“Fabulous B and B”

Fantastic B and B, very friendly hosts, great breakfast, nice and spacious bedroom and bathroom as well as communal areas. Doesn't have that pokey feel where you feel like you are invading someone's home that you get in so many B and B's. Hosts even lent me shampoo as I forgot mine...nothing was too much trouble.

Room Tip: if you don't mind your bathroom across the hall then the large room with bathroom across the hal...

Having just spent one night at Kimberley as a family of four we wanted to share our excellent experience with others. From the moment we arrived late at night we were warmly welcomed by Sue and Neil into their home. The standard of the rooms, house and cooked breakfast were all first class. Sue and Neil are great hosts, really friendly and make you feel like their home is yours too for your stay. We all had a wonderful nights sleep in the really comfortable beds and were impressed with the room decor and facilities. Bathrooms were very well equipped with lots of hot warm water. Location is excellent and ample parking also a bonus. We really cannot recommend Kimberley enough and we would not hesitate in using this B&B again for a return trip to St Agnes and will certainly be recommending to friends and family. Thank you Sue and Neil!

Sue and Neil are just lovely owners, they couldn't do enough to help us on this our first trip to the area. Thanks Neil for loan of maps and thanks Sue for tips on best ways to see St Ives and the lovely seals at Godrivy point. The accomodation is excellent, bed really comfy and warm, very nice decor and lovely shower. Food lovely too and sitting in sun room on a sunny afternoon snug and warm with all the local info you could wish for, brilliant. Thank you so much Neil and Sue for making our stay so welcoming, who would want a hotel when you can experience such a lovely stay in this bed and breakfast.

My wife and I have just spent a night in this establishment having been tempted by the gushing comments by previous guests. We have had a great deal of experience staying in bed & breakfast places and this one was nothing like the one as portrayed in TripAdvisor.
The place seems to be run on a shoestring and it was not a happy experience for us there.
I can actually think of nothing to praise about the place so here are the faults that I can recall:
The owner of the house was not welcoming in any way and engaged in the minimum of conversation on our arrival and subsequently. When we did answer his rare question, he was very disinterested in our responses. This was a million miles away from the warm welcome that had been referred to previously and was anticipated by us.

The en suite room, as a double, was ridiculously small. There was only one bedside cabinet and hardly room to put one suitcase in the room.
We had two with us and it was difficult accessing our things within them.
There was a jug and two glasses provided for drinking water but no drinking water was provided.
The heating wasn't turned on during the night of our stay even though it was the first half of April and still cool outside. It was on for just an hour in the morning and was not on long enough to dry our towels that were wet from the previous evening's showers.
The towels provided had seen better days and were thin and not very absorbent.
The en suite shower room was not much bigger than a double wardrobe and there was nowhere to put your clothes whilst showering.
No shower gel or shampoo was provided and these are basic requirements when staying in any bed and breakfast establishment. We had to use the hand wash as both shower gel and shampoo. This was basic meanness on behalf of the owners.
The toilet paper was ridiculously thin and had to be tripled up to use for hygiene reasons.
The breakfast menu was extremely basic and not well presented. Again, I felt an air of meanness with the food provided.
The electric kettle was tiny and it took two boilings of it to provide enough water for the two mugs.
In the morning, the water from the sink tap was tepid at best and the shower water turned cold halfway through. My wife takes just a little time in the shower so I am unsure as to why the hot water ran out so quickly for me.
The door between the bedrooms and the visitors' lounge area was constantly being closed by the owners and it felt as if we were being 'locked in' for the night.

I would suggest that the owners should stay in a few bed & breakfast places themselves to see just how far below the usual standard their place is.

In the meantime, I cannot recommend this place at all.

Room Tip: Certainly not the en suite double that we stayed in.

We stayed at 'Kimberley' last night, Sat 13.04.13. A warm welcome from resident owners Sue & Neil, and a lovely room, with private bathroom. Very comfortable bed, soft bed linen, fluffy towels, everything was spotless. Good night's sleep and hearty breakfast, lots of choice, and had we needed it, 11:00 am check out. Super sun room & garden, too.Thank you to our hosts who have a place to be proud of. Would definitely stay again and recommend it to friends & family.

We stayed for 3 nights and thoroughly enjoyed our stay. Sue and Neil were excellent hosts and went out of their way to be helpful. They have great local knowledge and were able to help advice about the coastal path, local restaurants, transport etc. The room was excellent, very comfortable and clean, and everything we could possibly want for breakfast. Would definitely recommend it as the place to stay in St Agnes!

I have now stayed at Kimberley about 10 times or more! Each time, I am so impressed with the high standards set by Sue and Neil. The place is immaculate, the rooms well-appointed and tastefully designed. The friendly welcome given each time I visit is second to none and I now count Sue and Neil as friends! They are always ready with a friendly listening ear and offer helpful advice about trips I could make in Cornwall.
The breakfasts are always great and your own wishes catered for, whether you want a full English, or something light.
This visit there was a power cut throughout St Agnes and Sue and Neil rushed back from the village to provide me with candles and torches until power was restored!
Thanks again for a wonderful stay, Sue and Neil, and see you next Spring!
