Room was cool and clean when I arrived, hotel is located on side street across from chamber of commerce, Starbucks, clean and friendly Waffle House , and other conveniences. Owners of hotel are friendly, keep a clean hotel, offer a gym, and bar. If you had a long horse or cattle trailer you could make the parking work.

We arrived around 11:30 PM and were cheerfully greeted by one of the family owners. Although we had booked with our Choice Hotel points, we were given a nice downstairs room. The property is not new, but is well maintained with beautiful grounds and an inviting pool. The room was clean and in perfect repair. Another family member greeted us for breakfast and was there to personally make a waffle or more eggs, bacon, etc. if we didn't see what we wanted. They are proud of their facility and happily answered our many questions about the history of how they started.

This property has been run by family from the inception and they truly treat you like a guest in their home.

I cannot praise this property enough. If you ever find yourself needing to stop near Dallas, do yourself a favor and stay in Ennis just 30 minutes South of Dallas and out of the traffic; easy off and on. Waffle House and Burger King in walking distance, other dining close as well just don't remember what they are.

Room Tip: We were facing the freeway feeder road but did not hear any road noise.

Location is excellent. Walking distance of less than a block to wide variety of restaurants including Starbucks, Chilis, Whataburger, and the like, but the area is also quiet as well (at least when we were there on a Sunday night). Across the street is the Chamber of Commerce so if you are visiting the area it would be easy to get information! The staff (family) is very pleasant and work very hard to make sure you stay is a good one - they truly do demonstrate the pride their website describes.

Our room was all updated with new tile, fixtures, bedding, etc. Landscaping is pretty and if you like to walk there are large shade trees, a great patio area as well. The hotel, rooms, and grounds were extremely clean. We felt the prices were fair and a good value.

The breakfast was also above what is normally offered at a quality inn. They had a wide variety and the entire family was able to get full - the staff/family made sure to restock as things ran out which is a nice change. The hot eggs and sausage were good and a nice change. The kids enjoyed the special waffles (don't want to spoil the little surprise you get with those!)

We will be staying here again on our next trip South.

This is a wonderfully peaceful Inn. Easy to get to just off of 45 and close to Dallas. We have deliberately went back two years in a row after finding this hotel three years ago by chance. Wonderful breakfast, but the pool alone is worth it. Outside with a hot tub within the fence, it is surrounded by trees and has two sides that you see just green lawn and trees. Rudy runs a tight ship, so everything is so clean and nice.

Room Tip: Ask for a lower room or you'll have to carry your suitcases upstairs.

Not a new property.....but so well maintained, unbelieveable! Pecos TX could take quite a few lessons from this property. First of all the reception at the front desk was wonderful. Warm & gracious...everyone at the property. The room was perfectly clean and everything worked! I was new to using my laptop on the road.....the general manager came to our room to help me connect and gave me a few tips. What service!!!! The breakfast room was a beauty. It is a gathering place in the evening with spirits, beer and a baby grand piano. In the morning the waffles are made to perfection and brought to your table. We really can't say enough about this property. The only thing that we're sorry for is that we missed the International Polka Festival, held in Ennis every year, the last weekend in May. We were there the following weekend, darn! Anyway, this is NUMBER ONE in my book for Quality Inns - Thank you to the family who runs this establishment.....it was wonderful ....oh yes..and the price for our room was $81.36 for one night....vs $130.01 for Pecos which was well.....let's not go there...you can read that review if you like. Just go to Ennis TX and stay here!

Comfortable room, friendly staff, strong wifi, clean pool, also a nice green space for kids to play beside pool--overall a good value. The lounge is closed on Sunday, but other cocktail options are nearby. The breakfast choices and service were very good. Recommended.

We stayed one night in this motel and were very impressed. This property is 27+ years old but has been maintained to perfection. The rooms are clean, large, with all the amenities that you would expect in a mid level motel. The difference is that the place has upgraded where needed but has kept the charm of the 60's and 70's. Quality everywhere you look and the breakfast was great. You get to talk to the owner, not some disinterested minimum wage employee. The owner and his family run this place and are onsite. I will drive out of my way to come back here.

Room Tip: Ask for rooms facing away from the highway.
