My husband and I had stayed one night in the cabin previously, so we decided to book for a long weekend (3 nights), hoping that things had improved. The cabin is literally on the edge of the parking lot, but it is right on the creek bank with a private porch with a hot tub. Plus, the location is convenient, so we gave it another try. We didn't arrive until 2:00 a.m. on our first night. They left a key for us, but it didn't fit the lock. The office closes at night, so be sure you have everything you need before 10:00 pm! They posted 2 emergency numbers on the office door, so we called the first one and got voicemail (they never returned our call). We called the second one, and a nice woman came in about 30 minutes to let us in. She told us that the management had just had the key made, but had neglected to test it in the door before putting it out for us. The woman also insinuated that the owners don't answer the phone after hours so everyone has to call her instead. She was friendly enough, but offered no apology other than complaining about the owners the whole time. In fact, we didn't receive an apology from anyone the rest of our stay, or any offer to make restitution for our trouble.

The cabin was really dirty and the decor leaves something to be desired. There are spackled holes in the wall where the towel racks should be, so there is nowhere to put your towels other than on the sink - oh wait - there is one hook on the wall. The baseboards and walls in the bathroom are FILTHY! The baseboards are caked with dirt and hair, and there were yellowish dried drips down the wall that looked like urine. Furthermore, there isn't a single drawer in which to put any of your clothes, and the closet didn't have any hangers in it. Our clothes stayed in our suitcase (on the floor because there is nowhere to put your luggage) or draped across the back of the sofa.

Our favorite part of the cabin is the private porch with the hot tub. There are no instructions for the hot tub, so you just have to wing it. Sometimes it would turn on, sometimes it wouldn't. Sometimes it would turn OFF, and sometimes it wouldn't! There are always stink bugs in and around the hot tub, so you have to get them out of the water before you get in. We picked up the floating chlorine dispenser out of the water, and it had rings of dirt all around it. There wasn't a speck of chlorine in the dispenser, and no trace of an odor that would indicate the water had any in it either. I was grossed out.

The most ironic thing is that they leave a tip envelope on the table EXPECTING you to tip the housekeeping staff. I have no problem with tipping for good service, but we DIDN'T RECEIVE ANY HOUSEKEEPING SERVICE THE ENTIRE 3 DAYS WE WERE THERE! We didn't see a single cleaning person the entire time, and thank God we had enough towels to last 3 days.

No one told us what the checkout time was, and there is nothing in the cabin that would indicate this. So on our last morning, I called the office at 10:00 a.m. to inquire. No answer. So, I sat on the porch with my coffee until 11:00 a.m. and called again. I was then told that checkout is 11:00 a.m., and that she would give us 10 minutes before charging us another night! I have a long fuse, but at this point, I was OVER IT! I told her, considering that we had waited 30 minutes in the parking lot in the middle of the night for the correct key upon check-in, that no one had told us when checkout was, that the office was closed randomly with no schedule, and we hadn't received any cleaning service, it was the least she could do to give us enough time to pack. She reluctantly gave us until noon. I was surprised because we checked out on a Monday morning and the hotel was practically empty by that time. It's not like they had really limited time to get the place cleaned up, especially since they didn't appear to clean it prior to our stay! We got out of there by noon, and when we stopped to drop off our key....SURPRISE!....the office was locked and there was no one in sight! We had also realized that we had been overcharged compared to what my original reservation quote said. We never could get anyone to give us a detailed printout of our charges. I'm assuming it was this "resort fee" that other reviews have mentioned.

I'm really bummed, because I love the location of this cabin. If they would clean it up, paint the walls, provide a bureau or some hangers for your clothes, and clean the hot tub every now and then we might be back. Otherwise, we will find somewhere else to stay in the future. I have a sneaking suspicion that most of the rave reviews of this place are done by friends and family! Can't prove it, but still......

We booked a three night stay at an incredible price. The staff was very nice and we thoroughly enjoyed feeding the ducks from the patio off of our room. The room was larger than we were expecting and the decor was better then the photos show. We felt very comfortable and thoroughly enjoyed our stay. We will definitely be back! H Justy Crestview, FL

Our recent visit in the Pigeon Forge area was originally planned for six days but extended to eight thanks to the accommodations, hospitality, and affordability of River Place Inn. Due to an unexpected snow fall, we extended our stay a few days to enjoy the snow-capped mountain views.
Ruby and the additional staff presented incredible service from the moment my husband entered the lobby until check-out time. Ruby managed the time to personally show the several room styles and selections that are available and at no time did she make us feel rushed. We had a sneak peak of the adorable cabin on the creek, next time. We chose a second-story room with the perfect vista of the creek from the balcony. No need to set an alarm due to the early morning visits of our feathered friends. We shared coffee and “quackers” morning and evening.
The facilities are clean, rooms well-stocked, the perfect location, and affordable for those on a tight budget. It was a terrific choice for the spur of the moment decision to stay the extra two days. In fact, as we were leaving I had a cultural question for Bonita and she was pleased to fully discuss the topic. (Very enlightening by the way, thanks!)
We will be back!

We wanted a room off the main road and on the creek. We enjoy the ducks very much. Our room was very clean and the staff was super nice and hospitable. As we didn't want our room cleaned EVERY day, they respected our privacy, but always caught up with us to see if we needed anything such as towels, soap, coffee etc. When they did clean it , they did very good job and didn't touch our personal things. The price is very resonable. The cabin outback is adorable ( I sneaked a peak). It is a bedroom, living room & kitchen all in one with one bath. Perfect for honeymooners or a couple. I plan to call ahead next time and try to reserve it. We decided to stay longer than first planned and keeping our room was no problem. We have stayed there several years ago with grandchildren and while it's not real large, they loved it. We were in walking distance of Shoneys and Taco Bell which thrilled the kids.lol I love the smaller hotels. I don't like the high rise ones. The back part of the hotel only has 2 floors opening onto the creek. I love the bottom floor so we can walk out and take a closer look at the creek and feed the ducks next to the water.
Thankyou River Place Inn for a very enjoyable 8 day vacation!! We will see you next time!!

This is where we always stay in pigeon forge. The management is friendly, the rooms are clean and the they have rooms on the river where you can feed the ducks and relax in the pool. I highly recommend this hotel and will continue staying here on our vacations.

Room Tip: take plenty of duck food and ask for a room on the river.

My wife and i have been staying at River Place Inn for 5-6 years, usually in the fall. A day here and then a couple of days later. Customer service has always been good, but this past Monday Oct 8 was just a Better day for this for us. From the greeting at the front desk, to getting us our room, a very pleasant experience to start getting rid of Stress. The facility is just a blessing to us. Will be back next week for a few more days of rest and enjoying the beauty of the great smokey mountains in the fall. Lenny and Milly Waters, Morganton,GA

On Sept 23,2012 we were looking for a place in Pigeon Forge to spend a couple of days,plus we had a small pet. After checking three or four places, we were very fortunate to find River Place Inn. It provided us a pet friendly room, easy access out for our pet and all the convenience with it. It was also located in the middle of all the shopping areas. It was very clean and affordable. There is no doubt that place will be our selected place when we return. We were pleased and the hospitality was very warm and friendly. Thank You River Place Inn for having just what we needed. There was an amusement park within walking distance, very close.
