Booked this holiday whilst searching for a break that we could take the dog. The caravan was very clean and well presented, and everything clean and tidy. Although bedding was provided on check in, towels are rented on request for a small charge and deposit.

The on site entertainment appeared to be aimed at younger children, with bingo etc in the evening.

The complex is quite close to the beach and you can take dogs - they have sections on the beach (further down).

Dawlish Warren is a small resort, with a fun fair for younger children, and a few shops and restaurants. As our children are teenagers there was little to interest them, but there is a train station with trains to Torquay and Exeter - and the train runs right along the coast. Dawlish itself is a 30-40 walk away, and offers a better variety of restaurants and shops. We also saw the black swans here, and the village is quite pretty.

I would perhaps recommend to younger families and those with pets.

Thank you for taking the time to write a review, we're pleased that you found our accommodation and location to your liking. Thanks for pointing out about the beach with an area for dogs - they are allowed on the beach from groynes 3 - 9 and there is also a separate tidal beach near Red Rock that is a little closer and dog friendly. We're sorry that your teenagers found little to do, but hope they were able to enjoy the free WiFi on site and the trips that you made on the train. Thank you for your recommendation and for choosing us for your Devon break.

This is the third time we have visited the site and the third excellent trip we've had. This time we stayed on a Monday-Friday break again in a Wavesurfer bungalow. Arrived on the site just before 12 noon on the August bank holiday Monday, visited check in and were told we had to come back at 1pm to see if we could get in to our unit, popped into the club and got a drink, and some food, then back to reception at 1pm and were given the keys to the bungalow, so in nice and early which was good after a long drive.

Bungalow was identical to last year, clean, decent TV and nice kitchen area, and a decent size for us (3 adults, 1 child and an infant). Nice patio area again, pleasant place to eat breakfast and chill out, comfortable beds. Definitely the way to stay here if you don't want the expense of a lodge.

Club amenities good, though the whole place could do with brightening up a bit though appreciate it's not easy with that kind of space, does remind me a bit of Phoenix Nights but never had a problem finding a table and bar service great. Would be nice to have a better selection of draft lagers - Carling/Coors/Grolsch is a pretty dreadful selection but the Sharps ales and ciders are great! Bar prices reasonably good it has to be said and compare well to my local. Pizzas from the takeaway are not the best, a bit like the frozen ones from the supermarket but filled a hole, chips etc all pretty nice.

Entertainment the usual, kids loved the shows etc but not so much of the 'mini disco' type party dances, my daughter was looking forward to these but on our 4 nights only came across this once during the kids section due to a talent contest and 2 nights of Mr Poodlebum.... there was also one after the late show that we stayed for on one night but a bit late for the majority. Entertainment staff excellent though, great energy and interaction with the kids. Shows and games very good, not really interested in the bingo but that's just us, and on this kind of site we are definitely in the minority with that one!

Swimming pool is good fun and well maintained, it's just a shame that on 2 of our visits the same 3 idiot teenagers were acting as if they were the only 3 there, launching a ball at high speed across the length of one of the pools and generally not caring who got in their way. Lifeguard was on the ball with them though.

Pottery painting is a great way to pass the time on a rainy day, my daughter loves this and enjoyed it again this year! Chips from the chippy outside the site good, didn't have a full meal from there as found it very expensive. Useful shop (Geralds) and lovely bakery over the road from the site.

Dawlish Warren is a great place for a holiday and from what I've seen the Welcome looks like the best site to stay at. Beach has been built up and is fantastic, amusements, fair and decent pub (Boathouse) as well as a few tourist shops. Train just around the corner so don't need to use the car if you don't wish to and the walk to Dawlish is a nice way to spend some time.

Overall a great stay again and we'll be back next year.

We stayed here for 4 days in a caravan which was clean and well appointed. The site is lovely and clean. We found parking space near to our caravan when we arrived and returning from days out with no problem.There's a small children's playground, 2 large swimming pools and baby pool, I found the chlorine so strong though I had to get out but I am extra sensitive to this. The evening entertainment is superb with enough for kids and adults to appreciate. Quick service at the bar too. There is an amusement arcade on-site which kept the kids entertained. Just a 5 minute walk away is a Finland with rides, shops and places to eat which we went to a lot. Would recommend this site for families and plan to return another time.

We're sorry that you found the chlorine in the pool too strong. A lot of effort goes into ensuring the chlorine levels are correct and they are checked at least 3 times a day. Very clean park. Staff seemed friendly. Caravan was clean. Only set back seemed to be lack of parking to be near your caravan. Evening entertainment once the kids entertainment has finished was very good. The clubhouse is big and tables crammed in which when busy makes it very difficult to move about. Had an unexpected surprise when we arrived of tea,coffee,biscuits etc left on table for us and also a kids welcome pack with games, cards and inflatable ball for the pool. The swimming pool very clean and when we went seemed plenty of space

We’re sorry you found the parking system not to your liking. We deliberately chose not to do the typical caravan park layout where you can park your car alongside each accommodation as we prefer our guests to see a much more pleasing outlook – beautifully landscaped gardens with communal areas for the children to play safely.

That said, we have plenty of parking areas next to (or very close to) various holiday homes. These are normally allocated to people who have walking difficulties. Our staff are always happy to help, should guests who have difficulties need assistance.

We’re pleased you enjoyed the many facilities on the Park and hope you will return sometime in the future.

Have been a few times in the past, it was our first time with the kiddies they loved it 10/10 Mark and the team are great, food & prices are very good, can't wait to go back. Accommodation was spotless.
