We had ocean views from our suite. Nicely appointed, clean, great space. Right across the street from public beach, close to restaurants. Primary reason for chosing this place was it had 2 bathrooms, 2 bedrooms.

Read reviews and prices and decided to give this one a chance- very glad that we did. We decided after the first night to see if possible to stay an additional night for the same price in the same room and Kelsey at the front desk (she works all the time!!) made it happen!! We were there in the "off" season so room rates were much lower than in season- Room 472 in the old building was great for us. a view of the beach a room with everything we needed including a sofa- fridge and microwave. I was a bit afraid as some had mentioned a moldy smell -and it did have a bit of moldy smell in the hallway but not in the room. The room was fresh-bed was good room and bathroom clean!! location was great. Shower was good but not much storage on shelf in bath. Wi-fi free!! YES!! The pools and hot tubs were across the street in the newer building-and they looked great! A roof top hot tub and lounging couches and chairs -yes it would be party time in the summer with a beautiful view! They had a business center downstairs for printing or whatever you might need to do. Very glad I did not listen to the negative reviews or we would have missed out on a wonderful stay. Oh yeah bathrobes too!!Would I stay again YESw.SSSSSS!!

We have literally stayed in dozens of places in and around Newport over the years but this was a first at The Newport Beach Hotel and Suites, now I have been in the building 30 or so years ago when the bars in Middletown stayed open an hour later than Newport which is no longer the case and besides their bar is no longer open which may be my only disappointment. The location is fantastic with the beach across the street and Flo's next door along with other spots within walking distance, Newport's waterfront is a decent walk for those that like or a short drive/uber. We stayed in the original building in a quirky, comfortable, nicely remodeled room and the staff we had dealings with were all very friendly and helpful. We will not hesitate to stay again on another trip to town and maybe get to check out the newer suites building which they say is quite nice. In our opinion there are no bad visits to Newport.

We stayed here for 6 nights. It was the perfect location across the street from Easton Beach. They provide towels. It is a short walk to the entrance of the famous Cliff Walk and Mansions. Next to Flos Famous Clam Shack and other great places to eat. The staff, rooms especially the suites (comfortable ), fitness center and complimentary Starbucks coffee, water and lemonade made it a memorable vacation. Everyone was polite and friendly . Parking was easy.

Pros: King beds comfortable; short walk to the beach and local eateries; free covered parking available; refrigerator and microwave in room; A/C worked well; and shuttle into Newport available. We did not use it but would recommend it since parking is hard to find in Newport.
Cons: Room for some crazy reason had totally mismatched furniture and an awful sofa that we only used to store our luggage on; safe was in the room but not secured (totally not useful) and intermittent wi-fi connection.
