We had a lovely three night stay at the Rosaburn Lodge guest house. The house is beautiful, our room was bright, spotlessly clean, and beds very comfortable. Our hosts were lovely, very helpful and gave us lots of information regarding restaurants and the island. Our breakfast was cooked to perfection. I loved the beautifully kept garden with the river running through it, so tranquil and relaxing. I would love to stay here again if we come back to Arran. Thank you Paul and Leen

Our first evening did feel a little strange. I had to ask for the wifi code but when it arrived, the strength was good. The room was rather small with shabby furnitureI and I wished we had booked the suite but the beds were fine and we enjoyed having a bath. The TV is very small but I don't go on holiday to watch TV. There were not enough sockets for charging iPads and phones do we were juggling. The mirror over the table was ridiculously small. Once we had a moan about the silly milk capsules, Lin gave us a jug and put our own milk carton in the fridge. Breakfast was fine. We didn't mind having to choose our preference the night before. The room was cold but the heating was turned on later in the evening. A ten minute walk into Bridick. Fiddlers and the Bridick Bistro are good but expensive. Recommend the Ormidale Hotel for a cheap meal and the Pier Hotel in Lamlash.

Room Tip: Ask for the suite. It's not much more expensive but does not have a bath.

We booked late and were surprised to see no availability in the island for a mid-week break, so we were glad to find this B&B which looked perfect on the website. On arrival we were surprised with the chilly welcome and so many rules. The house has so many doors compartmentalising the area we are allowed in we felt as intruders. No wifi. The room was weird, crammed and cold. Bathroom was nice but the folding door extremely noisy. TV so small in such a long and thin room that it was hard to read anything on screen. Breakfast had to be ordered by 8pm and served only 8:30-9am. Average. Would not come back.

We stayed for 3 nights, and had booked before we saw the reviews. As little else was available with such short notice, we decided to hope for the best. As it turned out, we had a lovely stay, those negative reviews are really far from our experience. We were the only guest, and it was quiet and comfortable. Breakfast was excellent, especially the kippers. The location for walkers is absolutely supurb: either to walk back to Brodick along the burn and coast, or for climbing Goatfell. The garden is lovely, backing onto the burn which has a resident otter (although we missed it by a few minutes). The owners told us that those negative reviews were from people who weren't good guests - if only they could be rated as well. Fair enough.

Rosaburn Lodge looked delightful but we were disappointed by the bitter cold inside the house. Despite my having booked our rooms months before they had not been pre-heated and were freezing cold.

We were also dismayed by the list of restrictions; only moderate drinking allowed, no noise allowed after 10pm, breakfast served only between 8.30 and 9.00. In addition, we were told to use the same table every day and pre-order our choice of breakfast the night before "to make their life easier".

I was left with the feeling that far from being regarded as valued guests and customers of their business, we were a nuisance and an intrusion. The whole atmosphere spoiled a holiday with my loved ones that I had been looking forward to for weeks.

This place is as expensive as the hotel we'd stayed in the previous weekend, but provided much less comfort, fewer amenities and a poor quality breakfast with very limited choice. There is no wifi at all and they only take cash or cheque payments. Not what today's holiday maker expects at those prices.

I agree with a previous reviewer that this couple should not be in the hospitality business as they are clearly unable to make guests feel welcome or provide them with what they want.

My advice would be to stay anywhere else but here.
