MANLY SHORES - OCEAN ROYALE


We rented the 2 bedroom flat for 4 weeks during the off season starting August 28, 2012. The place is a bit tired and the beds a bit saggy but otherwise the flat itself met our requirements. We took the flat, which was $1500 a week compared to Manly Shores other 2 bedroom offerings at $1200 per week (off peak rates, and negotiable) because it had a heated pool for my wife to do her exercises in.

The day after we arrived Manly Shores began a renovation of the pool. This work started at 7.30am with the screech of a tile cutting machine and continued spasmodically during the day. We were told by Manly Shores management that this activity would last three to five DAYS. Four WEEKS later we were still being woken at daybreak. Occasionally we could use the pool in the cool of the afternoon after the sun (and workmen) had left it. But it was too cold at that time, so effectively we had no use of the pool which was promised, and which formed the basis of our decision.

We talked to Manly Shores management about compensation for this, and the manager agreed that there should be some compensation, but having received our prepayment in full for the 4 weeks rent they had little incentive to do anything about it. And did not, nor do they respond to messages.

Our advice for anyone preparing to rent through Manly Shores, and in particular for Ocean Royale: speak to alternative Agents in Manly so you have competing prices, do not prepay before you have checked out that everything is working. Do not believe what management may tell you. Judging by the car park, there were very few other short term renters in September so you’ve got to question whether an advance booking is necessary at all. Certainly there is no need to prepay.

We stayed in Apartment 22 -The location is excellent The pool is a great addition . The lounge diner is a good sizeIt has a big master bedroom and small second bedroom and has a great balcony overlokking the sea. However the bathrooms are dated and the whole apartment had had an unpleasant smell probably from the old carpet and grubby curtains

We booked App 4 3 bed room appartement paid 3600 AUD per week, ok prime location, prime time of the year, but yes I did expect a clean appartement and found a dirty and smelly one, where old french fries were laying on the carpet, every dish had to be cleaned before use, the curtains were moulded, so the bedroom were smelly and one bedroom had no aircon etc....the service in the office was not helpful at all and confronted me, while complaining, with the statement we are a real estate company not a Hotel .... Ok never again these appartements, as there are other in Manly which we visited for same or similar price in similar locations

Excellent location, good access to stores and restaurants, very clean. Excellent beach and ocean views. I was here on a 10 day business trip and liked the convenience of renting an apartment rather than staying at a hotel. I've stayed at other apartments in the Manly area and this was cleaner and better appointed than the others. The building is well maintained and it is situated on a quieter end of the street. I plan to return to Manly next year and book at the Manly Ocean Royale.

Room Tip: Request an ocean view room.

We stayed in Unit 24 for a week with our two kids (Aged 10 & 11).
It was an amazing unit positioned perfectly on the Manly seafront /playground and promenade - it was a good safe 5 min walking distance from all main shops, bars and restaurants.

Accommodation
A spacious apartment with a nice new kitchen and bathrooms (2.5) with 3 good size bedrooms and comfortable bedding.
It was also great having a proper working washing machine and dryer in the unit, as well as cutlery/crockery ...where most holiday units only have a limited supply of wine glasses, plates etc and no laundry facilities.
There is also an in-ground pool which the kids loved, as well as a heated jacuzzi for the adults.

We enjoyed most evenings sipping sundowners overlooking the sea with amazing views all round, which made it a memorable holiday - we will definitely be back!!

We stayed in unit 3 during peak season - 1st week of January. Unit 4 - 3 Bdr unit was located on the ground floor outlooking the beach. Surprisingly convenient not having to take an elevator with baggage, groceries and boogie boards. Unit was clean, large and modern with complex having pool and 1/2 tennis court. 3 block walk to shops and ferry with many resonably priced restaurants and services. $500 per day compared well against other options on the beach in Victoria or Queensland.

Room Tip: Ground floor succeptable to patrons recovering tennis balls.

We loved this place. A fabulous apartment that could have been someones home. Very well/tastefully put together. We had a view overlooking the beach and sea!

We'd def go back and recommend to anyone!

Room Tip: Ask for the main building overlooking the sea. We were in apt 14!!
