Characterful B&B in a good location, short drive to the Eden project and the Lost gardens of Heligan. You can walk into town (10 mins) where there are numerous restaurants, cinema, coffee shops etc.
What really makes this place for me is the warm and generous nature of hosts Annie and Bill. They made me feel very welcome and one evening invited me and other guests to share their family meal .Annie is a wonderful cook and the breakfasts are delicious.
It would be hard to beat this for B&B for value for money and character.

We stayed with Annie for two nights as part of a Lands End to John O Groats cycle run. She was most accommodating in every possible way, offering to dry wet clothes and store bikes if needed. Annie is a friendly and caring person who welcomed us into her home like friends and took a great interest in us and what were planning to do over the next few weeks.

This is a good value, small B&B within walking distance of St Austell's town centre. The front of the house is on a busy road, but the house is well set back and my own room faced the back so was perfectly quiet. The rooms are clean and homely, and I had sole use of a large bathroom a few steps down the hallway. The owner, Ann, is very friendly and welcoming and was happy to make breakfast for me at whatever time suited.

We stayed here for 3 nights while touring Cornwall. the location is about a 20 minute walk from the centre of St Austell so we were able to walk into town for our evening meals. The hostess was very friendly, with a cup of tea on arrival and had many helpful suggestions to help us enjoy our time in the area. This is close to the Eden Project and the lost Gardens of Heligan. The room was clean and comfortable. The TV was a bit small but we didn't watch a lot of that. The breakfast was adequate and kept us going until lunch time. Parking is at the rear and I'm glad I checked out where it was on Google Maps before I actually went there.
