Fantastic little hotel near Edinburgh. Probably best suited to people with a car as its a fair distance from Edinburgh (about a £30 taxi ride).

The rooms were clean and a good size, nice clean bathroom as well.

Yes we did notice the frayed edges on the staircase but hey, for £20 a night I can live with that! :)

Breakfast in the morning was your standard fat boys feast, blackpudding, sausages, beacon, mushrooms etc. However rather oddly hash browns were missing?

The staff were also very helpful.

Over all for what we got the hotel was fantastic value for money. We would stay again but dont expect 5 star appointments.

A business colleague booked this and before staying I saw the other review here. I was not looking forward to it! So I deliberately paid attention to what was on offer.

This is a business hotel, with added coach parties staying over-night. It looks pretty soul-less from the outside, but the staff were welcoming and efficient.

State of hotel decor: good; my room / bathroom was clean and no-smoking had been observed. Public areas were fine too. The only real "wear and tear" was to the edges of the carpet on the staircase to the first floor bedrooms. Kettle, TV, telephone and shower all worked - not always the case in UK hotels. In-room coffee, tea, chocolate, UHT milk and complimentary biscuits were provided, replaced when used and "in-date". The twin bedded room was bigger than many UK rooms. As in many business hotels, the only form of heating was electric convector heater. If its not June, July or August, you will want to close the window and turn on the heating when you arrive! [That's Scotland for you].

Restaurant / Bar Menu is limited and of reasonable pub food quality. Breakfast was ok - buffet style continental and full 'Scottish'. Cooked breakfast was all laid out in terrines. The only eggs were fried (in the Scottish tradition with plenty of fat around!) It may have been possible to order other eggs/food; I didn't ask.

Bar was lively to 1.00am and bar staff were also friendly and responsive. A problem with smoke in certain areas.

Location: easy to get to and to and from the motorway but nearer industrial / office areas than any attractive tourist stuff. No restaurants or pubs in immediate surroundings.

Value: We paid £49 a night including cooked breakfast. This is good value compared to some of the chain hotels / motels. A perfectly adequate business hotel for one or two nights; I have stayed in a lot worse for more money.

We had asked for a double but got twin beds - strange, as the hotel was not particularly full. We pushed the two singles together. Bad idea. The carpet underneath was absolutely filthy. We had to remake the beds, as the bottom sheet was only half on the bed with acres of sheet tucked under the end and nothing halfway up. There was no heating on in the room and we had to prise open the storage heater control panel to try to get to the controls. Decor tired; carpets worn on stairs; mould on shower curtain and sealant; very creaky floorboards everywhere. The noisy floorboards meant that, along with the heavy banging doors and difficult-to-open locks, any early risers couldn't help but wake up everybody else.

On the positive side, the staff were very pleasant, but not enough to make us ever stay there again!
