We probably should have expected what we received when we booked our room online and paid less than the going rate for other rooms in the area. Immediately, upon entering our 2nd floor room, it was evident that there was a major mold problem. As soon as we walked in, we were hit in the face with the smell of mold and mildew. The wallpaper was peeling near the floors. You could see the greyish-black mold oozing from the corners near the floor of the room. The ceiling was stained and looked wet (I think the roof was leaking). When I turned on the bathroom exhaust fan, it belched out a ghastly clank, like gears rubbing against each other, and then jammed up. Since it was a busy week and many of the hotels were already booked, I took some Allegra and suffered through it but I would strongly recommend you stay elsewhere if possible. I can say one thing positive though...fortunately, we only had to stay one evening.

I have just returned from a 3 day stay at the "Royal Plaza Hotel" and folks
its the best. clean, friendly staff and nice.

As most have said, a VERY clean, no frills hotel. The only thing it lacked to stop me from giving 5 stars was an elevator, although really only 2 floors with a few rooms on the third floor.
The hotel is undergoing a total renovation, our room was completely redone and the bathroom, although still the original fixtures and not updated, was sparkling clean.

I thought this hotel was a great deal for those of us without money to burn. I mean, how much time does anyone spend in the hotel when visiting Newport. It is only a short drive to downtown, there is a shopping center just down the road with a drugstore, and by saving a bit on the hotel, we were able to see more in Newport. Plus the rooms were clean and the staff was very friendly.

We landed at the Royal Plaza after driving around Newport a warm Saturday night (8/28/04) looking for an available hotel room. (It was a spur-of-the-moment trip, so we didn't have reservations.) The hotel thankfully had several open rooms due to a group cancellation. We took a non-smoking king room and paid $99 + tax for the night. The room itself looked quite plain and unexciting. The furnishings looked old and a little worn. The room might have last been renovated in 1981 ??? But we weren't planning to spend much time in the hotel room, so it really didn't matter to us.
The room and bathroom were very clean and everything worked fine. The continental breakfast in the morning wasn't very thrilling -- some small packaged danishes and coffee..
But in Newport on a summer Saturday night, we felt we got a pretty decent deal on a no-frills room.

If you are prepared for a no-frills stay, this is as good a motel as any...except for one HUGE drawback, the walls are paper-thin! Since I wear earplugs, this was not a huge problem for me. My first floor room was clean, spacious, comfortable bed (I was ready with my sleeping bag after reading previous reviews, but that was not needed!). All staff were friendly, and the maid even washed the coffee cup I brought and used for the complimentary coffee and muffins breakfast. Front desk advised to call ahead if arriving after 9 PM. Another drawback is the fact that only one entrance is used for the spacious property, all others are emergency only. And the marble bath floor--be careful, it's slippery!
