The setting was lovely and that is the only good thing i can say about O'Carrollyn's it was just not run properly smelly septic unfunctional kitchen owners too busy to look after your needs couldnt use the wheelchair for the beach when you wanted too cant use the laundry when you need too waited three days for a fan not enough garbage bins wont be back.

We booked this as it is advertised as fully accessible accommodation suitable for people with impairment. The website and owners promote their beach buggy wheel chair and hoist for the swimming pool making the booking a seemingly attractive holiday option. However the only staff available on site are the owners (husband and wife team) and you should not expect they will be available at a time that is convenient to you (as a paying guest) to transport you to the beach. We were not shown how to use the hoist to enter the swimming pool. The kitchen sink in the cabins are located in the corner of the kitchen bench which is totally inappropriate for able guests, let alone guests with impairments. The bathroom was suitable and the property is fully accessible with ramps and hand rails so it meets the minimum criteria. The gardens on site are, by far, the best feature about the property and they are well maintained and quiet relaxing. The cabins though are very basic (the attic sleeping quarters is open and therefore not suitable for families with small children as the adults cannot stay up, talk and watch TV after putting the kids to bed as the noise and lights will keep the kids up) as too is the camp kitchen. There are two washing machines in a common laundry for guests' use but the owners used both to clean guests' linen following departures and there were odors from septic tanks which were unpleasant at times. All in all, I believe the owners tried hard to please guests and were quiet friendly but lack experience in tourism operations catering to guests with impairment.

We have been there twice now and will be going back again as it is a nice place just to chill out and relax from the hustle and bustle of normal life. The staff we excellent and went out of their way to do what they could do to make our stay more enjoyable. It may not have the swimming pools or play grounds that other places have, It may only have the basic kit out out inside but what do you want if you want all that go elsewhere. If there were any issues with units all we had to do was speak to the staff and they would fix it no problem.
If you are looking for a quiet relaxing place with plenty of shade and next to no noise then this is the place to go to. Our daughter loved the upostairs loft that she had all to herself and my wife appreciated the additional handrails in the bathroom which you dont get in other so called "disabled friendly" units. I am so looking forward to going back there (this time kid free) to just sit and chill with a drink in one hand and a good book in the other.

I booked this as a romantic night away... in some ways it matched the brief but I left feeling some things were misssing...
The location wasn't hard to find thanks to the instructions provided by Cherry.
The main problem I had was the furnishings are very basic, no little extras to make the place more homely.The TV for instance is far away from the lounge so perhaps move the furniture around or a bigger tv... not that it is a small screen (this is a minor issue I know...) just seemed a long way away from the lounge
Upstairs there was a lot of 'wasted space', a 4 poster king bed or a lovely canopy bed would be a great addition... The furnshings do seem a bit dated and a bit cheap (the 'wardrobe' upsatirs for instnce) and I agree, not the most confortable bed I have ever slept in...

Whilst it was OK... I may have liked more for $200 a night, the spa was good and overall I enjoyed my stay but I don't think I would go back at that price... maybe if there was a special offer I would consider returning...

A warm welcome from the owner before she left for the day - and we were left all alone. We stayed in a unit with about 6 or 7 beds, but only the 4 we needed were made up. Maybe it was because this first impression and the time of year (post Easter & Anza public holidays) that it felt like we were sneakily staying in closed hotel / resort. Acceptablel until dawn broke as opposed to being a relaxing or enjoyable in its own right. The unit itself was clean enough but quite basic for 2011 - i.e you use the bathroom to do what's needed and be gone. I can imagine if you stayed when it was bustling with a crowd of friends then after a go on the communial barbie (forget the kitchette stove for trying to cook) and a few bottles of wine retiring to the attic / dorm accommodation would be fun as as opposed to functional. But and it's a big but when travelling Oz with kids - we did see a real life wild as you like koala on our patio.

Room Tip: Take your own furniture, crockery, TV, etc..

Exactly the kind of place you'd want at Port Stephens. Great natural setting, amongst the trees. Koalas and other wildlife around. Lovely owners - Cherry and Mark. Perfect place for me and my mate to hang out and chill out. Awesome.

We paid $1000 odd dollars in peak season for 3 nights. This place is lovely and quiet and close to Anna Bay and Stockton Beach however..
The bungalo was self contained with single bathroom and upstairs loft. The bed was only a double and a tad uncomfortable. sheets were clean but in need of updating as all the pill balls on the sheets made them rough on the feet.
Kitchen was adequate but i was uncertain as how clean all the plates were and felt the need to re wash things as i used it. and no milk in the fridge for tea and coffee at bit basic!
The personal spa was nice but after day 2 felt it probably needed a dose of chlorine.
Dont get me wrong much nicer than camping however your thousand dollars would be much better spent elsewhere. its a nice 3star. but remember its 3 star only.
Lastly Koala Place doesnt exist according to Google maps and my tom tom so getting there required a little extra investigation!
