We stayed at the Kings Courtyard Inn last week. We found the staff to be friendly and very helpful.

The condition of the rooms; however, were in need of renovation and cleaning. The first room we occupied had crumbs covering the floor, blood stains on the bed linens, and a loud noise kept us up all night. We had our room changed the next night. When my husband was finishing his shower, the hot water knob fell off. We had to call the desk to have the water knob repaired. The toilet was not bolted to the floor and the base moved out of place every time we used it. The bathroom fixtures all need renovation. Paint was peeling around the windows.

The breakfast that is complimentary is very poor. We were served instant coffee. The cleanliness of the restaurant was terrible. The tables were sticky and there was an odor in the breakfast room. When the door to the kitchen opened, I could see a total disaster including garbage on the floor.

The prices were high for the conditions that guests have to endure at this hotel. i would not recommend this hotel to anyone and we will not stay there a second time.

This is not up to our standards and immediate corrective action has been taken. You input is very valuable as we work through many scheduled refurbishment projects this summer. I am sorry to read that you were unhappy with our coffee and complimentary breakfast selection. We know that everyone’s ‘taste’ for coffee varies, but can assure you that our coffee is brewed fresh every morning. Again, I appreciate your feedback and apologize for all the inconveniences.

Great location, nice to have free option to have breakfast in our room, staff very very nice. Just need some work on bathroom updates and bigger TV...Would stay again.it is located just a couple blocks from most places you want to see..

Great hotel in a super location. The room was a perfect size for 2, very clean, charming with period furnishing and a really pretty canopy bed, that was very comfortable! We were in room 404, right off the courtyard from King Street. I thought it would be noisy, and it really wasn't. There was a small fridge in the closet, the tv was hidden away nicely in an armoire, 2 chairs and a small table was all the furniture we needed. 2 Night stands (one had extra outlets on it for charging). We never went to the free breakfast, but I did have the free wine and cheese one night! I loved being right in the middle of King Street. We walked to restaurants, bars, shopping, the market place, the historical district, and even to The Battery. It was a perfect location. The parking lot was behind the hotel and was $12 per day. Spaces are a bit small, but I never had trouble with my volvo suv. I was there during the crowded House and Garden Festival, and I always found a place to park the few times we did end up driving somewhere. The front dest employees were always pleasant and helpful. Maid service did a great job of keeping the room clean with enough towels. I couldn't get the room cold enough the day we checked in, told the front desk and it was fixed, and the room very cool when we got back from sight seeing! I would definitely stay here again and would also highly recommend it!!

Room Tip: We stayed in room 404- ground floor and right off the front courtyard. I thought it would be noisy...

We enjoyed our stay at the Kings Courtyard. The room was beautiful, but there were a few tiny problems. The bed was gorgeous, and it was thoughtful for them to provide steps to get into the thing, but in the end, the only way to get into the bed was to backroll like a high jumper. One day our room had not been cleaned by the time we got back (5:00 PM) and they never got the toenail clippings left by some previous occupant.at the edge of the bed in the three days we were there. The breakfast was great, served in a lovely courtyard. Parking was convenient but the spaces are tiny. They have a lovely free wine & snacks happy hour Monday through Friday. We met some thoroughly delightful people there.

Enjoyed being able to walk to great restaurants, the Market and historic district. We had debated over whether to rent a car, and we were happy we didn't. Charleston is very walkable, with many lovely houses and shopping. The furnishings in the hotel are charming and comfortable. The lobby is inviting and we enjoyed the warmth of the fire. We enjoyed the wine/cheese hour which is held in the courtyard and breakfast room and talking with fellow travelers. Staff was friendly and made recommendations for tours, restaurants and attractions. The hotel is well located and has a lot of character. The bed was comfortable and the hotel was quiet overall. If you're looking for a spa-like bathroom, ipod docks, modern decor and flatscreen TVs, stay somewhere else. If you enjoy historic, unique hotels and look forward to keeping the TV turned off, it's a great choice.

We booked this inn after staying in a series of chain hotels on a 10 day road trip.It was a wonderful surprise, right in the historic district,within walking district to almost everything. The ambiance was private yet comfortable, almost like staying at an old friends house. Our room had all the creature comforts of today's modern world contained in the quaint coziness of a historic inn. The breakfast was more than filling, the afternooon wine& cheese hour was wonderfully refreshing and a great time to meet new friends and chat about the days' adventures. We have already recommended The Kings Court yard to several friends and hope to make it back ourselves soon for a return engagement.

The Kings Courtyard Inn is located in the heart of the Historic area of Charleston. You could walk to everything of interest if you wanted. They have two courtyards to sit and relax plus the indoor area. The staff was very helpful and considerate. Our room had a working fireplace and I was wishing it would be cold enough to use it!
When I saw that it is part of the Historic Inns of America, I didn't even hesitate to book it. I would stay here again.

Room Tip: The room we had was facing King Street so you could see lots of action in the day, but at night all...

Built in 1853, Kings Courtyard Inn is one of downtown Charleston, South Carolina's most historic inns. Architect Francis D. Lee designed the three-story antebellum structure in the Greek revival style with unusual Egyptian detail.
