Ann and Janis run a great inn. The breakfast was delicious. They gave great advice on ehat to do,
where to go and where to eat. They also seemed to have coupons for everything. They do all the stuff you expect from a high end B&B the thing is that they do those things really really well.

My wife and I stayed in the Carriage House two nights during our honeymoon. I can’t stress how wonderful our visit was. From the moment we opened the doors we felt truly welcomed. Walking in we saw a beautiful card congratulating us on our wedding, a basket of Lancaster gourmet goodies and a plate of delightful chocolates. The room itself was amazing, with the table and chairs where we shared our breakfast (delivered to our door in a charming basket) in front of the fireplace to the 2 person Jacuzzi where we relaxed every evening with a bottle of wine. The breakfasts were plentiful and mouth watering, you will not go away hungry. The bed was more than comfortable and after my wife’s back surgery that is of utmost importance! Ann and Janis are both amazing and knowledgeable innkeepers, every recommendation they made was not only perfect for us but was something they too had experienced themselves. We highly recommend The King’s Cottage for your next getaway!!

We Love the Kings Cottage! The Carriage House is so romantic and having breakfast in the room is so romantic. Ann and Janis make you feel like family. Great Ladies! The breakfast are so tasty and creative. Love the crepes and the home made muffins are so wonderful!

This was the first time my wife and I traveled to Lancaster and what a great vacation we had. Ann and Janis where great hostesses and along with Sampson made us really feel welcomed more as friend than guests.. They were able to give great advice about the area from restaurants to what to do and see. I started off the first day with a massage with Ann which really helped work out the stress from a long drive and helped me relax to begin to enjoy our vacation. We stayed in the Contessa Room which had its own private entrance which worked well for us. The breakfasts were very well prepared and delicious. Thanks to Ann and Janis we were able to experience a wide range of what Lancaster County had to offer with tours of Amish country, eating with an Amish family, touring Miesse's Chocolate Company, covered bridge tour with a picnic lunch and seeing "Dream Girls" at the Fulton. They were also very helpful with suggestions for where to shop. We were given turn by turn directions to anything we wanted to do which was very helpful. We just wished we had a little longer to stay as four days was not enough. This is the place to stay if you are in Lancaster.

"Thank you! Thank you! Thank you! Ann and Janis, you were wonderful hostesses! We returned home so relaxed from such a wonderful weekend! We are talking about trying to do this again in the fall! Wish us luck ;-) Ann, Chris can't thank you enough for the great massage! (And mine too) You really did help his shoulder..he noticed the difference a lot at his softball scrimmage tonight :-) both breakfasts were extraordinary! Out princess room was just that, fit for a princess! And you were such a huge help with directions and recommendations on places to go! We have just returned from our 8th stay at Kings Cottage B & B in Lancaster, PA and again totally recommend this accommodation when you are in or near Lancaster PA.We travel extensively world wide and King's Cttage is our favorite establishment when we want to relax and have everything handled for us. We have never encountered any problems in any way at this Inn. If any issue would arrive in the future, we have total confidence that they would resolve it immediately to our satisfaction. On several occasions, they have offered us significant enhancements and upgrades without our asking. When we are at their home, we have always been treated exceptionally well and they go overboard to accommodate our every wish. Their knowledge and reputation in the area definitely provides all guests with an incredible advantage to totally enjoy their Lancaster experience. Manyhotels and Inns now include breakfasts in their rate, but Ann's selections and arrangements far exceed breakfasts we have had at other facilities and she always remembers and provides dietary speciaties such as diabetic low sugar substitutes, etc.
I have read a review regarding policy issues which are a part of business, travel and life. Our response to that is if you do your part in making a reservation with Ann and Janis, they will definitely honor their committments. Again we highly recommend the Kings Cottage any time you are in Lancaster, PA.

My husband and I were traveling for the first time, to Pennsylvania, for a family wedding in the Philadelphia area. The dates of our stay was April 3, 2013 to April 5, 2013. Our daughter's in-laws live in Amish country and we wanted to experience the area before we moved on to the wedding site. After much research, I decided to try King's Cottage. We were not disappointed. For the first night, we were the only guests. We had decided on the Contessa room which has a separate entrance. However, upon arrival, Ann offered us an inside room, if we wished. We decided to stay in the Contessa. It was very cozy and comfortable. The bed was wonderful and we couldn't have been happier. Ann couldn't have been more helpful about the area. Since many family dinners were already planned, we did not have time to explore other restaurants suggested. The location of this B & B, is indeed in a residential area and right on the road. However, we were not disturbed by any road noise at all. It was very convenient to all locations. Our two breakfasts were outstanding and the local roasted coffee was superior. This B & B is a beautiful 1913 home that has lovingly been restored. It was immaculate and comfortable. Ann and Janis were very hospitable. We simply hated to leave and move on. It is clear there are many B & B's in this amazing area, but King's Cottage was a great choice for us and is highly recommended. We would definitely return for its location, comfort and fabulous food.
Please note: For first time visitors to this area, we were advised that the 2 hour tour provided Mennonite Information Center guides was a must do. Before I left California, I called and arranged a tour. The guide gets into your car and takes you on backroads and you can make stops to authentic Amish businesses. We learned so much from this tour and our guide, Mennonite Fay Landis, was outstanding. We highly recommend this tour.
