This is a quaint budget B&B with few frills
A little dated but its all in place
The staff are brilliant, very helpful and eager to assist
Home cooked food from a set £4.99 menu...you cant knock it
Dog friendly and a nice big rear garden to sit and relax in the sunshine
Literally a two minute walk to the beach down a slight incline
On street parking
This has to be a serious contender if your working on a tight budget and require somewhere central to town but far enough away to enjoy the peace and quiet

Midweek break 11th and 12th June 2013. We stayed in room 4 which has recently been refurbished. Room was clean with a double and single bed and big free view TV. Nice see view. Staff very helpful nothing too much trouble. Yes its a bit dated but its an old building which has kept its charm so bear this in mind if you like modern. Great value for money superb breakfast. A fair walk to town centre about 20 to 30 mins. Would i go again, yes I would

awful place. single room out of rising damp. porn under the bed. takes shabby chic to a new level. never ever again. dirty horrible run down area. would have loved to have seen westcliff in a better light but bedsit land now and further decline like cobham lodge inevitable.

I had read the reviews and thought this could be a mixed bag. I stayed in the room with the Sea View (shame it was a miserable November morning), and yes it is a quirky room. Fabulous to have a TV area with a sofa and a view, the decor was ok, the bathroom was odd but totally functional and clean. My bed was exceptionally comfortable, the central heating kept me nice and warm. Parking is in the street but I had no trouble there. The economy of their charges is incredible, I booked two rooms, one for me and one for a couple plus their dog (dog friendly hotel) and with a full breakfast the cost was £100 for it all! Incredible value and I have to say the breakfast was superb, served with friendliness and a smile. Staff were very welcoming. No it is not pristine but it has character, fabulous looking house and I recommend it as long as you do not want standard corporate facilities and surroundings, but if you are looking for something that offers character and economy, you must stay here.

Room Tip: Ask for Room 2, this has a lovely sea view.

The cost was £70 for twin room with ensuite. Check in was very efficient, all detail was accurate and the receptionist friendly and polite. The room was dated, workmanship and fixtures shabby, but all appeared clean and every thing worked. Hotel bar had nothing on draught so cans were the only option which was slightly disappointing. Breakfast was enjoyable, I was surprised how quickly it was served considering the same young lady was taking orders, serving and clearing tables as well as checking customers out on reception...multi tasking excellence!! Check out was treated with the same efficiency as check in. If you want to impress a potential wife DO NOT bring her here, if you want a few nights out in Southend and want a cheap base to operate from this is ideal.

A big thank you to all at the Cobham Lodge Hotel. A quaint, charming place with the friendliest staff you could ever hope for. Breakfast was very good and the hotel ideally situated. How on earth they can manage to be this good, considering the madly cheap prices they charge, is still something of a mystery to me.

OK, a hard one to write. We stayed in January and got a "Deal" from an auction web site, and for the money I could not find fault, my score is based on their "going rate" however.

We stayed in room two for two nights in January 2012, the room has a sea view with a sort of lounge area looking over the sea, a standard double and en-suite BATH room. If you look at a picture of the hotel it is the one one floor up and on the right. However, everything about the room we were in is dated. The TV set is really old and will need changing when digital comes in, as it is we had four channels, the bathroom was very plain, almost sparten, the bedroom furniture was cheap self assembly stuff and the bed was standard, altough actually quite comfortable.

The decor was plain and in need of love. No airs and graces in this room....even the partition walls were a bit thin between us and room 2A, (we heard every word) and the bathroom is a strange "partitioned in" thing and the door for it has to be seen to be believed (but, you will have to book and go there to see that!)

But once the heating came on the room was wam, there were bedside lamps, a reasonable sofa and, of course, a view you cannot put a price on.

The overall hotel looks like when it was built in Edwardian (?) times it was fantastic, sadly since it has been built nothing has been changed, not the wallpaper, the furniture....nothing (ok that is unkind, but my guess is there is a look of old stuff floating around in here!).

BUT, the place does have a certain unspoilt charm, and the staff we saw were all very nice. The breakfast on Sunday was average, or just average, but on Monday it was really really nice, one of the best.

This place is not some swish five star hotel with all mod cons, it is a bit run down, and could REALLY do with a coat of paint which would help a heck of a lot, but it does have a certain charm, so if you like things a wee bit eccentric, and can laugh at things that are not quite right, rather than just moan about them and stamp your feet, then I would suggest you give it a try.

And finally the price.....well this was correct in January 2012, we paid £15 B & B per night on a deal.....and I would wager you would not get a deal that good ANYWHERE in the country today, its a limited time offer, so if you cannot get it do not stamp your feet......but for that PRICE - fantasic!!!
