I thought this place was pretty clean until I took a shower and there were hairs all over. It was really gross. The towels were also pretty dingy. The people working the counter were not very professional as stated in other reviews, but he was really nice. They have a continental breakfast as well, but we did not try it. There is an IHOP right down the road. Downtown Newport is really cool and just down the road the other direction.

Many problems at this location, many of which could have been avoided:

Very small rooms along with rooms twice the size that cost the same amount. Stubbed my toe on furniture placed too close to bathroom. Had to store suit case on the floor.
Lousy and stale breakfast offerings. Poorly washed coffee cups offered for use to guests.
Staff members placed a large chair in front of an unlocked door that is used to go out to the patio. Next to this door is a locked door that could have had the chair in front of it and no one would have cared. I spilled coffee on the chair as I sqeezed thru the narrow opening. Someone could get hurt.
Elderly staff members working alone are overworked and distracted doing the job that many people should do together, which probably accounts for bad attitude mentioned in other posts. Considering the high room fee they could carry more staff.
Hair dryer didn't work and they could not replace it.

This place was one of a handful still with vacancy for a last-minute Memorial Day weekend trip to Newport. I paid $170 a night (AAA rate) which is pricey but understandable given the holiday weekend.

We showed up at night and my wife immediately noted that it felt like one of the scenes in the movie, "No Country For Old Men." And I had to admit, the quietness and the tacky-antique decor gave the place a haunted-house feeling that she found uncomfortable.

That's obviously very subjective though, and otherwise we found the place clean and comfortable, and we received good service. The location is a few miles from Newport, no problem if you have a car. The included breakfast is very bare-bones, just small pastries and coffee, and we skipped it altogether in favor of restaurants.

Overall, I can't fault the place for anything, other than the eerie ambience, but it wasn't a place that really suited our tastes.

We took advantage of an online special and stayed at the Carriage House for $188 per night. It is located in Middletown, RI about 100 feet from the border of Newport. You can automatically add about $100 per night to any property located in Newport. The Carriage House is very, very quiet and I doubt that it would be a good choice for young people looking to party, or guests with small active children. There are no play facility for kids and no yard to speak of. The decor and atmosphere really reminded me of a nursing home or a rest home. Whoever decorated the place mismatched all kinds of prints and the wood is a variety of white paint, dark walnut veneer, mahogony and blonde oak all in the same room. So it kind looks jumbled and mismatched. It does have a nice outdoor deck which guests did not take advantage of because there was a broken wing chair parked in front of the door. The staff are kind of odd mismatched too. Harry, is kind of spooky, but sweet and helpful at his own pace. Walter (I think) is a retired military man with an obvious enthusiasm for the area which he knows quite well and is delighted to share. The rooms are nicer than the lobby with very comfortable beds and lots of clean towels. Each room has a small fridge and microwave which is great for heating left overs form local restaurants. We ate at Rhea's for quick meals which was great findand only half a block a way. You can walk to Newport from here, if you are a hardy sort and enjoy a healthy walk. Be sure to notice the renovated Broadway Arts neighborhood on your walk to Newport; there are terrific trendy boutiques, bars and restaurants that offer great values over the crowds and inflated prices downtown. Speaking of rest homes; The Carriage House features old-fashioned solid construction with thick sound proof walls. You hear almost nothing from the hallway and adjacent rooms. With the black out curtains closed you get a fantastic nights rest with nothing to disturb you. BTW the location is on a main street which leads "the back way" via Rte 138 to Aquidneck, Atlantic Beach, Easton's Beach, and the Cliff Walk. So rather than battle the intense traffic through downtown Newport ask them to show you "the back way" and be at the Cliff Walk in five easy minutes. They have a fairly lack luster continental breakfast, but there is coffee in the room. Ask them to show you how to work the coffee maker in the room, it is wierd and dumps out all the water you pour into it.

The hotel is OK and the rooms are nice. But the staff was very unprofessional. Stay away from this place!
I was with a small group of friends talking in the lobby. When one of my friends went in front of the counter to ask the woman on duty about something, she was very rude and complained about us talking in the lobby. Then she started fabricating a story about him harassing her and called the police. My friend and his wife had to leave the hotel at 1:30am to find another place. The woman's fabrications were so absurd that even the officers realized it. It seems that this lady has some issues and I find it completely overwhelming that this hotel has this type of staff. I think it is even dangerous, so I will never consider this hotel again and definitely recommend you to stay away from it.
I found the other staff very unprofessional as well. The next morning they did not even offer an apology, and forget about any kind of compensation for the bad time we had.

Nice little hotel with large rooms located just 100 yards from the Newport city limits. Some reviewers have complained that the neighborhood is a little rough, but to me it looks like a typical New England middle-class neighborhood. Very well located within several minutes of all the Newport attractions.

Within 10 minutes of Newport mansions! Don't let the location fool you. Booked directly with the hotel website (Travelocity rate was $78). Booked rate at the hotel website was $70!! Great rate. Comfortable size room, parking adequate. No issues. Continental breakfast consisted of a bundt cake and some danish. Could not find any juice whatsoever. But, then who goes to a hotel for breakfast, really? Staff friendly and helpful (older man at check in was a little gruff, but not complaining). Excellent price for the value!
