fruit dish, muffins, and juice/coffee/tea. The first day's main dish was a breakfast casserole and the second day was raspberry french toast and breakfast sausage filled with cheese. The property had nice landscaping and there were lots of areas where you could sit outside, including a swing out front where you could see the lake. If I had to nitpick and find things that people might not like as much, it would probably be that the house isn't old and historic, although it is built in that style. Also, Lake Granbury isn't that impressive, and the B&B is across a busy street from the lake, so you can't see it that well from Angel House. Overall, I thought it was a great choice for us, and we would stay there again if we go back to Granbury.

My family of three recently stayed at The Arbor House B&B, which has a very good location 4 blocks from the Historic Square in Granbury, across from the lake. Making reservations by phone was easy and quick and professionally handled by the manager Mylinda. We were told that the evening of July 4th, there would be an outdoor dinner party to watch the fireworks. Upon arrival, we were greeted warmly by the owner, Teresa and promptly given a tour of the yard and home and shown to our "suite". The so called suite was a very small room, not unusual for a B&B. However, it drastically needs an updating. From the noisy window air conditioner to the air in the corner, it was difficult sleeping or even talking to each other. The fixtures, particularly the bathtub are all stained, pitted and need replacement. The toilet would not flush properly. The worst part was the mattresses. The main bed mattress was so lumpy, it defied sleep and the extra thin mattress on the pull-out sofa was much worse! The view of the lake from the room actually a view of an overgrown tree in front of the window.

Coffee only service takes place between 8-9 am, so the first day of our visit, we had to miss breakfast, because we had an early tour we had to leave for at 9 am, when breakfast service begins. I did talk with other guests who ate breakfast that day and was told of soddy french toast and overly spicy sausage. The next day, we had breakfast, which started with Canned fruit dish! Canned fruit?? How many of you have served that to guests? This was followed by a pretty good baked egg and sausage sort of gratin dish and a slice of cantelope.

The outdoor party/dinner we attended consisted of standard picnic buffet food, nothing special, just chicken, overcooked beef brisket, inedible sausage, bread, gravy and some minor side dishes. All of this, including "free wine and beer" only cost us $35 per person -- which was enough the next night to buy a large steak dinner at the best restaurant in town. I found out later that the guests were overcharged this price because the owner invited numerous unpaying guests to attend. We would not stay here again nor recommend it to anyone.

My husband and I stayed very last minute at the Arbor House Bed & Breakfast for Memorial Day Weekend. We got the last available room-the Cathedral Room. It was small but very comfortable, extremely quiet, and very clean. The bathroom was well equipped with nice shampoos, robes, towels, etc... We enjoyed the balcony and gazebo, and the location across from the beach and within walking distance to the square was perfect.. Breakfast was great and the hostess was friendly and helpful.

I meet my college roommates each year for a reunion, and Arbor House is one of the best places we've stayed. It was spacious, clean, comfortable, conveniently located, scenic, and the breakfasts were delicious! They even provided an afternoon snack each day. I have not hesitated to recommend it to several people, and I plan to return with my husband! Great place for couples' get away or girls' trip!

My boyfriend and I have always wanted to stay at a B & B and upon the recommendation of my parents we chose Granbury for our getaway and began looking online at several places to stay. As we looked through the many choices, Arbor House stood out as our favorite pick. We had no idea what to expect when we walked up to the door. As Belinda opened the door and welcomed us in, we immediatley felt like we visiting with family. She showed us around the house and told us about the town and the beach right across the street. She then ushered us upstairs to the "Victoria Suite." The room was HUGE, with a beautiful canopy bed, a comfy sofa sitting under the catherdral ceiling, writing table and a TV hidden in the armoire. Needless to say, we did not watch TV! The bathroom was quite large as well with a nice jetted tub just perfect for us to relax in. Breakfast the next morning was very good, with freshly baked raspberry muffins, fruit & yogurt, french toast adn chicken chipolte smoked sausage- Yummy! The Arbor House was full of people however we really didnt hear the other guests moving about the house. I would definitely recommend the Arbor House and look forward to exploring other B&B's in Texas.

Stayed here with my husband and it was exactly the peace and escape we needed. Breakfasts were amazing! She was kind enough to accommodate my food allergies, too. Exceptionally clean. Very comfortable bed, pillows, blankets. Great privacy. We never heard another guest. Favorite part was all the little places to sit outside. The lighted gazebo was so romantic, the rocking chairs were a perfect place to read, lots of beautiful trees and flowers. Just a lovely, wonderful time all-around! Highly recommended.

We booked a weekend to just get away and chose the Angel's Loft in the second house, The Angels By The Lake B&B. Since we were the only one in this building it was very quiet and accommodating. The common area was all ours and Melinda sent over goodies every day for us to snack on. We enjoyed having the use of a microwave and refrigerator and coffee maker. The rooms were well done. King sized bed was comfortable and a joy. Bathroom was great. How could you complain with a choice of a spa tub or a shower. The breakfasts were to die for. Melinda cooked up some great food! But all was not Camelot. The TV in the room was old, not a flat screen. It cut out now and then and wouild come back on in its own due time. We were not able to connect with their wi-fi signal. We felt a TV in the common area where you could sit in a chair, instead of lying down in the bed, and watch would have been a nice added touch that was not there. We did enjoy the balcony with the view on the lake. This is a wonderful place that could have had an excellent five star score if it had not stopped at the renovations it did 5-8 years ago but continued to update the place as time changed. Somebody did a suberb job on setting up this place but never returned to follow up. Just a few minor touches could restore it to the reputation it used to have. Yet still, all in all, we would go back here. It is still well done and so close to the lake and the town square.

Room Tip: The first floor rooms in The Angels By the Lake B&B seemed the best
