This place has gotten some bum reviews, so I did not have high expectations. I did mention when booking through the resort that I had read very mixed reviews here on TripAdvisor. He assured me that the villa he booked for us was a very nice one. He was right. We had an Oceanfront villa on the 2nd floor of the B building. It was a small one bedroom but perfect for our family of three. After staying here I now would not mind looking into a time share. The pool was large as advertised and there was a tiki-bar next to it with restroom facilities and sno-cones for the kids. The walk to the beach is nice and we just truly enjoyed everything about our way-too-short two night stay. If only I could be typing this on a laptop while sitting on the balcony. Maybe next time...

We rented unit A338 directly from the owner who was a pleasure to work with. He is very organized & provided us with island information before we ever arrived. Here is a link to the property: http://www.vrbo.com/178761
Because we rented from a private owner, we did not need to check-in at the main resort building. We took our reservation letter to the guard station and they issued a parking pass to us. The employees at the guard station aren't very friendly, kinda cranky. Luckily we didn't have to interact with them except when they waved us past each day.
This one bedroom condo was the perfect fit for our family of four. My husband and I slept in the bedroom on the queen-size bed. The bedroom was very well-decorated. It's a small room but still had a decent-sized closet with plenty of hangers & hooks, a tall dresser, bedside tables, headboard with plenty of shelf space.
The kids slept on the hallway bunkbeds. They were covered with adorable quilts. All of the bedding was very comfy and the pillows were soft.
There was one bathroom with access from both the bedroom and the hallway. We found plenty of towels & 4 rolls of toilet paper. There were two bars of soap left by the housekeepers. Everything in the bathroom was in proper working order. Nice showerhead & good water pressure. A hair dryer was provided.
I had planned to fix most of our meals in the condo to save money on eating out. Upon learning this, the owner warned me that the kitchen is small. He was right, sort of. The oven is not full-size, nor is the dishwasher. But the microwave & refrigerator are. And I found absolutely everything I needed to cook our meals. The cabinets are filled with pots & pans, cooking gadgets & lovely dishes. The only thing they don't keep on-hand are food items like sugar & spices (to avoid attracting bugs). I brought along some basic spices -- it was worth it to bring them rather than stay in a bug-infested unit. We ate happily all week.
The dining room table had 4 chairs and there were two bar stools so there was plenty of room for eating. The dining table and entertainment center are wicker & look a little dated. They're the only pieces in the whole condo that look like they haven't been replaced recently. The couch is super-soft and the pull-out bed is very comfy for napping (nobody in our group slept there overnight). There was cable internet hook-up so bring your laptop. We used it to get directions & info on local restaurants & attractions.
The porch is small but has 4 brand new chairs and a bistro table. The kids loved eating lunch out there. There are also hooks for hanging up swimsuits & towels. Don't make the mistake of hanging them over the balcony or you'll get scolded by property management -- we did.
At the front door, there is a foyer with a bench, a shelf and more hooks. It's the perfect place to shed all the sandy beach items and store them for your next trip. Just outside the front door is a corral where you can put larger outdoor items.
A beach view was not a priority to us so we didn't mind that our condo basically faced the parking lot. It was in a quiet part of the resort. There isn't a beach access at the end of our building so there was very little traffic. My kids were able to ride their bikes in the parking lot without worrying too much about cars. There was a path that took us to the next building & beach access. The smaller pool was just around the corner and was rarely crowded. The main pool was a bit longer walk in the other direction. It was usually busy but we never had trouble finding a deck chair. And the pool itself was big enough that we didn't feel cramped. We were never confronted about our right to use the pool (as another reviewer suggested) but there was a resort employee at the pool area who was very helpful when I needed information.
In fact we found all of the resort staff to be friendly and helpful (except the guards, LOL). The groundskeepers worked every day to keep the area looking beautiful. The landscaping is lovely and well-kept. We constantly saw repairs going on for worn-out equipment (door mechanisms, paint).
We spent almost every day at the beach. I could barely get my kids to leave the sand. It can get a little crowded near the main beach access. So we would access the beach at the southernmost point near Admirals Row and walk even further south. Right next to the resort are several private residences. The beach was never crowded in that area -- and it wasn't really very far to walk. There were outside showers to rinse off and foot scrubbers to clean your sneakers after bike rides on the beach.
There were two cookout areas near our building. They had small & large charcoal grills -- with a grill scrubber -- and picnic tables for eating. We enjoyed cooking out and meeting some of the other folks staying at the resort.
(There were a couple of resort features that we never got around to using -- the tennis courts, the playground and the exercise facility -- so I can't comment on them)
Anyone who stays at the resort should be aware of the open & closing times for various services. The pools were 9a-9p. The laundry room, which was just one floor down from our condo, is open 7:30a-11p. We accidentally loaded up some washers at 10:45p before we read the sign. The security guard was nice enough to leave the room open until we could get our clothes in the dryer.
HHIB&T is located on the north side of Hilton Head Island and we found the traffic to be lighter than the southern part of the island. One day we discovered Jarvis Creek Park just off of Hwy 278 on the northside. It's a great place to take the kids for some time away from the beach. The creek has a resident alligator that you might be lucky enough to spot. There's a playground & bathroom facilities. There are plenty of open fields -- my kids tried out their new boomerang there. And there are nature trails to explore.
Hilton Head Island has bike trails over practically every square inch. It is a VERY bike-friendly place. We loved biking the trails and biking on the beach at sunset.
The only negative thing about our trip was the heat. It was miserably hot & humid some days. That's to be expected during the summer months. But with our condo located on the top floor of the building, it was difficult to keep it cool during the hottest portion of the day. That was usually when we went to the pool or toured the island.
We were able to take advantage of a special price offer from the owner and for the entire week (Sat-Sat) we paid $525. I couldn't believe how lucky we were to have such a nice condo for such a small price. If you're thinking of vacationing in Hilton Head, you should definitely check out the listing above & get in contact with the owner.

