Really nice place. Immaculate, clean and modern. Very friendly staff. Best breakfast I have had in Scotland so far.

It is actually better than 99% of any hotel I have ever stayed at.

Views from our room were spectacular.

Couldn't fault the place.

Stayed in the boat house for one night last week. Wished I had stayed longer. Everything about sara & pauls b&b is perfect. The welcome, decor, comfort, cleanliness, & not to forget the breakfast which set me up for the day.
Great place to stay.

We have just returned from our 5th stay at The Boat House and once again it was 1st class.
The whole house is spotlessly clean and beautifully decorated.
Sara and Paul always give you a warm welcome and make you feel at home.
The breakfast, whatever you choose, is fantastic, served by a lovely lady called Pat.
This really is our home from home!
Looking forward to our next visit in August.

Our visit was arranged as a surprise birthday present. Our room was beautiful and had a stunning view of Rothesay Bay towards The Kyles of Bute and Loch Striven. The food and hospitality were second to none, and Sarah and Paul had conspired with my partner to produce a bottle of champage on our arrival. We spent 3 days exploring old haunts and new places and were reluctant to leave.
We found the information on local eateries useful and accurate.

We only stayed for 1 night but wished we had booked in for more as our hosts Paul & Sara gave us a great welcome, the accommodation was 5 star & the breakfast fantastic.

Just returned from a short trip on the Isle of Bute to blow away the cobwebs. Following the reviews of the Boathouse my husband and I decided to opt for the Boat House and we were delighted that we did.
From the moment I called to book, Sara was friendly and very helpful, offering some advice on what was going on that weekend on the island.
They only had one room left, Room 10, and she kindly informed me this was a smaller room at the back of the house so there was no sea view. This did not bother us one bit.
Upon arrival we were warmly welcomed by Paul who showed us to our room, offered to carry bags and told us all the ins-and-outs of breakfast and what not. Real quality service if you ask me.
Ok, it was a bit of a climb to Room 10 but we were not disappointed. There wasn't much of a view but the room was spotless, tastefully decorated and had everything we needed. The information pack was thorough and gave good advice on where to eat. Much better than we expected.
We were also impressed by the lovely fresh breakfast. We decided to spoil ourselves and opt for the full Scottish which was tasty and fresh, not greasy at all, and on the second morning my husband sampled the smoked haddock and poached egg which he loved.
Over all the service in the Boat House was impeccable, the room was far superior to other B&B's we have visited and the other rooms looked stunning (I had a sneaky wee look when one of the doors was open!).
We met Sara on check out who was as friendly as she sounded on the phone.
I'm a regular traveller and can honestly say this is one of the nicest and best value B&B's I have visited. We'll be back and will bring some friends with us!

Room Tip: If this is your first trip to Rothesay, request a sea view. The rooms looked stunning.

We arrived at the Boat House to find a warm and welcome greeting from the painter in a blue boiler suit who was busy painting the front wall of the house, we were to find that he was Paul the owner, we imediately felt comfortable and the crack began. On entering the house we met Sara his other half, Fin and Mia the two children and not forgetting Auntie Pat. there was six in our party and we were very impressed by the decor cleanliness and service, .The breakfast room was suitable for guests with disability requirments and the disabled bedroom was more than comfortable. We had a great weekend it was excellent,We will all be going back to the Boat House that is for SURE.Sara and Paul were made for it they are so much more than anywhere we have ever been before THANK GUYS.You truly made Bridie,s weekend one she will never forget.
