Would have given it 3 dots, but the price was way to high for the value received. Large rooms well appointed, and nice look overall in the new building, but extremely cheap construction, won't age well. Very noisy property from road and neighboring rooms. Not very clean and very expensive for the quality. Pictures on the website are deceiving to say the least. Would not go back ! The second night, we stayed in the "historic" building, better value, but same comments as above, the rooms are smaller but so is the price...

We, party of 4 adults, stayed here overnight as part of a New England fly drive holiday. The hotel was most welcoming and we could find no complaints. Following advice from the reception desk, we spent what time was available exploring Newport and the surrounding area. As a result, we realised that more time was required to appreciate the hotel and the area but we had to move on the next morning Very unfortunate. We dined in the Atlantic Grill, within the hotel but not operated by them. First class meal, with very attentive staff and Chef, brought our visit to a close.

We were extremely disappointed with the overall package at the Newport Beach Hotel. We stayed in the "historic" building, which basically just means they haven't put any money into renovations in years. The room was tiny, the bathroom laughably small (e.g., the sink was too small to wash one's face), the shower was built for someone 5' or shorter. The room faced the ocean, which was nice, but it also faced the street, and we had constant street noise that felt like the cars were driving through our room. The TV satellite was so spotty we couldnt watch a full show, as well. The service staff appeared to be high school age, and were unhelpful when we asked to switch rooms. For $300 per night after labor day, we expected a luxury experience, and were sorely disappointed. We would have been far better off at the comfort inn or the like. The only highlight of the stay was the massage my wife got at the "spa" (a small room off the 10x5' exercise room); however the masseuse was great.

Newport was nice, and the location was fine, but I wouldn't recommend this hotel to anyone.

We booked a 2 bedroom suite because of the pictures online. On checking in we realized the room has parking lot and historic building view. Front desk told us "we dont guarantee seaview". And "we cant shift you because we are booked solid", but I could find availability online.

Service sucks. There was no one to help us with luggage. No room service.

Will never return and won't recommend to anyone.

We stayed here with our five children. We had a two room suite and added a bed and crib. It was comfortable and the service was great. The children enjoyed the pool. Great location near cliff walks. Would come again!

We are taking a month long trip up the northern east coast and this was one of the pre-booked hotels I was worried about.
What surprise to find that this historic hotel recently and tastefully renovated. I paid extra for a 2 double bed room with a view of the water. View was excellent. Besides the bedroom we had a large sitting room with TV couch and chair. Also a TV in the bedroom. Everything was very clean and new looking. Bathroom was on the small side but easy enough to deal with. Wish we had planned on staying here 2 days. Highly recommend.

My daughter and I stayed here the weekend after Labor Day for two nights (September 6th and 7th).

First off, this hotel is actually two separate buildings, the historic hotel and the newer suites hotel. We stayed in the Historic building which was in fact renovated and our room was great for the most part. While the address is Middletown, the sign for entering Middletown is across the street so if the thought that it is not in Newport bothers you, don't let it.

The Good: It was a good size room (two queen beds) on the top floor which overlooked the beach. It was a nice room with a large window and a fair amount of room. The bed's were really comfortable. It's in a great location within easy walking distance of other restaurants, the beach and cliff walk. Staff are very helpful and do take the time to answer any questions. I asked for hypo-allergenic pillows and they were there in no time at all. We did enjoy the breakfasts they served in their on site dining room.

The Not So Good: While the room was nice, the bathroom was very small, but they compensated with a lot of small drawers to put things in. However, one of the drawers had hair clippings in it from a previous guest, which really put us off. The AC was rather loud and as it turned on and off, it was bothersome the first. Also, parking was an issue. All the parking is either across the street around the newer suites building or if you arrive late you have to park across a main road in the beach parking lot. They didn't inform me of this when I registered. It was fine, but I was concerned when I first learned this. It's dark over there so not a great idea for the elderly. Also, there is no one available to help you with your bags after parking across the street. We were fine but again it might be difficult for elderly people. The lobby for both buildings is in the Historic Building, while the parking is next to the suites building.

Overall, we liked this place despite some minor points. I think the thing that bothered me was that it was a good place to stay in Middletown/Newport area, however, I have spent similar money in other hotels and I felt I had more for my money than in this place.
