We rented a villa here through VRBO, and we loved every bit of it! The resort is great, pool area is HUGE and the tiki bar/cafe is right next to it with snacks, drinks, music and restrooms. Walkways right to the beach, so convenient. There's even an on-site bike rental kiosk, with bikes and accessories (pull-behind wagons, seats and trainers for the little ones) for the whole family. I loved the very laid-back, family friendly atmosphere of the entire resort. We didn't eat at any of the on-site restaurants, so I can't comment on them, but maybe next time we go back, we'll give them a try.
My favorite aspect of the resort was the safety and security that was ever present. Vehicles couldn't be on property without first going through the security gate to ensure they had a pass. And security was making regular rounds on their golf carts here and there throughout the resort, especially at night.
The only negative I could even think of is the poor WiFi and cell reception, but as I understand it, that is an island-wide problem, and not specific to HHB&T. (I think another reviewer mentioned finding out AFTER the fact that the villa buildings' WiFi signal is only for laptops? I concur it would have been helpful to know this before hand)
We will be back!

Room Tip: B and C Oceanfront Villas are closest to the pool; For a TRUE ocean view, make sure you get a second floor or above unit, as any first floor oceanview units are more of a 'sliver of a glimpse' above the greenery and dunes.

Thanks for the description of our resort as laid-back and family-friendly. We couldn’t ask for any more accurate depiction of this Hilton Head mid-island resort, located on the beach, with a great tennis program, a HUGE pool (as you mentioned), and several fine restaurants, which we encourage you to try the next time you’re here. You and your kids will love the pizza at Gator’z and our family-oriented Bali Hai restaurant offers some of the best food (with generous portions at a great price) on the island. You’re correct in noting that wi-fi service on the island has been a challenge, but our Town administrators have heard our call for improvement and it's highly likely that things will be better when you return.

Stayed here week of 7/7/12. I told the owner that my parents would stay with us for 3 nights, and she told me I need to pay an extra $50 for them, and $50 security deposit as well, after I had sent her my cashiers check that was suppose to include ALL FEES and TAXES. I drove to owners residence to leave the additional money. Inside the unit, there were not enough towel sets for each person (there were only 5 of us, and unit sleeps 6). I asked Joan if she could please have someone bring the 5th set of towels, and her response was, "Amy, I'm sure you will make a trip to Wal-mart where you can just pick up an extra set of towels." HORRIBLE, especially after asking me to pay an additional $50 for my parents. Kitchen is sooo old, that you cannot cook meals there. Freezer does not freeze anything, not even our bottled water. Beds were not fully made, the maid left the top sheet folded on top of comforters. Pillows are OLD!! Old and bumpy like theyve been through the washer a few times. Only provided one roll of toilet paper as well. There is no ocean view like they advertise. Poorly designed complex.

As those who spend some time on Trip Advisor may have realized by now, reviews of the experience at the Hilton Head Island Beach and Tennis Resort can vary. There’s a reason for that. Every one of the 850+ units at the resort is privately owned and some owners choose to rent their properties themselves (widely known as VRBO – Vacation Rental By Owner). About 150 properties are managed by the resort itself and to the degree practicable those units adhere to standards set by the resort. The others are sometimes inconsistent. The resort actually rates its rentals “gold” or “silver” and photos of the units are posted on the booking page of our website https://reservations.hhibeachandtennis.com/V1WebControls/Custom/TabbedUI.aspx
so you can pick and choose particular properties and configurations before you get here. We believe we excel in location, value and customer service. The best way to guarantee that is to book through the resort.

My daughter & I wanted to stay at a beach front resort. Boy, were we surprised. It was beach front, but definitely not a resort. No handicap access to the villas, (We had to lug our suitcases up the stairs). The condo itself was dilapidated. Lamps held together with duct tape, drawers loose and falling out when you attempted to open them, no hangers or access to the closet (dresser was in the way). There was a telephone in the unit, however; it didn't work. We needed to use the sofa bed, but almost got hernias trying to open it, because it was broken. We had to call to someone come to the villa to clean the air return because it was filthy. Everytime we needed to ask a question of the "desk personnel", either they didn't know the answer or looked at us with a blank stare, as to why are you asking me this question? I've been to many beach condos, beach hotels and/or resorts and this one was, by far, the worst. Don't waste your money!!!!!!

We’re not happy to hear of your less-than-pleasant recent stay. In addition to some of the lodging issues, which could be attributable to a property not being in our rental portfolio, we are chagrined at your comments regarding “desk personnel” and will point out those comments to our staff, although they usually are quite attentive and helpful. As for the sofa bed and other sub-standard furnishings, we are diligent in encouraging property owners to maintain and upgrade their amenities and to freshen their décor. Because we are 100% property-owner owned, these improvements are difficult to mandate or enforce so we have to count on the diligence of the owners themselves in identifying and acting on replacements and upgrades needs. We continue to do our best -- to provide good value, wonderful amenities and an exceptional location for vacations, meetings, conferences and special events. We’re hoping your experience was an aberration. Please give us another chance to earn your business.

We spent three days at this resort and enjoyed our stay for the most part. Our first unit appeared to be clean however the decor was out dated. With a closer look, we realized the unit was merely surfaced clean and the pullout mattress was broken and filthy. The office staff quickly upgraded us to a better unit and even helped us move our luggage. We experienced some minor maintenance issues that the staff also quickly responded too. We did find a cock roach in the closet that we reported to house keeping.

The pool is great especially for families with small children, but it did get extremely crowded. The activities for kids were only posted on a small white board by the pool. Would have been nice to advertise these so we could take advantage. Pool closes early and tiki bar also closes early. Alligator in lagoon next to playground is a little scary, but it is South Carolina. Tennis staff was awesome!

Overall great experience but not really a resort feel. Avoid unit A116.

Reading through the review you’ve posted I’m finding encouragement and kudos, as well as items we can definitely work on. We appreciate your honesty in assessing housekeeping issues and we’re glad we were able to upgrade you to lodging more to your liking. We’re delighted that you found the pool (largest on the island) family-friendly, and as for the pool being sometimes crowded, a little-known fact is that we actually have two pools! So, when the main pool, adjacent to the expansive beach, gets busy, you can choose to relax at the more secluded Admiral’s Row pool right around the corner.

Thanks also for your enthusiastic endorsement of what we know is a great tennis program (ranked in the top 5 by Tennis Magazine for both Carolinas). As for the alligator, you’re right, it is very South Carolina, and everyone on vacation wants to see one. You just have to keep your distance.

We stayed here during the first week of july. The resort is beautiful, elegant and very clean. Very family friendly. Right on the beach, huge pool. There are a couple of restaurants right in the property. It's a great place for couples and families as well. Overall we had an excellent stay.
