My wife and I stayed in the Carriage House on the first floor for two nights in April. Every other hotel room in this area (i.e. easy walking distance to the lower peninsula attractions) was at least $50/night more expensive so I decided to give this place a shot. The building and room have an old-world feel with hardwood floors (even in the bathroom) and antique-style furniture. The bathroom was clean and the tile in the bath/shower appeared to be fairly new. We enjoyed the complimentary breakfast, which was served at reasonable hours and included fruit and English muffins. It was great to be able to walk just a few minutes to food and sightseeing, and the free parking was a nice perk. I was disappointed by the noise of the building door slamming a few times. Even the staff did this on at least one occasion. When I went in and out I used the key to turn the knob - not sure why no one else was capable of this. The other guests were older folks who were otherwise very quiet so we had no trouble getting enough sleep (even an afternoon nap). If you plan on getting freaky or bringing kids then you might want to consider a newer hotel that is more soundproof. If you and your significant other want to stay at a great location for a fair price and can deal with a quirk or two then the Barksdale Inn is worth a look.

We stayed in Charleston at the Barksdale for two nights, and while our stay wasn't terrible I wouldn't return. The staff was friendly, the location was great and the price was right. On the flip side, the breakfast was hardly what I would expect from a B&B, it was self serve continental buffet (cereal, bagels, yogurt). We stayed in the carriage house and the rooms were charming and large but could use a lot of TLC and some sound proofing. Our room had mold on the ceiling from a water leak, the bathroom tile also had mold and was out-dated and the blanket on the bed was stained. With some work and a handy-man this place could be easily four-stars.

We booked a room in Dec for an April visit. Received a "welcoming" e-mail the Friday before our planned arrival. When we arrived, the clerk at reception told us our reservation had been canceled! They were unable (unwilling) to find us another hotel, so we managed to get into a nearby Hampton. The reception area was not very appealing and didn't seem to be well kept. Location was very busy and right across from College of Charleston, so I would assume noise could be a problem. There are many beautiful places to stay in Charleston. I would not pick this one again.

The Barksdale House in Charleston was not the enchanting getaway we had planned. The property is located In the heart of Charleston and is absolutely central to almost everything you could possibly want to do while visiting,

We stayed in the carriage house and were not able to sleep through the night once, the inn is located right be side a large parking lot which in itself was not so bad, however the garbage pick up in the middle of the night was like having the garbage truck in the room with you, all windows are single paned and offer no sound insulation. A cross fit gym is located in a brick building to the rear of the property and had rap music going from 3pm-9pm daily, if you need some downtime or have a young child that needs a nap steer clear of the carriage house. The walls were also paper thin so you know exactly what your neighbours are doing - an additional negative is that the carriage house doors need to be locked at all times and rather than sticking a key into to gently close the door when leaving all guests and staff simply slam the door - it was ridiculous.

The wi-if was brutal - almost non-existent, if you are looking to plan your day or have busienss to attend to and are counting on a solid Internet connection.....don't.

On the plus side, they offer a generous buffet style breakfast each morning which includes English muffins, waffles, yogurt, juice, cereal etc - it is more than enough to get you started out each day. Parking is also included which is a definite plus in Charles

I thank you for your review. Your comments have assisted me in knowing where we can improve our guests' experiences. I instructed my staff about the slamming of the door int he carriage house and I am working on a better solution for the front door to avoid it having to be slammed shut. I do appreciate the suggestions and the information.

A great location but terrible breakfast. IF you stay here, stay in main house which is more charming than carriage house at end of parking lot. John in San Diego. PS Eat at Jestine,s short distance away.

Barksdale was a lovely experience overall. Our large and beautifully decorated room was on the first floor with a big sitting area and lovely gas log fireplace. Small bathroom but well-equipped with a jetted spa tub and shower combination, pedestal sink and toilet...not really any counter space but it's an old house. Nice wet bar area as well with a coffee maker. The breakfast during the week was the usual cold fare with a flair when delicious preserves were added for the breads, an unusual coffee cake was presented each morning, fabulous sugar infused waffles and very fresh fruit. The weekend breakfast jumped up a notch to warm goodies...eggs, sausage, ham, strata, etc. Overall a great breakfast to start each day, and a nice snack of cookies, or gourmet chocolates with a different beverage each afternoon were outstanding. The location was good if you didn't mind walking a few blocks to the downtown area but all was relatively close as were some great restaurants. The wonderful King street shopping was less than a block away. The only complaint we had was the street noise in our room. The Inn is directly across the street from the College of Charleston so there seemed to always be vehicle traffic going by at all hours of the day and night. Would also have enjoyed robes in the bath as so many of the other B&B's we have enjoyed provide. Overall, wonderful experience and would recommend and stay again, but in one of the smaller rooms in the guest house behind the main house to avoid the noise.

This was a perfect place to park and walk to pretty much everything you need to do and see in Charleston. Kelly was a very friendly host and it was nice to see her every morning. Although old, the house smelled really clean all the time. Beds are a bit small but comfortable.
