The B&B is in an excellent location on the foreshore, with easy parking, and great views across the water to the isle of Cumbrae. It’s walking distance to the town centre and railway station.
I booked in for 3 nights and was allocated a beautiful attic room that was very spacious and furnished with two queen size beds. I actually had to choose which one to sleep in!
The B&B was a recommendation from a local who knew the owner. I was warned about the amazing breakfasts cooked by hostess Seona – a huge, hearty Scottish fry-up that included black pudding on one of the days. It was described as a substantial attack on my arteries and that it would set me up for the rest of the day.
Not everything went smoothly during my stay, but after all, it was a B&B and the family had a life to lead outside of the business. Overall, a very pleasant stay and recommended.

My brother and I had to come up from Dorset for my aunt's funeral so we booked two nights in a twin room at this establishment. The whole experience at Broom Lodge was wonderful, the room was clean, warm and very homely. The breakfast was magnificent, ample cereal, fruit and yoghurt and the cooked Scottish breakfast was so large and lovely that we struggled to finish it! The Lady owner made us so very welcome and she was very 'bubbly', kind and elegant! If you are looking for a great Bed & Breakfast establishment with very reasonable rates, within a couple of minutes walking distance on the centre of Largs shopping and restaurant area, but on a very quiet side road with stunning sea views and ample unrestricted parking then stay here; they have single, double, twin and family rooms and huge wonderful breakfasts!!

Room Tip: Book early as the Bed & Breakfast establishment has only a small number of rooms.

We had a very comfortable one night stay with friends. Seona and Holly were very welcoming and attentive. The rooms were comfortable, spacious and quiet, and the breakfast excellent. The location is ideal - only about 5 mins walk from the centre of town, and there is a lovely view from the front of the house. Parking is on street. We would certainly stay there again. (There few a few minor reasons for not giving a 5 star rating - we had to ask for towels, milk and a glass for the room, a shower head was loose, and a radiator control did not work).

Room Tip: Rooms on the front of the house have spectacular views.

Our 4th visit was perfect again, Seona and family are warm and accomadating and always go the extra mile. Thankyou Seona.
Room was clean and fresh, wonderful views and just the right walking distance from town centre. The trip by ferry to Cumbrae and hiring a bike was brill.
Broom lodge has always accomadated us motorcyclists too even offering the private garage for security although security is not a worry. Once there was 10 of us!
Food and choice is ample, we love the place and will return.

Greeted with a warm welcome from the host- Seona, could not do enough to advise us on places to eat/places to see. Breakfast was wonderful, My boyfriend loved it especially as there was a wide range of food available from fry ups to fresh fruit. Room was cosy and very clean and welcoming with stunning view of the sea. Money well spent, will definitely be returning. Cant understand negative review??? Well worth a stay :)

My daughter and i stayed at Broomlodge and found it very hospitable. The room was twin bedded and was fresh and clean. Breakfast was wonderful with many cereals, fruit juices and fresh fruit available. We had our choice of many hot breakfasts including vegetarian (good for me). Mrs Mills was a wonderful host and nothing was to much trouble for her. Our room faced onto the hills at the back and the view every morning was fantastic. A great place to stay, would highly recommend it. Will be back with out a doubt.

a warm and friendly welcome, shown to our room and it was as pictured on the website, large and clean, ensuite left a bit to be desired, the shower was a good one, but the hot water in the basin was an orange colour, used cold water for my shave. from the early evening to late at night all we could hear was doors banging and loud music coming from downstairs , presumably the owners and their children, we had been told that the lady of the house wouldn't be in to do breakfast in the morning, as they were off out for the night and that breakfast would be done by a young blonde girl. for breakfast we were asked if we would like some coffee or tea, there was no de-caff so i had orange juice and when this was brought in we were invited to have some cereal or she could make some toast or if wanted she could make some bacon for us, i didnt want to put the girl to too much trouble so i asked for toast and my partner had some cereal. our second night was much quieter from downstairs, presumably because mum and dad were back and for breakfast the next morning we were offered a full cooked breakfast straightaway, which was very nice and filling. oh one last thing, the windows weren't a particularly good fit, during the second night it was blowing a gale and raining, the cold draught was not good and we pulled the curtains back to find a pool of water on the window sill, even though the windows were shut tight.
one other thing, it is guest friendly in other b+b's/ hotels to tidy the room, empty bins, replace any tea, coffee and milk that had been used etc during the day when the guests are out, this was not done

Room Tip: maybe one at front for the view
