We booked this for a cheap one night stay to break a journey. It was extremely competitively priced but the rooms were clean, comfortable and pretty spacious. In the quiet Livingston Village (not the New Town) it looks like it would be nice in the summer months, an oldy worldy looking Inn.
Staff were pleasant and helpfull.
We will definitely go back to the resaurant, the evening meal we had was absolutely spot on. A Well done steak without a hint of pink and it was still juicy enough to melt in your mouth, Cheesecake is home made and delicious. Breakfast is freshly cooked to order so was also really nice.
Don't be fooled by the budget price, We have stayed in a lot worse 3 star hotels. I suspect this hotel is not clasified as they don't need to pay the agencies that manage the star rating, they propbably get a lot of repeat custom.

Room Tip: Our room had an adjoining room which was locked from our side so if you were a family you could open...

Nothing like the inviting photo's on the web; this place needs a lot of time, and a little money, spending on it to make it a place to revisit. It shows all the signs of once being a great inn but is now suffering from profit taking and very little re-investing in the business. The large restaurant seemed OK and the bar worked well but my two bedrooms were shocking and breakfasts were very miss able. No thanks.

I thought i would give this a try even though i could of stayed at over hotels double the price as my company was paying. I make no money personally.
So, whats the good and bad.
I found the staff really freindly and approachable.
The inn was quaint and inviting.
Restaurant was really nice and the food was to die for - well done chef, i can see why you was quite busy on week days.
Room - comfortable, clean and all the ammenities i required ie wireless, lcd screen, coffee/tea the usual.
Downfall - sorry to say this livingston inn but my water for the shower and bath only worked in stages. I had to wait for the bath maybe due to water pressure. Couldn't shower due to constant cut outs of water - sure you will check this.
Blinds for the window got stuck on the 1st pull but was rectified when i had returned.
I really dont complain and didnt as the rest of my stay was great and these were maybe the odd malfunction i didnt report.
Sure that if you looked hard enough that you could find faults with the rooms but nothing to be concerned about unless you want 5*.
Hints for the hotel: just that bit more love and attention for the rooms would make you a serious contender on price and quality. Ie even though i had extra clean bath towels my old ones wasnt removed to be cleaned from the night before even though i left them in a pile on the floor.
Water maybe was just a one off plumbing problem - will see next time in April as i will be returning. For the inn's defense i didnt report these being a typical english gentleman but im sure if i did they would of appreciated this. My fault - not the inn's. Sorry.
But all in all, very nice. Must try the evening meals.

Stayed overnight to attend a birthday party. We had a double room that was slightly on the small side but well equipped. Breakfast was cooked to order. For £40 per night you couldn't ask for more

I was a bit concerned by the reviews here but I had nothing to worry about. My room was clean and warm, I could have a nice shower, tv & trouser press worked, there was decent Wifi and staff were friendly and helpful. It is only 20mins from the airport and is very convienient for visiting my office in the adjacent Kirkton campus.

Added to that it is an inn which means it has a good bar, an acceptable resturant and a very comfortable atmosphere which pushes my review up from average to good.

There were downsides. The mattress was a little firm, the curtain a little thin, the room (5) a bit small and plain. There is some background fan noise in the room(but it is pretty unobtrusive).It is a small business so sometimes they are streched a little thin and paddling pretty hard under the water. BUT the room and resurant prices are very competitive and you need to set your expectations to 'realistic'.

I would happily stay here again on my next trip.

I am staying at this Hotel for the next three months and although the room is tired looking the staff are wonderfully friendly and the food in the resturant is lovely i would recommend the Haggis or the Sea food spagetti plus breakfast is very good. The walking times are a little low as it took about 25-30 minutes to walk to the center (Shopping) and its all up hill on the way back and BSKYB is about 20 minutes on foot. Make sure you bring your own iron as they do not have the facility. For the price you could not ask for more. I have rated this place as Very Good for the customer service alone. If your looking for upmarket dont stay here if you want a bed for the night, a decent meal and peace and quiet this is the place. Broadband speed is about 10mb and very stable. The local attractions are Hairdresser, beauty parlour, Chinese takeaway and village shop which is open until 6pm monday to friday and 5 pm at the weekend.

Do not stay at this hotel.seriously.the rooms are dirty.each room seems to have its own fan motor which kicks in every 15 minutes after 11 pm.the food is awful.i cant wait to leave .do not come here whatever your circumstances

The Inn is a old listed building were the rooms vary from single to double rooms, no twin rooms available, As the building is listed we have not been able to increase any of the rooms sizes however we feel the rooms are adequate in size and are a bargain at £50 per night including breakfast.
