Sometimes (fortunately rarely) those gushing TA reviews don't seem justified but in the case of the Boat House you can be assured that all the 5 star reviews that have gone before are appropriate. The only possible quibble is that the front rooms, whilst having the lovely sea view are on the main road and there is a bit of traffic noise but not particularly noticeable overnight. Also the next door property was at the time of our visit covered in scaffolding with some building work going on.

There's not much more to say really because its all been said. Enjoy your visit.

We stayed one night in this spectacular B&B and wished we could have stayed longer.Sara and Paul made us feel very welcome. Our room was beautiful, spacious.very clean.very comfortable with a marvellous view of the sea. Breakfast was wonderful,probably the best we've had anywhere.Great location with no problem parking.

We stayed for a weekend in room 5 and it was brilliant. The rooms are really comfortable and the views from the sea facing rooms are amazing. Everywhere is spotless, the breakfast is superb (the best vegetarian breakfasts I have had in hotels and meat eating hubby loved his too) and the hosts are warm and friendly. The location is spot on with a very short walk to the town centre where we had dinner at the Waterfront Bistro (TripAdvisor and Boathouse recommended) or an idyllic walk along the seaa front in the other direction. I could have sat there all day looking at the changing view depending on the weather. If you are going to Bute, stay here in one of the seaview rooms and leave some room for that breakfast....we can't wait to return. Thanks to Sara and Paul.

Room Tip: It's worth paying a bit extra for the sea view - stunning!

We booked the whole B&B for three days since our son was getting married at Mount Stuart.

Sara was very very friendly, helpful and a good laugh - despite having to deal with a bunch of our Spanis relatives who don't speak English!

All he rooms are very comfortable. Marta's mum had the disabled room downstairs - very bright and spacious. We had the double upstairs, facing the front. Fantastic views and a very little noise from the road - but when one of those noises was "whoosh, whoosh, whoosh, whoosh..." and you looked out and saw the paddle steamer Waverley going by - magic!

Seriously, the road at the front is in front of all the B&Bs in Rothesay, basically, and since the island traffic dies right off about 9pm, it is not an issue at all. Take the views, is my view.

Santi, however, had a room at the back and really enjoyed the view of greenery. So there are no "bad" rooms. The room without an en-suite came with a dressing gown too - nice touch.

Sara's best advice for the weekend - told the girls to get some sandwiches for lunch before wedding while they were doing their make-up etc.

Room Tip: First floor at the front had fabulous views - check out the PS Waverley's timetables!

Although I didn't get a sea view on this visit, the room was very clean and comfortable.
A warm welcome was received and breakfast was excellent. I wouldn't hesitate to stay again on future visits to Rothesay.
If Paul and Sarah ever offer an evening meal option then I wouldn't look any further than The Boat House.

Room Tip: rooms 8/9, 5 & 6 are favourites with front views across the bay

Just stayed three nights with my parents.. The disabled room and facilities were ideal. A short walk from the town and ferries. The room was superb with chic modern decor and great views of the Clyde estuary. What really impressed me was the attention to detail, from the welcome to the breakfast with locally sourced produce. Wonderful memories. We will be back. Highly recommended.

I doubt that you will find anywhere better than this on Bute. We too had a lovely big room and an excellent restaurant. Sara is a fabulous host who has managed to maintain the aire of someone who's house it is and yet from where she runs her business. Nothing is too much trouble for her and there is a real sense that she does want everyone to have just what they need. Can't fault anything except the age ol perennial of there being no fresh milk for your tea - just UHT as everywhere!
