Upon arrival the car park location wasn't clear (if you have been sent via back lanes with GPS)
so the Hotel Grounds were well kept and looked good for the time of year, the ''new Spa'' is near completion (so we were told) so at the mo still some building/ground works going on...
Inside the Manor we were greeted by very friendly staff members...:) we were asked if we wanted to be seated inside or outside, we went for inside altho it was lovely and sunny was still a tad to chiily to be sat out for a while. The room was lovely and cosy, comfortable sofa's it felt sort of homely like...the staff were very friendly and chatty, told us a little about the Manor :)
Well when the brought out the afternoon tea.. OMG it looked amassing, we were told what the cakes/deserts were by the friendly staff member...., by this time we were drooling...:) we tucked in....deeeelisssshious..:):)

it was a perfect Wedding anniversary day..

Thank you Northcote Manor :)

I am delighted that you enjoyed your anniversary with us and that the Full afternoon tea made it perfect. The spa is now open and an amazing place to come and have a spa day, full afternoon tea or light lunch.

The long approach to the house and exterior are beautiful.
The entrance and bar are pleasant but there is a large seating area with couches leading into the restaurant. The place feels like it has an aversion to doors and some have been removed making it feel like you're sitting in a corridor. The restaurant lacks character because of the openness and shape and people walking through to the annexe rooms. It feels like being in a hospital ward with tables instead of beds. It all feels too regimented.
The evening meal was very good but expensive if we hadn't been staying on a dinner B&B deal. To charge £5 for coffee at the end of a £49.50 3 course meal is disappointing. The service was good
The breakfast room is a conservatory with a drab wooden floor and dark red chairs. It feels austere and unwelcoming. The breakfast was poor, a very restricted selection of cold buffet poorly presented. The cooked breakfast was dry and just one of everything.
The suite was a good size but the furniture was depressing, mismatched in a bad way. The decor was drab. The bed was very comfortable. The rooms do need to have some flair and wow factor.
The bathroom was large and the bath was great. However I don't like written reminders telling me to 'appreciate' that they are only for my use whilst staying there and they can be purchased at reception! There was a small glass shelf above the sink but this meant I had to leave toiletries in my bag on the floor. The fixtures and fittings need an upgrade.

Dear Sir/Madam,
i am truly sorry to read your review and slightly confused as to some of the content. Our hotel has many doors but we do have a lovely open planned lounge area with lovely character seating that leads to our award winning restaurant with crisp white table cloths, fresh bud vases, tea lights and candle light, comfortable fabric chairs, welcoming and friendly staff, and then we have our murials throughout the lounge and restaurant that give a lovely conversation piece to add to our relaxed atmosphere. Our dinner menu price does include canapes, bouche, and 3 courses from our choice dinner menu which uses only the very best of free range local produce, with its 2 AA rosettes our food is one of the highlights of our guests stay. The coffee and petit fours are an optional extra.
I am sorry you didn't like your breakfast but we do feel our fresh buffet area although not with massive selection of items does give a very healthy and fresh start to our guests day, the cooked breakfast can always be added to if a guest wishes to have more than one thing of something. We wish to try to ensure that all our guests have an enjoyable stay with us but do concede that we can't please everyone all the time. We wish you a lovely summer.

Northcote Manor is a little hard to find using Google GPS which sends you along some remote narrow roads to the back of the hotel and its estate. Look for the long drive entrance from the main road. A beautiful old manor house, nicely furnished and, I am told, the new spa building opens in two weeks' time. The dinner menu is £49.50 for three courses, £38.50 for two, and coffee with petit fours £5.00. Canapes are served, one of which was a warm cheese puff plus a petit salmon roulade, then an amuse bouche which was a tomato soup with balsamic oil served in an elegant small bowl. Also at the table a nice jug of non-chlorinated water (all other restaurants please note!) We both chose the mosaic of Aylesbury Duckling with jelly and a side bowl of piccalilli salad and finger toast. Looked and tested excellent. Then for me a Ryeland lamb with red peppers and polenta. The meat was outstanding, and a generous helping. My companion had a tournedos of Devon Red Beef. Again outstanding and generous in quality and presentation. Just one dessert but I forgot to make a note of it. One bottle of Artemesia Sicilian Nero D'Avola 2016 (£36). Not cheap but good enough for me to want to order some for home if I can find it.
The table, napery, glasses, crockery were all immaculate as was the service by several young very pleasant staff. Altogether a very happy evening, and worth the £129 bill which said at the bottom 'gratuities are left totally at your discretion'.

Booked as a last minute break on Secret Escapes for a one night stay in a suite room with dinner.
We were given the Orchard Suite which was lovely - big with a king bed and beautiful views over the front gardens and beyond. The bathroom had both bath and separate shower and plenty of good toiletries. There was a good TV with many channels, some nice biscuits, mints, apples and two bottles of water (but no fridge to keep them cool). Old building so no A/C but we just opened the windows - it was so peaceful, apart from the sheep!
Dinner was an excellent 3 courses with the beef main being the highlight for me and the lamb for my wife (although she would have liked a bit more!)
Breakfast had a rather limited buffet selection but the cooked to order full English was fantastic, easily one of the best we've ever had with an enormous sausage!
We found a laminated map of the grounds showing paths and points of interest so went for a walk. The grounds are lovely but really need to be better maintained to show off their full potential - a lot of the paths were overgrown with grass and weeds. Also the map showed a tennis court and viewpoint - the viewpoint is now a new swimming pool/spa which is still being built and currently fenced off but we went and had a look through the windows and it looks like it will be excellent, with a view to match. The tennis court is non-existant, currently serving as a building site for the spa but it will be great if they can reinstate this when the spa as finished.
All staff we met were helpful and friendly - particularly Simon who was everywhere - checking us in and showing us around, seating us for dinner and also for breakfast!
We slept very well, enjoyed our stay and would love to return when the pool is finished and open!

Room tip: Our room, the Orchard Suite was large with great views accross the front gardens

We treated ourselves last week with a visit to northcote country manor for an afternoon tea and my goodness it was a treat.
The sandwiches were tasty on a variety of breads and no crusts.
The deserts were incredibly plentiful and we struggled to finished them.
There was background music, the staff were attentive, warm and welcoming and nothing was too much trouble.
Would recommend to anyone, best afternoon I had.
