“Clean and safe hotel”

Very minimal room. Very clean and safe location. It's not a five star hotel: no hot water, no room service, etc. We paid $20.00 a night and got a clean room. Great coffee in the morning with cookies. Close to the beach and restaurants. We love finding this type of hotel. Hotel owners are helpful and friendly. Would absolute recommend this hotel.

We loved it here. It felt safe (always someone there), was close to town, surfshops and beach without being noisy. The landlady spoke English, Spanish, German and French and was very helpful. Price for a dubble (20 $) was excellent value, we ended up staying for a month. They also offered supercheap laundry service.

After spending a night in another awful hostel, we found this gem and couldn't have been happier! The place was spotless, with spacious rooms and comfortable beds. For $10/person it's a steal and there is a/c for an additional price. The owner was friendly and helpful, and she herself checked who was coming and going no matter what the hour. This place was also the most secure hostel we had stayed at in our 3 week trip in Central America.

On arrival, we were struggling to find any decent private room for a reasonable price, even in low season, when we were pointed here. Excellent value for money. Clean but basic rooms, with AC for an extra cost if those tropical nights get too much to cope with. No tv or fridge (although hotel was happy to put stuff in their fridge if you asked). Decent enough bed. There is no 'breakfast': just a filter coffee and biscuit, but go to nearby Gato Negro for the best expresso coffee to keep you buzzing for the day.

Hotel well located close to the center and 100m from the main 'bus stop', but off the main party strip, so it was usually quiet enough to sleep.

Yes, I would agree with some other commentators that the service could be pretty unfriendly, although found the lady owner always pleasant and fair. Not a hostal (thankfully) but one of of the few remaining good, clean and true budget options we could find.

This is an inexpensive hotel not a B&B. In the morning they offer coffee and some store bought packaged cookies. Room was clean, simple and cheap. Location is good. However customer service was nonexistant to dismal. The owner and her partner were totally not there in terms of service to guests - not that I was expecting much for $20 but at least, a bit of friendliness and civility would have been appreciated. I got the distinct impression that they did not want anything to do with their guests save sign em in and check em out which is not the kind of place that I chose to stay in. So high marks for price and cleanliness but failing marks on making guests feel like guests.

I love this place and stay almost every time I come to SJdS. I'm getting a bit old for the pary hostels and this is a step up in quality, cleanliness, security, and warmth without putting a damper on the wallet. It's a hotel that wouldnt catch your eye coming into town, but if you inquire within, you will find a very secure, quiet, welcoming area with a handful of clean, yet fairly basic private rooms. The owner is great, free coffee and cookies in the morning, clean rooms with A/C options, and a beautiful lime tree to help with your DIY Nica Libres!

The big sized room was clean and well equiped. You can chose between fan and AC (+10$).
It's actually pretty central, just two minutes to walk from the beach and all the restaurants.
You get coffee and cookies for breaktfast for free.
We had a nice stay, just one thing: the annoying cock which starts crowing in the early morning.Every morning.
