We stayed at this hotel just for one night .It is an excellent position for the ferry.Just 10 mins walk along the lovely promenade. The owners are very welcoming and helpful carrying our small case to the bedroom for us. Our room on the 2nd floor was spotlessly clean. The breakfast was excellent . Would definitely recommend this hotel . Will definitely return.

We returned from Bute yesterday having stayed for 2 nights in the Bayview as our 'base' in Rothesay. Irene, the owner, was friendly and helpful from the moment we arrived, looking a bit scruffy and 'windswept' in our motorbike gear. She showed us to our room on the 2nd floor, which was very clean, bright and well equipped with everything we needed, plus a hairdryer that neither of us would know what to do with, a comfy sofa, coffee table and a very comfy bed.

Although it was a rear view room looking over some large back gardens we found this view pleasant in itself, however privacy in the room could be enhanced by the addition of net curtains in addition to the main heavy curtains, as there are properties higher up the hill backing onto this seafront hotel.

Breakfast comprised a buffet of fruit juice, cereals, fruits and yoghurt, the option of porridge, plus a cooked full breakfast or items selected from it - both cooked breakfasts were very good and contained exactly what we'd requested each day. The coffee was great and on the second day Irene had noted our requirement for a wake-up jolt and the coffee pot was waiting on the table for us. Nice touch :-)

Tables and chairs are provided at the front of the hotel for those wishing to sit outside and admire the stunning views across the bay. There are six parking spaces but these were on a slope unsuitable for our motorbike, however there is plenty of on-road parking which worked fine for us.

All in all we really can't fault this hotel and the great hospitality offered to us. Where the hotel is situated is also quiet in the evenings with little traffic or general noise, and it's easy walking distance to Rothesay centre, although there is also a bus stop nearby served by the regular buses that run around the island.

We breakfasted beside a couple who told us they'd stayed there annually for the last 12 years, and I can see us doing the same. Thanks again Irene for your warmth and for looking after us so well and making sightseeing recommendations, we really enjoyed our stay and would highly recommend the Bayview.

My husband was born and grew up in Rothesay but, having left the island over 30 years ago, this was a trip down memory lane for him. We received a warm welcome from Irene and our spacious room, with comfortable 4-poster bed, had a stunning view of Rothesay Bay. The full cooked Scottish breakfast was delicious. My hubby's father used to have a newsagent's shop years ago in Rothesay and Irene remembered him. I would highly recommend The Bayview. We drove all over the island until we ran out of road and had to turn back. The scenery is absolutely breathtaking.

Room Tip: Ask for a front room overlooking Rothesay Bay

We visited Bute to meet friends and enjoy what the island had to offer. The Bayview was recommended by our friend who holidays regularly in Rothesay and what the accommodation offered matched her recommendation. A beautiful location on Rothesay Bay and for us, Room 12 was a gem. As well as an uninterrupted view of the river in all its gentle splendour, the super king-sized bed and the freshness of the decor meant that sleep came easily after a full day. The ensuite was certainly adequate with hot, hot water. Don't forget to bring a shower cap!
We enjoyed a full breakfast with the local sausages going down well and lots of choice to accompany them.
The early check out time suited us but it might be less convenient for guests who want to stay for a later ferry back. It may be that luggage can be left in the hotel but it wasn't offered.

Warmly welcomed by Irene who changed our room from a garden view to a sea view. We were not disappointed with this. What an amazing view of Rothesay Bay. The sun sets were awesome to watch. Very comfortable room. Bed felt new and very comfortable with what seemed like new cotton bed linen. Room and en suite facilities were spotless. Breakfast was nicely cooked and presented with plenty of choice from cold buffet to traditional English (or scottish). Free WIFI which seemed amazingly fast. Thoroughly enjoyable stay.

Recently we had a 2 night stay in The Bayview as my husband had work to do in Rothesay. Our room was wonderful, with a 'view to live for'; the welcome and breakfasts were great; and Bute has amazing scenery, walks and treasures to visit.

A very clean and comfortable room with a gorgeous view. The house is lovely with a comfortable lounge to sit in. The breakfast was very nice and plentiful. The owners were very helpful and pleasant. It was the perfect base for our 4 night break on a beautiful island.
