We stayed for a wedding and the previous reviews make it sound like some staff have left recently. Manageress was very pleasant and just did the minimum needed efficiently yet was unobtrusive. The other staff especially at breakfast were also very good. We were in room 14 and it could do with some updating, bed too soft and pillows seemed old. Pretty clean though. We had a laugh re the mannacins but that kind of stuff will put some people off. A nice building with lots of character though they could probably do a lot more with the grounds which look dated too. Meals very nice, well cooked and well served.

Room Tip: Perhaps not room 14!

Very good price for a nice clean hotel with breakfast included.
Car parking not good if there are weddings going on at the time of your stay. Car parking can be found in street near by. TV does not get a signal
Staff very friendly and accomodating. Breakfast very good
History of hotel interesting.

Rated on here as Burnleys third best hotel (behind Premier Inn and Holiday Inn Express) needed to stay in the area for one night - thought it would be worth a shout as i tire of the sterile monotonous business winker hotels...
Upon arrival was greeted and welcomed by the crazy Lancastrian types - always amusing for a Yorkshire lad...
Room was fab, funky and clean - and the breakfast was top notch.
Highly recommend!

Just returned from a 2 night stay with some family and friends. Found the hotel excellent value at £45 for a single room and £55 for a double per night including breakfast. The staff at the hotel were very friendly and charming always offering a smile and hello !!! Its a quirky hotel full of character and with some lovely decoration work dotted around the various dining rooms and corridors etc....... We found the breakfast was excellent with plenty cereal, fruit and yogurts available as well as a full English breakfast cooked to order all included in the room price. Would certainly recommend this hotel anyone visiting the Burnley area. Far better than boring old Travel lodge etc.......

Have stayed here many times over the years, and despite its quirks, remains the best place in the area; judged by any criteria. A single B&B is just £35, and although I prefer to pay a little more for an exec room, I still find that excellent value. Clean, tidy, efficient, and an excellent breakfast. There's parking outside the front door, and it's an impressive mid-Victorian building in a leafy off-street location. The decor - from a previous owner - is quirky, and some rooms are beginning to show their age, which will be a challenge for the current management, but I'd rather stay here than any of the nearby 'chain' options. Maybe it's just me, but I do find it dispiriting to see guests marking this place down because the receptionist didn't tell them what time breakfast was - or where. Are these people incapable of asking a question?

Room Tip: Ask if there is a wedding do on, if you're there on a Sat nt.
