The Newport Beach Hotel and Suites is more like two different hotels. There is the older hotel and across the street the newer suites building. They each are very different from the other. This is completely intentional. The hotel decides to expand and puts its resources into a new type of accommodation that is completely new and different from what they currently offer at the hotel. There is also an appropriate cost difference with the suites being new and larger costing more than a standard room at the hotel.

We stayed for four nights at this establishment and had the opportunity to have rooms in both the older hotel and newer suites. This was not initially planned. Our reservation started with two nights at the suites only. Our travel plans changed (as sometimes they do) and we decided to extend our stay at the suites. This change was several weeks before our arrival but when we tried to extend our reservation the best that could be done was for us to move to the hotel side for our last two nights since the suites were full. Thats ok, this is what happens when you need to change your plans sometimes.

The first two nights at the suites was great. Its beautiful - like a new one room condo. A separate large bedroom, large bathroom, and a large living room with a kitchenette to the side that had a mid-sized refrigerator, dishwasher and cooktop. There was even a small washer/dryer unit in the closet. Everything is fresh and clean and sparkles. No skimping on materials at all. Beautiful tile and granite counter tops, hardwood, clean carpet and paint everywhere. We loved it and didn't expect such a beautiful suite. We had the misfortune of a family above us where there were little feet running back and forth on the hardwood sections which was a little noisy at times but not much can be done about this - its the roll of the dice when staying in a hotel. The staff at the suites were very friendly and did a great job cleaning the rooms. Everything worked as expected. We really wished we could have extended our reservation at the suites instead of moving over to the hotel for our last two nights.

The hotel lobby looks updated although the building is old. There is an entrance to a pub/grill to the side that appears not to be used except for a TV that is running. It has a bar and tables that don't look to be in use (no glasses, bottles or tap handles on the taps) its all a little odd. During our stay I never see anyone using it although the TV is always on. The lobby has a noticeable odor and I think its from a set of trash style bins where guests are to deposit used towels. These bins need to be emptied much more frequently if its the cause of the odor. The front desk staff is always very friendly and helpful.

We get keys to our room and get settled. The hotel above the lobby shows its age. There are signs of past renovations and noticeable unevenness in the floors. This isn't necessarily bad though. I often like the character and charm that comes from staying in an older or historic building. Since we were on the second floor I often use the steps and these are a little tricky and do not follow current building codes. The tread is shorter than normal for the rise of the step and its very noticeable. Again this is not a complaint. Its a sign of a building from earlier days when building codes were different or might not have been in place or enforced. A sprinkler system has been added in the past and the water supply lines run along the edge of the ceiling in the rooms and hallways. Not charming but its part of the character of the building. This is not a stamped out Holiday Inn and thats fine with me.

The room is pretty standard -- a small entry way with closet and bathroom to the side and then the main room with two beds, tv, small fridge and microwave etc. Everything is clean and maintained. We went out for the afternoon and returned a few hours later to rest and relax before going out to dinner. Our room was directly across the hall from a large laundry area where several of the hotel staff were working. This was unfortunate. The door to the laundry was open and it seemed as if they were having quite a good time. Music was playing and one worker was singing away. Its great that the staff can be enjoying their work but they need to be sure they are in an area where they are not impacting guests. Since we were directly across the hall and their door was completely open, their "party" was very disruptive. Luckily it was late in the afternoon and by 6pm they were gone for the day. I commented on this to the front desk staff. I don't like workers to get in trouble but they do need to realize they are working in a hotel where people pay to stay in their rooms. The next afternoon it was much better thankfully.

That night things got worse. When we returned from dinner in the early evening, there was an event room down the hall from the lobby where it sounded as if a big party was in full swing. I could hear a DJ and loud music. I asked the front desk staff what it was and they said it was a private party. When we got up to our room the sound of the party was less but the bass was vibrating through the walls. Not great but at least we don't have little kids that might go to bed early to deal with - others might not be too happy though. I think with the age of this building there is less noise insulating material in the walls so its just generally not as good with suppressing sound. We had a family next to us and it was easy to hear voices and their TV. So this isn't a quiet hotel. With the party in full swing below us it was a bit much. I figured, this is a hotel where guests are going to be sleeping and its during the middle of the week, this party won't go on much longer. I was wrong. Finally at 10:30pm I went down to the lobby to complain. Again the staff was very nice and apologetic. I was told it should be winding down soon but when I asked how long the room was rented for this event I was told 11pm. This is unacceptable. I have to question the rationale behind hotel management when they allow an event like this to go on so late on a weekday evening (any evening for that matter) where it caters to a small subset of guests at the expense of the rest. I hope they made a lot of money from it, in the future they certainly won't be getting any more from me.

My recommendation is if you are thinking of staying at the Newport Beach Hotel and Suites, pay the extra it costs to get a suite and don't stay at the hotel. If the suites are too much money for you then find a different place to stay - don't pay to stay at the hotel, its not worth it.

Room Tip: Stay in the suites, not the hotel.

Just spent two nights here for a business meeting, took my wife because it is really good location - walking distance from the famous Newport mansions, across the street from a beach and with nice views, especially from the marsh side. So what's not to like?

In a word, mold - the room smelled of mold and the bathroom was worse. To make matters even worse, it triggered a migraine for my wife, which sort of ruins to whole "getaway" spirit.

Also signs of deferred maintenance and sloppy housekeeping - this may be a place where the suites are owned by someone and the resort manages them, since each unit had a locked closet which I associate with "owners closets" in ski resorts - elevators out for 24 hours +-, no bathmats or tissues. Also signs of financial stress such as reduced amenities since a previous visit, the lobby bar/grill appeared to be closed even in the middle of high season, and enthusiastic but sparse staffing.

Room Tip: Check for mold smell immediately upon entering the room. Get a marsh-view room away from the pool.

This hotel is all about its location across the street from beach. Front desk friendly, easy check in and relatively nice. Our Room was in a corner in same building as guest registration on 3rd floor overlooking flo's. Bed was small, possible a double as was bathroom which had very tight access due to corner door. Room was a bit musty and AC a little weak but we made due just fine. Only stayed one night and enjoyed being able to walk to beach, breakfast spot and highlight of afternoon, The Chanler up on hill. Hardest part was the bed; very soft mattress with no support which made for a difficult sleep and a sore back.

We've stayed here several times and find it great with kids. We can get a one or two room suite which gives us plenty of room. And the location is convenient to the beach and attractions. This stay has been really disrupted by parents and families who lack common courtesy in common areas. The people on our floor can't shut a door without letting it slam, they are loud and noisy in the hallways and people on the upper floors don't realize the pounding of kids running around resonates below. These are common courtesies and it is beyond me how people can't be cognizant of their conduct in halls and elsewhere. We've called the front desk but nothing makes a dent. Sick of being woken up by the noise. Not sure we'll be back. Next time we'll look to rent a house.

We had ocean views from our suite. Nicely appointed, clean, great space. Right across the street from public beach, close to restaurants. Primary reason for chosing this place was it had 2 bathrooms, 2 bedrooms.
