Had a nice time. Beach is right across the street. Mansions and downtown Newport are close by, but you will need to drive to the area though, unless you enjoy walking a few miles one way. Cliff walk is within walking distance, probably less then a mile away. Breakfast is the usual fare......waffles, cereal, muffins, fruit, coffee, tea, juice, milk, etc. There are two areas to eat, the main room, which has 8 tables, seating 4 each, then during nice weather, an outside deck with approx. 8 tables also. Nice views on the deck. If I had a microwave or small refrigerator in my room it would have been better. There were 3 of us staying in the room. When we first checked in, we were given a room with a king size bed, no sleep sofa. We were immediately given a room with the correct beds, right next door.

This Comfort Inn was in very good shape. It looked like it had been recently upgraded. It was almost right across from the beach (one store is in front of it, then you cross the street and there is a big beach). The bathroom was large and clean. They serve a continental breakfast every morning in a big and bright breakfast room...where you can make your own waffles if you choose. The employees were quite helpful. The beach was great...not rocky, good waves. As others have said, at the end of the beach is the cliff walk for the mansions of Newport. The main attractions of Newport are close enough that, if you are a walker, it is an easy distance (about 1.5 miles)- I wouldn't recommend doing this with young children because there are some hills). One night, we walked into Newport to browse the shops around the wharf and to have dinner. We ate at the Salvation Cafe...another great find....but it's not by the water. We all enjoyed that more than the more expensive meal we had at The Mooring.

This hotel has a great location if you are looking to visit Newport and the surrounding areas. Everything was a short drive and easily accessible.
My wife and I always try to find a hotel with an indoor pool, so even if we have bad weather at least our son (3 years old) will have a good time in the pool. The pool water was ice cold (colder than the ocean). When we asked at the front desk if something could be done we were told, "The guy who does that left for the day."
On day 2 of our stay we had a steady rain. The entire ceiling above our windows leaked into the room. When we mentioned this at the front desk they simply sent someone up to place towels on the window sill and surrounding floor. After a second complaint at the front desk we were finally given a new room.
Overall the hotel has an excellent location, but it is not worth the hassle.

One of the hotels chosen for wedding attendees, and actually the cheapest of the three. It is located in Atlantic Beach or Easton Beach section of Middletown just opposite the waterfront. It is a short drive over the bridge to downtown Newport, and walking distance to many restaurants, and to the Cliff Walk, a pleasant scenic hike. It has a nice pool, indoor, but no hot tub. Water was cold in the morning but OK if you swim actively. Parking is included and some of it is under the hotel itself but open. Main lobby is one elevator floor up, as are the first floor rooms. They offer a typical hotel complementary breakfast, and since it is offered to their sister facility across the street as well, it was overcrowded on busy weekend mornings. There is a nice outdoor extension of the breakfast room which could be nice to use weather providing.

I had booked some time in advance, and when I called to modify my reservation I requested a room on their 3rd floor. I called again to confirm that the day before arrival as well and was assured that they had the request. But they did not. I made a fuss and a second floor room was found for us. With the hotel elevated one level, second floor was acceptable. I don't like first floor for many reasons especially in a place on such a busy street with noisy bars, etc in the area. Why is it that hotels cannot honor such requests when you are paying a pretty good price and make advance reservations? I think the usual price is over $250 on this weekend of the boat show, and many weddings, and we were charged about $212 plus, and two nights were required so the stay was $500 for a Comfort Inn.

This was a great place to stay if you are looking to go to NEwport. I don't normally stay at Comfort Inns but did not want to pay the price of the Newport Marriott. I was hesitant to book here but it was perfect! The hotel is only 3 years old. Bathrooms were huge and marble. Beds and pillows were comfortable. Right across from Atlantic and Easton's beach and you could walk into Newport if you wanted. The start of the Cliff Walk is 1/4 mile away. It was very quiet here - unlike Newport itself. I would not hesitate to stay here ever again. BEST value by far!!! Book it. Don't question it.

As per previous reviews, this hotel is good. I picked it for the location, 2 blocks from the beach, and for the decent price. I booked at 152 per night. Hotel is clean, safe, comfortable. No staff or housekeeping issues. Breakfast is ok; selection of breads, hard boiled eggs, fresh waffles, fruit. Not in the downtown area, but still convenient to the attractions. It is a little pricey for me in general, but since the Newport hotels can rise stratospherically, this was the best I could do with some ammenities and remain in the area.
Pros: beach, price, breakfast included, safe, clean, kid friendly
Cons: price, beds are all double, not queen. No laundry on site
