We stayed in the historic part of the hotel, second floor, facing the ocean. We were pleasantly surprised with the view out our windows to the ocean and that the room had a hot tub looking out to the ocean!

We booked this hotel without knowing anything about the Newport area.. the prices and ratings seemed reasonable, and we certainly do not regret out decision.

The hotel is not within walking distance of downtown Newport, but is just a short walk to the beach or cliffs. There was a wonderful little restaurant and bar downstairs, which we ate at most every night and morning. Cheerful, professional service there. Excellent meals always.

Our main complaint is with housekeeping. They were not very through with cleaning the room. They neglected critical things like replacing the waste basket bags and putting the extra roll of toilet paper in the bathroom. Keep in mind we stayed early in the week- off peak time, so being busy should not be an excuse.

The room was plenty big enough for a couple, but the bathroom was pretty tight, specifically getting to the toilet... if you are a large person, it is not going to be easy. The large screen TV was nice, as was the view from the bed, but we found the sheets to be rough and uncomfortable. Also, being close to a busy road- it was very loud late into the night, and then again early in the morning- not an ideal room if you like to sleep late.

Overall, we'd stay here again when in the area, there are some cons, but more pros. We did not like the fact they now charge $10 a night to park in their own lot- seems greedy.

We just truly enjoyed our stay here. The service was wonderful. Girls at front desk did everything to accommodate us. We asked to change rooms after the first night. It was in the historical part of the hotel, very nice room just preferred a larger room with a kitchen. They set us up in the new building and what a treat that was. We were 2 doors down fom the wonderful indoor pool and jacuzzi which we enjoyed for 2 nights all to ourselves. I do suggest going to Newport in the early summer. No crowds. Much more enjoyable. We enjoyed our wine on the rooftop firepit, again all to ourselves with the most incredible view of the pond. The hotel is literally within walking distance to everything. Cliffwalk starts a few blocks down past the beautiful beach!! We used the internet access each evening to check emails. Had a wonderful breakfast in the restaurant. By the way the bartenders are great. Very nice and so gracious to serve you. He made us some great Rum and Cokes a few nights. We are planning to stay here each time we come to Newport. Worth every penny. Check out Newport Winery while you are in town. Hotel recommended it to us and we loved it.

From other reviews, and photos posted on the hotel's website, I had higher expectations....figuring it would have a historic vibe...but was incredibly disappointed with everything from room size, quality, cleanliness and service.

the quality inn is right next door, and will get a lot more for a lot less money. stay there instead. seriously. quality inn has free bfast, newspaper and parking. newport beach hotel and suites does not offer this.

here's my experience at newport beach hotel and suites:

1) lots of partying in and around the hotel parking lot.
2) was placed in probably the 2nd to worst room in the hotel, next to the elevator. the room also smelled really bad. the room was so small that you couldn't even walk around the bed. complained to the front desk and they offered up another room which was probably THE worst room in the hotel. it was up some funky stairs, had exposed pipes and was even smaller.
3) stayed with the stinky room and overall it was dirty....the fridge, coffee pot (probably the best thing about the place) and remote all had a grime. even after the room was cleaned the following day, the ice bucket was not cleaned.
4) for a hotel on the beach, the rooms, hallway and elevator felt like there was no ventilation.
5) couldn't connect to free wifi and had to call customer service, who changed all my settings (and i couldn't connect back to my home wireless router when i returned) and then accidentally hung up on me. i gave up. and i was charged for the call. wtf.
6) parking was $10 a day

not worth it.

I cannot think of a single negative thing to say about this hotel...we loved it from start to finish...it was perfect for a little romantic getaway post finals...the pool is very nice and was so quiet that I was able to do laps every morning without a single other person there...the hotel restaurant is excellent and I really enjoyed the stuffed cod dish...my boyfriend loved his burger (I was too stuffed to take a bite)...the cliffwalk is stunning and something everyone should visit and it is right near this hotel...we were happy to be in this location and away from the noise of downtown...staff was friendly and approachable...our room was medium size and very nice furnishings...simply perfect

Most of the travelers at this hotel were on vacation, but as a business traveler it met my neeeds very well. I was able to use the free wireless internet at a nice little table set up in my room for use with a laptop. There was a large flat screen tv with a lot of channels for catching up on tv. Nice workout room with excellent basic equipment. Nice in house restaurant with a decent burger and a beer. Very good value for midweek travel.

I stayed in a suite for a girls getaway weekend. The beds were comfy, the service friendly, and the private entrace jacuzzi perfect. The location was ideal. Its next door to a famous clam shack (highly recommend) and a short jaunt to the cliff walk. The view from the bathroom looked like a painting and the decorations were so comfortable that I took notes for decorating my own home - I've never liked a hotel's decor that much before. I definitely want to return with a romantic holiday with my husband.

I stayed at this hotel with two girlfriends and we absolutely adored it. Everything was nautical and just super adorable and the rooms were tastefully decorated in a manner that is modern but still classy. The group of us are interested in birds and we were pretty close to the Norman Bird Sanctuary, which is a wonderful destination for those with an interest in aviary. We were proximate to everything and the weather was just perfect. Our room was darling and had a sleep sofa so it was very comfortable for everyone and we didn't pay a mint. We will definitely return.
