“Cute Little Place Ideal for a Large Family (8 to 10 people)”

We stayed in one of the small bungalows (like a little hotel room with bath) for several days in May/June. It was hot. We love San Pancho, having taken several day trips there. We have friends there. We enjoy the beach and restaurants and small shops.

This place (with a larger house and three tiny "bungalows" surrounding a small but deep pool, in a small courtyard with an attached outdoor communal kitchen) seemed ideal for us. We love little places up cobblestoned dirt roads (with dogs, roosters, a tienda and friendly families lining them). This place is just that. There is a hill mid-way from the main road. We took a walk every morning, out to the main road, stopping at the tienda for breakfast snacks. The hill did become a challenge twice at night when bringing back groceries and take-out food. Huff-puff.

It's a 5-minute walk to the main road, Tercer Mundo, and then another 15-minute (or 10-min, if you're trying to speed-walk) on a well-paved and flat road 11 blocks to the beach. When we were there, a number of places were closed in town, being low season. Two beach bars are open at the beach end (La Perla and Las Palmas). Both are a nice respite after a long, hot walk. Several restaurants are open at night, closer to the beach.

Our room was as described (with the small bungalows having a nice bar fridge and coffee pot, but they have nothing else --- no TV or radio or hair dryer or other appliances). Very clean. Kitchen is stocked with appliances (microwave, blender, toaster, gas stove, etc.) and dishes, flatware, paper towels, oil, etc. for cooking. We had smoothies every morning and dinner leftovers a couple of nights.

Unfortunately, the property didn't work for us, as a couple. It would be great for a big family that took over the whole place. But, our little room was tiny and the lighting was "low" and we couldn't read at night. Reading or cards would be the main entertainment. Wifi did work well. The pool in the evening was very soothing but we could not be in the courtyard during the day, as it was so hot from the direct sun, so we spent all daytimes away from the site. Couldn't enjoy the property mid-day, especially since we were asked not to not use the A/C much. We just turned it on twice for a couple of minutes to cut the heat.

Our biggest disappointment was the extremely loud, rude, obnoxious family who took over two units (#4, the big one, and another small bungalow) and the common area on our first night --- drinking, yelling, laughing, playing music and doing cannon balls into the pool, just a few feet from our door/window, until almost 1am. We couldn't sleep and they left all their "stuff" all over the common area (the "shared" area) the next day.

Because the tiled courtyard area is so contained and small, it's a nice place for a group or family who all know each other, but it was actually scary for us to be in our small room, with all the intrusive behavior from people we didn't know. The only disturbances after they left were the loud morning roosters and roaming dogs (take a flashlight at night to avoid stepping in droppings) but the animals were friendly.

We wouldn't hesitate to rent this place (in a season where it's not so hot and humid) if we brought the whole family and occupied all rooms. It shows pride of ownership, with the cleanliness and craft touches. However, we would never take a chance again in staying in one of the little rooms, without knowing who else is there.

Cute well maintained place, but we did not want to be so far from the beach. Felt isolated. And it is more like 11-12 blocks up from the just beach - the second road into town. Loads of kudos for the family, who showed us their other little apartments nearer in town when they saw our disappointment. They could have said 'tough' this is what you reserved, but didn't. Truly a class act. We liked the little second story apt. Loved nearby restaurant Maria's.

“Beautiful bungalows, perfect for a vacation with the extended family”

This place is adorable, but is best for 10 or less adults. We were 12 and used up all the water twice. That meant no water until it came back on the next morning. The extra air mattress just wasn't comfortable for 2 adult cousins to share. Unfortunately there is a rooster farm across the street, ( the roosters crowed all night, with some loose ones crowing right outside the windows) and packs of dogs ran free and barked randomly throughout the night.

The bungalows were clean and very comfortable. It was so nice for each couple to have their own fridge in each bungalow. The showers delivered a ton of hot water, which is probably why the water ran out. (we also cooked and washed a lot of dishes with so many people.)

San Pancho is great and I would recommend this property for 5 couples who like to spend time together and can sleep deeply.