First, I want to note that we stayed here for free. My husband and I shared a one bedroom (A324) apartment with another couple July 8-12. The resort itself is a bit older but clean and well-groomed. We initially were offered a 3-bedroom condo in the very back of the resort, but that would've been a very long walk to the beach. The 2-bedroom condo we were offered was supposed to be ocean view, but that means you might see a sliver of water if you lean as far as possible off the side balcony without falling off. So, we opted for the beachfront room.

The room itself was very small. It had a tiny bedroom, two bunkbeds built into the wall in the hallway and a pullout couch. The bedroom was hardly any wider than the double-bed it housed and the closet was small.

They provide towels, sheets and a kitchen with dishes, utensils and a small dishwasher but there is no maid service. You must take your own trash out and provide your own trash bags if you use the one they leave you (which is small). They also provide a roll of toilet paper and a hotel bar of soap to get you started, but you must provide your own after that. THere is a small oven that took a while to warm up, but the full-size fridge worked fine.

The decor was beachy in our room but outdated. It had white wicker furniture and baby blue, ocean-themed curtains. They did have a flat-screen tv, cable and in-room internet service, which was nice if it was raining or while you were having breakfast. our balcony was small but it was enough for 4 people, if a bit cramped. We had to walk across a boardwalk over a marshy area to get to the beach, but we could see it well from our balcony.

the beach itself is very wide and nice during low tide. There's still plenty of beach area even when the tide is in. you must provide all of your beach essentials, such as towels and chairs. They say no alcohol or fireworks on the beach, but we saw both every day and nobody ever said anything.

The resort had a complex with a sports bar that was decent, with a nice outdoor patio that had both covered and uncovered areas. There was a beach bar that was ok. It served a few items like wraps and burgers, but had a decent drink menu. it's right next to the pool, which looked very big and seemed clean. The beach bar area was very dirty one day when we went up there. trash cans were overflowing and nobody was taking their plates back up to the bar, rather just leaving them on the tables. I blame customers for that, not the resort. We finally told someone about the mess and they came out right away and cleaned up. It was raining one day and the beach bar was planning to close. we asked if they would stay open a while longer if we came up for lunch and some drinks. their reply was "only if it's worth our while." obviously, got in the car and found a place for lunch.

If you go to Hilton Head, be prepared to eat early. The sports bar stops serving food at 9 p.m., not a minute later. The beach bar stops serving food at 3 p.m. Other restaurants on the island closed at 10 p.m. and refused to serve us at 10:05. We heard this island caters to young families and the elderly, which eat early. That's hard to do though when it's a nice day and the sun doesn't go down until 9 p.m. After several restaurants gave us an attitude about wanting to eat at 10 p.m., we found Marley's, which was really fun, had great food and stayed open until 11. They even called a taxi for us when we were ready and didn't watch over us, waiting for us to leave.

In all, this place is fine if you're looking for a cheap getaway. Don't expect much. It's very basic. They list the rate as $1200/week. I wouldn't pay more than $500. Hilton Head is a nice place for families though and a beautiful island, much better than touristy areas like Myrtle or Virginia beach.

We stayed in AR439 and it was falling apart. The bathroom floor in the master bedroom
was buckled up, underneath the bathroom sink was leaking everywhere, the ceiling had water stains on it, the television was so old there was no place to hook the DVD player, so we couldn't use it. The couch in the living room was broken and we were unable to use it for a bed for the kids so they had to sleep on the couch and love seat. It needs to be updated from top to bottom, we left 2 days early because it was so depressing.

This is a resort with everything, the best beach on HHI and has
tennis, bike rentals, two great pools, a beach bar, etc. Well-maintained grounds, playground for kids, etc. Don't rent thru the on-site rentals, go online and find owners who have posted pics of refurbished units. www.beachloversparadise.com is one we used but www.VRBO.com is one with many listings. Note - this is NOT a hotel, and these are privately owned villas! Not a luxury resort but still great. We loved it there and can't believe the prices some owners will offer. If worried about the view, ask owner and check pics. The condo we rented was lovely, bright, clean and well-maintained. Huge pool, too. In this economy, this is a steal of a deal if you do your research. Lots of wildlife to see, tennis courts on-site as well as bike rentals and small fitness center.
