I stayed at the Francis Marion Hotel while visiting the College of Charleston and the location couldn't be more convenient. It is an older historic hotel so I expected tiny bathrooms, big lobby spaces and slow elevators. I didn' t expect such delightful service . Everyone from the valet parking guys to the housekeepers are so friendly and attentive. The beds were super comfortable, high end linens, fast room service & convenient Starbucks at the street level. I didn't use the spa or workout room or eat in the restaurant. I was very surprised at the price, a great value for such a prime location . Strolled right out to King Street shops and restaurants & the park was across the street. I look forward to staying again.

We stayed here while visiting the College of Charleston. It is about a $30 ride from the airport and sits across the street from a large park/green area where the students hang out. We could walk everywhere from this hotel and it was very nice to have a Starbucks in the lobby. Our room had an odd-smell, which my son figured was room freshener used to cover up cigarette smoke. The air unit was loud but effective and the room was nicely furnished. The bathrooms are 6 x 6, so its a bit tight and look like what you find on a ship or train. The hotel is a bit dated. Wallpaper was peeling, the ceilings were stained, the carpets a bit worn. The staff however is very friendly and helpful. I am not sure I would stay here again only because there are so many other hotels in the vicinity that I would like to experience. It is a good price though, clean enough, safe and in a really desirable location.

Room Tip: I would ask for a room facing the street - either King or Calhoun.

Centrally located in the middle of Downtown Charleston, a great location, I stayed only one night while visiting the College of Charleston with my daughter. The College is located one block away, and this allowed us to see not only the campus, but a typical weeknight around the campus. The rooms are well restored and well decorated. The service was great, very friendly staff who were approachable and gave us great recommendations and directions. The only down-side were the bathroom's size, as long as you are a small person you will be OK.

The positives: great location, friendly staff, delish breakfast buffet, beautiful lobby, comfortable beds, Starbucks in lobby, excellent bell staff at front, rooms with king beds are fairly large and have larger bathrooms
The negatives: very small bathrooms (no room for placement of toiletries on sink area and very small toilet) in rooms with two queen beds, needs some paint and some attention to maintenance on cosmetic image

I've stayed several times and will return as I enjoy the location and staff friendliness. It is generally priced the same as the Marriott two blocks away and has more charm, even if it needs a little attention.

Room Tip: Ask for a room with a king bed if possible

We just checked into hotel. It is a dump. It needs a total renovation. The bathrooms are tiny. Only one person can stand in anthropomorphic at one time. The towel racks and etc in anthropomorphic are rusted. The heating system is either on hot or cold. The on trolls are a failure. The hating fan is on all the time. The pint is pealing and chipped from all over the rooms and hallway. It is just terrible. No one should stay here. There are too many good choices on Charleston to sty here

Room was comfortable, but SMALL. Noise from next door rooms and hallways was a little disturbing. Pillows uncomfortable We had the "romance package", and had to call and request the champagne and strawberries be delivered. The restaurant was unavailable for us - it was Easter, and the breakfast service closed early and Brunch was sold out.

Perfect location, rooms are clean and a standard room fits 2 easily. Like others say, the bathrooms are small but doable. For the best value, stay here and spend your money on restaurants. Staff is helpful, courteous and excited to help you explore their city.
