I flew into England from the US and we had decided to go to Conwy Wales. We had our entire family on this trip which consisted of 29 people, representing 3 generations of our family (once in a life time excursion).

This hotel exhibited the kind of warm and friendly environment that makes B&B stays so famous. We were so impressed that many of the family members are trying to get back in the summer and would stay no where else.

I must say I would advise anyone to stay here! I am sure there are bigger and better hotels, but warmer? friendlier? I cannot imagine it.

When I am back in the UK and if a trip to Wales is on the books I will be staying at West Point again!

Having read the review "never been to such a dump in all my life" we just had to reply to the inaccuracies that was written, firstly the hotel does not smell (check all the other reviews, stating how clean the hotel is and no mention of any smell) payment is required on booking in (as per-usual in almost any hotel in the U K) the room mentioned is very clean the decor is blue and white, the duvet is dark blue, the sheets are light blue, (not gray or off white) all of which are very clean. All other reviews have stated "a clean hotel" even though some moaned trivially about no soap (guests are told on arrival that soap and shower gel is available if required) "mismatch sheets", "thin towels" even though quite a few go "missing" Were not offered a second cup of coffee (a coffee and chocolate machine serving a selection of dark roasted coffee beans in a variety of coffees, is available, for the guests to enjoy as many cups as they want) all this we can live with, but unclean and unfriendly absolutely not. We are proud of our hotel and good reputation, and we see our guests return on a regular basis. The proof of the pudding, "excellent value traditional B&B" was written by a professional reviewer covering 75 hotels. Trip advisor and any guests are most welcome to view any of the rooms at any time to prove us right. On the most recent inspection by the councils health inspector stated our kitchen is "extremely clean" also. We are not a five-star hotel, but for the price, you will not find a cleaner, friendlier, place to stay.

We stayed over for one night last week en route to the ferry crossing to Ireland at Holyhead.

It is easily found from the website directions and is in a fairly quiet location more towards Rhos-on-Sea. There is car parking on site and on the street outside.

We were given a very friendly welcome from the man behind the front desk (note to others: it helps to smile when you walk in) and he helped my husband carry our things to our room.
(I am temporarily disabled and he refused to allow me to carry anything)

The room was extremely large and had a double bed and a single bed, a walk in wardrobe and a small but adequate shower room.
There were adequate clean towels and the bedding was clean (slightly mismatched but who cares?) and the bed was very comfortable.
Everything was CLEAN.

It's a 5 minute walk to the seafront but it's pretty quiet and residential. We were amazed next morning to find out how many people were staying here! They were all so quiet - including a party of young and very polite lads.

Jan has to be the friendliest and nicest landlady I have ever encountered. She is a 'smiling person' - happy & cheerful and will do anything to help.

We too brought our dog and were delighted to be able to eat in a separate room at breakfast with our dog sitting under the table enjoying her own breakfast of bacon and sausage - all nicely cut up by Jan. Where else do you get that?

The full English breakfast was very good - I don't eat pork so Jan sorted me 2 hash browns and some extra tomatoes.

Yes a lot of the furniture is very fifties - but you know, that is the time these kind of hotels and resorts had a heyday. If times are hard then there will be no upgrading. We found it a delightful place to stop over and wouldn't hesitate to recommend it to anyone heading that way.

It's convenient, it's friendly, it's quiet, it's excellent value and it's CLEAN...what more does anyone want?

Well done Jan for being the friendliest landlady ever encountered :-)

We booked this is the basis of the reviews but were not impressed. We too got a very unfriendly welcome. The man asked for the balance of the payment, even though we had paid a deposit, as he put it "in case we left without paying".
Our room was small and very tired. I didn't like decor, bright green walls, blue and gold flowery carpet, dark brown duvet covers and cream and blue flowered valances. As we got to the room the man followed us with a wrench in his hand and asked if we wanted the heating on. When we asked how we could turn it off if it got too hot he said they controlled it from downstairs.
We had no soap and very thin towels which although very wet, were not changed for our second night. We had to stuff tissue into the cracks aroung the windows and the door to the room to stop them rattling during the night.
We were served coffee from a machine at breakfast and were not asked if we wanted a second cup. The cooked breakfast was of a poor quality, and how did they get the bacon so flat? The toast was white, no option of brown and there was no jam or marmalade.
The only positive things I can say are that it was clean and the beds were comfortable.
When we left the woman just said goodbye and did not ask if everything was alright, I suspect she did not want to know the answer.

This hotel was clean and the room well above average size. If you are not too bothered about it being modern this is the hotel for you.
We took our dog with us and this was one of the very few hotels that allowed you to take them and the owner was prepared to do him a breakfast with us in a separate room to other guests, which was really nice of her to offer. She was considerate to us and also considering other guests feelings aswell. Neither me or my partner could not fault her hospitality.
It was a quiet hotel and we all had a good night sleep even though we were on the main road.:0)

we arrived early afternoon at the hotel .the front door was locked so rung the bell and a young man answered asked if booked and invited us in we were asked to fill the register then promptly for the nights payment up front which we found unusual .
we were handed the keys and had to ask were the room was and no other welcoming conversation .
the room was ok and clean but in need of up dating one thing though was there was no toiletries for the ensuite eg SOAP!!
in the morning we were greeted by the proprietors this time and jan was very polite and more forth coming than the young man on our arrival she served us a good breakfast which was very nice.
think overall it was ok but need to work on arrival techniques and hotel in need of up dating
