The accommodation was easy to find. Parking was up a slope and there are a few steps to contend with to the entrance. However all was worthwhile when we were welcomed with a smiling Kim who made us feel that our comfort and needs were her top priority.We had the twin room at the side of the house which overlooked a small garden. Everything was spotless. Towels changed regularly and comfortable beds, not speck of dust anywhere ( not even on the skirting). I am a light sleeper and worried about the noise from the road but although you can hear it wasn't a problem.The room we had also had blackout blinds.Breakfasts were a delight and you can mix and match whatever you want.Our table was in the bay and had a lovely view over the countryside. Kim had the right balance,gave you private time as well as showing interest in your plans.We were wowed by the original panelling in the hallway and exotic 1930's Egyptian tiles in the entrance. Can't wait for our next stay!

Room Tip: there are only two rooms. The double is at the front of the house overlooking road and countryside...

Must say excellent value for money lovelly room , we have just stayed and it was cold out but lovelly and warm inside (November 2013)
The breakfast was perfectly cooked by the perfect host and the coal effect fire was already on and warm before we ate.
All in all first class and we will DEFINATELY stay again when we come back to visit Cornwall.

Highly recommend this one

Run by the lovely Kim, who is always happy to point you in the right direction and chat about your plans or experiences, this is a nice little place. A little tough to turn into from the main road, or maneuver out of, but not difficult to find. The only downfalls are the old-style lock on the door which was sometimes difficult to open, the lack of option for a firmer pillow, and the amount of noise that came into the room - from the road, the other room or the breakfast room. Breakfast is served between 8:15-9:15 and if the other occupants are dining earlier than you want to wake up, they will disturb you.
Overall a pleasant stay, and would consider again if visiting Cornwall.

Kim, the proprietor, very friendly and helpful.
Breakfast anything from full English to whatever you need with ample choice.
We used this as a base - Eden Project very close, Lost Gardens of Heligan even closer.
St Austell town centre 400 yards up a hill, but this is Cornwall!
Rooms clean and tidy. We recommend and would return.

This is a great place to stay in Cornwall. It has easy access to many places of interest, and is very good value for money.
The breakfast is excellent, our room was very comfortable and the bed and breakfast has a nice atmosphere. Kim, the owner, is really lovely :)
Definitely recommended!

Arrived Good Friday staying for 3 nights in the caerhays room (twin room). Greeted by Kim the owner who was very friendly. The room was fairly clean however twin beds not that comfortable and very springy and worn however, didn't affect our stay. Breakfast cooked fresh, choice of full English and cereals (perhaps could have been more on plate).
Kim is knowledgeable with places worth visiting etc. hotel is in a fairly good location, slight incline to town and train station but not too strenuous.
Best place to eat in town is the "Hop & Vine" village pub for fresh home cooked meals.
