Owner description: The historic Rose Hill Mansion, known as the most beautiful plantation house in the Low Country, has long held a treasured place in Southern history. Originally built in the late 1850s by planter and physician, Dr. John Kirk and his wife Caroline, the plantation was a wedding present from Caroline's father, James Kirk. Work was halted by the Civil War, and while occupied through the years, the interior was not completed until 1946, when new owners John and Betsy Gould Sturgeon finished it in grand style. In 1980, the Welton family purchased the land and the house was later listed in the National Register of Historic Places. In 1987, a fire devastated the house & it sat in a state of ruin until purchased and restored by The Middleton White Foundation. After a decade long restoration, the home is now shared with the public each day, via guided history tours.

Large, beautiful property. The owners are friendly and answer questions but did not pester. A beautiful piece of history that the current owners have managed to display immaculately. They have a little shop in the back and some old newspaper articles on the mansion.

While in the south we wanted to visit a mansion and chose Rose Hill. This is quite a lovely experience. Never before have I visited a mansion where the guests are permitted to sit on the furniture and, after the guided tour, wander at will from room to room. After the tour, the owner joined the group of about 25 and chatted with each person. Also, light refreshments were served in the family dining room along with lemonade, ice tea, etc. It really was a southern experience and I highly recommend it. Not for young children as there are many family heirlooms sitting everywhere. The family lives on the second floor so only the first floor and grounds are included in the tour. The price of the ticket was $25.00 but well worth it.

This is a must see when visiting Bluffton and HHI. They have great wine and charming atmosphere well worth the visit

Call ahead, book you visit, come a little earlier, get a glass of wine and sit in a rocking chair on the porch overlooking magnificent trees. This place is not a "museum". You feel like visiting your new friends and hearing real stories about the events that took place in and around this wonderful house and property through the last 150 years till present. Each period of history is linked through furniture, paintings, documents, photographs, rooms, walls with the present day's living people. The atmosphere on the tour is very relaxed and informal. Although, get prepared for it and be ready to share the special moment with others. We were lucky to have a relatively small group, enjoy easy flowing conversations and quiet one-on-one moments with the surroundings. This is probably not a tour to bring a van load of small children to or a group looking to see an "exemplary southern plantation". This is an interesting vision of its present owners multiplied by inspired contribution from the tour guide Cynthia that creates such an unusual place to visit and enjoy when vacationing in the area. A real jewel, thank you.
By the way, the entrance to the driveway is not marked as clearly as one could wish. Don't mind, you'll get there - just go slow, you're in the South.

This is a fun way to spend an afternoon ......especially if it happens to be raining, since the tour is indoors and the house is air conditioned. Reservations are required in advance for entry and the tour. The guide (Cynthia) is excellent and tells a lot of both fun and interesting tidbits about its original and current owners. At the end of the tour there are wonderful snacks and refreshments. If you love a bit of history (not too deep) and have an appreciation of restored (but made to look old) houses, you'll find this one well worth the visit !!
